Abou Eid Real Estate Development
Looking at a Celia apartment from a motivated seller? This guide explains who Abou Eid Real Estate Development is, which Celia buildings it lists in Dubai, and how to judge a distress sale, an off-plan resale or a unit priced below market before you commit.

Developer overview
Abou Eid Real Estate Development describes itself on its official About page as a private developer founded in Lebanon in 1989 that now has its headquarters in Dubai. It states that it works across Lebanon, Turkey and the UAE, and its projects page mixes Lebanese villa compounds such as Rmeileh Villas and Aley Villas with a Turkish scheme called Sapanca and a small family of Dubai apartment buildings sold under the Celia name.
For Dubai buyers the Celia buildings are what matter. The developer names Celia Residence, Celia Heights and Celia Gardens as its Dubai projects, and its homepage now leads with a newer building called Celia Homes. DPF holds this record so that owners, investors and end users can follow resale and distress activity across that small portfolio. Browse current cards on the Dubai city page.
The Celia buildings in Dubai
Celia Residence, Studio City
The official listing places Celia Residence in Dubai Studio City and describes it as a project of more than one hundred units with studios, one-bedroom and two-bedroom layouts. It is marked sold out. The live Studio City area page gives context on the media-cluster setting between Umm Suqeim Street and Hessa Street. DPF does not repeat the marketing figures quoted on that page; buyers should rely on registered transactions instead.
Celia Heights, Majan
Abou Eid lists Celia Heights in Majan, Dubailand, with studios plus one and two-bedroom apartments and quick access to Sheikh Mohammed Bin Zayed Road. It is also shown as sold out. See the Majan area page for nearby supply, which is useful because Majan has many mid-rise buildings competing for the same tenants.
Celia Gardens, Nad Al Sheba Gardens
Celia Gardens is described as a forty-five-unit building in Nad Al Sheba Gardens arranged over ground, two parking levels, an amenity floor, five residential floors and a rooftop. The live Nad Al Sheba area page covers the wider district.
Celia Homes
Celia Homes is the newest building on the developer's homepage, promoted with studio, one-bedroom and two-bedroom plus maid's room layouts and a post-handover payment plan. The official page we reviewed does not state its plot or community clearly, so confirm the location on the Oqood and the DLD project record before relying on any listing description.
Finding distressed and below-market Abou Eid properties
Because three of the four Celia buildings are listed as sold out, almost all current supply in them comes from secondary sellers. That is where distress shows up. An investor who bought a Studio City unit on a long payment plan may decide to exit early; a Majan owner may face a vacancy and choose to sell rather than wait; a buyer of an off-plan Celia Homes unit may struggle with instalments and offer an off-plan resale through an assignment.
Each of those cases can produce a motivated seller and, occasionally, a price below market or even below original price. DPF does not certify any unit as under value and does not publish asking figures. Instead, pull the DLD transaction history for the same building and a similar unit size, and compare with what the developer is currently quoting for comparable new stock. A gap only means something once the service charge position, outstanding instalments and tenancy status are clear.
What to check on a Celia resale
Small building, thin data
Celia Gardens and similar boutique buildings have few units, so registered sales are sparse. Use the closest comparable buildings in the same community rather than one isolated transaction.
Payment plan exposure
Several Celia launches were sold with stretched instalments. On any resale, ask for the developer's statement showing what has been paid and what remains outstanding, including post-handover amounts.
Owners association and service charge
Request the latest service charge invoice and confirm the building has a registered owners association or management company. Arrears transfer risk sits with the buyer if they are missed.
Tenancy
Studio City and Majan units are often let. Read the Ejari and lease term so you know whether you are buying vacant or with a tenant.
Developer origin
Abou Eid's longer track record is in Lebanon and Turkey. Visiting a completed Celia building is the most direct way to judge finish and maintenance in Dubai.
Due diligence before transfer
- Match unit number, plot and building name on the title deed, or on the Oqood for off-plan stock.
- Ask the seller to obtain the developer NOC, which confirms there are no unpaid developer or service charge balances.
- Check for a mortgage and agree how it will be released at the trustee office.
- For an off-plan assignment, read the original sale and purchase agreement and the developer's transfer conditions and fees.
- Confirm the escrow account for Celia Homes instalments through the DLD project record.
- Verify the seller's identity against the deed and, for a company seller, its trade licence.
- Inspect the unit and common areas, noting any snagging still open from handover.
How Celia compares locally
In Studio City, Majan and Nad Al Sheba Gardens, Celia buildings sit among dozens of similar mid-rise schemes from other private developers. Judge each resale on floor plan efficiency, parking, view, building upkeep and running costs rather than the brand. A sale that looks attractive against the developer's launch price may simply reflect what neighbouring towers trade at today.
