Emaar Beachfront
Emaar Beachfront is an Emaar island community at Dubai Harbour, Dubai, between Dubai Marina and Palm Jumeirah. This area guide explains how Emaar Beachfront distress deals and below market apartment resales appear on DPF, how SPAs name the towers, and the Oqood, NOC and DLD checks to finish before you pay.

Emaar Beachfront overview
Emaar Beachfront is a gated island community by Emaar Properties at Dubai Harbour, set between Dubai Marina and Palm Jumeirah. Emaar markets it as private-beach living with a shoreline, a cluster of residential towers and a retail mall, with Sheikh Zayed Road close by. Inventory is almost entirely apartments and penthouses, many in towers branded under Emaar's Address and Palace hotel names.
On DPF this is the area page. A separate Emaar Beachfront community page sits beneath it, both under the Dubai city page. Listings crumb area, then community, then tower, so the area page is the entry point for the whole island.
Location and access
Emaar puts Dubai Marina at the island's doorstep, with The Beach at JBR, Dubai Marina Mall and the Marina promenade close at hand. Emaar highlights access to Sheikh Zayed Road for trips to Downtown Dubai and Dubai International Airport.
Dubai Harbour is the wider maritime masterplan around the island, and it has its own Dubai Harbour area page on DPF. Expect some cards and contracts to refer to Dubai Harbour or Dubai Marina, even when the tower is on Emaar Beachfront.
Communities and projects in Emaar Beachfront
Beachgate by Address is a branded tower of one to four bedroom apartments, penthouses and duplex penthouses, placed by Emaar beside the private beach and a community park. Other towers on live DPF cards include Bayview by Address Resorts, Seapoint, Palace Beach Residence, Beach Mansion, Sunrise Bay and Address Residences The Bay.
Names matter at contract stage. An SPA can name the brand, the tower number and Emaar Beachfront as the master community, while marketing material says Dubai Harbour. Match all three against the Oqood or title deed before you compare prices or share links.
Finding distressed and below-market units in Emaar Beachfront
Emaar Beachfront distress deals on DPF are mostly off-plan or near-handover apartments labelled below OP, below original price or below market by the seller, plus a few ready units in completed towers. A motivated seller here is usually a launch investor who wants liquidity before or around handover. That makes the off-plan resale the main route, with Emaar approving the assignment and the Oqood moving to the buyer. Completed towers such as Sunrise Bay and Beach Mansion transfer by title deed, and one card describes a tenanted unit.
DPF publishes the seller's label and does not value units. Measure any Emaar Beachfront distress sale within one tower and series, because Palm-facing and Marina-facing stacks differ, and keep branded Address stock apart from unbranded towers.
Buying checks before you pay
For an Emaar Beachfront purchase, check:
- Naming: confirm the tower, series and unit on the Oqood or title deed match the card and SPA.
- Payment plan: ask Emaar for the account statement of paid and outstanding instalments.
- Outstanding balance: settle in the MOU who clears Emaar dues and any bank finance.
- Developer NOC: Emaar's NOC is needed before the Dubai Land Department transfer.
- DLD fees: agree the split of registration and trustee charges.
- Service charges: request the tower budget; Address-branded towers may include hotel-style services.
For a tenanted unit, read the lease end date and renewal terms. Ask whether furniture packages shown on branded units are part of the sale.
