Dubai-Al Ain Road (E66) overview

Dubai-Al Ain Road, numbered E66, is the highway that leaves central Dubai at Ras Al Khor and runs inland toward Al Ain. It is a road corridor rather than a single community: DPF uses it as an area label for homes whose location is described by the road, chiefly Emaar's The Valley, which Emaar says is located along Dubai-Al Ain Road.

DPF treats Dubai-Al Ain Road (E66) as an area under the Dubai city page. The Valley also has its own The Valley area page, with more cards, and a The Valley community page. Use this page to understand the corridor, and the Valley pages for project detail.

Location and access

The RTA rebuilt a long stretch of the road between the Ras Al Khor Road and Emirates Road junctions, widening it and adding service roads and new interchanges. The upgraded junctions connect with Sheikh Zayed Bin Hamdan Al Nahyan Street, Sheikh Mohammed Bin Zayed Road, Nad Al Sheba Road, Al Meydan Road and Ras Al Khor Road.

According to the RTA, these junctions serve Academic City, Dubai Silicon Oasis, the Dubailand Residence Complex, Liwan and Dubai Design District. The Valley lies farther out, and Emaar lists Dubai Outlet Mall and the Dubai Rugby Sevens grounds as nearby landmarks. Expect to drive; no metro line follows this road.

Communities and projects in Dubai-Al Ain Road (E66)

The live DPF card under this slug is a townhouse in Nima, an Emaar neighbourhood inside The Valley. Emaar offers Nima as three and four bedroom townhouses in two design styles, set along internal waterways that connect to Valley Park. The Valley as a whole has a Town Centre with cafés and shops, pocket parks, playgrounds, sports facilities and the Golden Beach lagoon.

Other communities on the corridor, such as Liwan and Dubai Silicon Oasis, have their own DPF area pages. If a card here names a different project, confirm its real community before comparing prices.

Finding distressed and below-market units in Dubai-Al Ain Road (E66)

Dubai-Al Ain Road (E66) distress deals on DPF are, for now, off-plan Emaar townhouses labelled below market. A motivated seller here is often an investor who bought at launch and wants to sell before handover, which makes the deal an off-plan resale with Emaar's consent and a new Oqood for the buyer. Completed Valley phases sell on a title deed instead.

The Nima card is a useful warning: its own notes say the asking price is slightly above the seller's original price, so it is not a below original price deal despite the label. DPF does not value property. Before calling any card here a distress sale, check every claim against the SPA, the payment plan status and DLD transfers for the same Valley neighbourhood and layout.

Buying checks before you pay

Before paying for a corridor home:

Ask whether the townhouse is a corner or mid unit and whether it faces a waterway, because those details drive resale comparisons in The Valley.
