Finding distressed and below-market units in Mina Rashid

Many Mina Rashid distress deals on DPF are off-plan resales, where an original buyer wants to assign an Emaar contract below original price before handover. Listings often state how much of the payment plan has been paid, which changes the cash a new buyer needs at transfer. • Outstanding balance: agree how the developer balance is settled and whether the seller's paid amount is refunded in full.
• Developer NOC: request Emaar's assignment NOC early, since the DLD will not register the new buyer without it.
• DLD transfer: the DLD registers the assignment; agree who pays the registration fee.
• Service charges: request the projected building and master community service charges for the specific tower.

Because the projects share one master plan, confirm that the parking space and storage, if any, are listed on the SPA and not just in the marketing brochure.
