Ginco Properties
Exploring GINCO distress deals or GINCO below market properties? This guide introduces GINCO Properties and its VYB tower in Business Bay, explains what urgent sale, motivated seller and below original price listings mean, and lists the Oqood, NOC and outstanding balance checks to complete before an off-plan resale or cash buyer deals.

Developer overview
GINCO Properties is the property development member of GINCO Group, which the company says was established in 1975 by its chairman, Gheyath Mohammad Gheyath. The group's background is in contracting, and the developer presents that construction experience as the base for its own projects. Its about page names Eng. Jamal Abdelfatah as managing partner and Eng. Masood Gheyath as managing director, with an office in Emaar Square.
The development portfolio is compact. The website lists four names: Velor, GP One Residence, VYB and Prive. It also refers to newer projects in the Downtown Dubai area, ranging from studios to large penthouses. Because the list is short, each GINCO building tends to have a small pool of resale stock, and individual listings can stand out. A builder with its own contracting roots may control more of the construction process in-house, but a buyer should still judge each project on its registered progress and paperwork rather than on group history.
Portfolio and locations
- VYB, Business Bay – the GINCO project that appears in DPF listings. The developer's page describes a contemporary residential building with one- and two-bedroom apartments and gives a completion date of September 2025. A media item on GINCO's homepage reported the start of work on the project. See Business Bay listings and the Business Bay area guide.
- Velor, GP One Residence and Prive – the other projects on GINCO's menu. The developer mentions recent launches in the Downtown area, so it is worth watching Downtown listings and the Downtown Dubai area page for resale stock as those projects progress.
Completion dates published by developers can shift, so treat VYB's stated date as a starting point and check the current position before relying on it.
Property types
VYB is an apartment building offering one- and two-bedroom homes. The developer's wider pipeline in the Downtown area adds studios at one end and multi-bedroom penthouses at the other. For VYB specifically, the main differences between units will be floor, aspect and layout within those two bedroom counts. Business Bay is a dense district with many towers of similar age, so a VYB apartment will usually be weighed against nearby buildings as well as against other units in VYB itself. When comparing, look at the view, which direction the unit faces, parking allocation, and the state of the finishes if the building has been handed over. These details can explain why two VYB homes with the same bedroom count are listed at different figures.
What buyers should verify
- Status at VYB. With a published completion date already passed, ask whether the building has been handed over. If it has, the seller should hold a title deed; if not, an Oqood, along with the latest construction progress from the Dubai Land Department.
- Unit details. Match the floor, unit number and size on the registered document to the listing.
- Payments still due. Request GINCO's statement of account showing what has been paid and any balance outstanding under the payment plan, including any handover instalment.
- Mortgage or charges. If the owner used finance, get the bank's liability letter so you know what must be cleared at transfer.
- Developer approval. Confirm GINCO's process and timing for issuing the NOC.
Finding distressed and below-market GINCO properties
A tower close to handover is a common place to find distress. Owners who bought off-plan sometimes face a final payment that they cannot or will not fund, and others would rather sell than take on the costs of furnishing and letting. Such a motivated seller may list the unit as an urgent sale. If the price is under what the first buyer agreed with GINCO, it is described as below original price, or below OP. Below market value compares the asking figure with recent sales of similar units in the same tower, which is often the more useful test once a building is finished.
If VYB has not yet been handed over, a purchase is an off-plan resale, or assignment, in which the buyer takes over the remaining instalments. After handover, it becomes a standard secondary sale. Either way, the Dubai Land Department needs the developer's NOC before it registers the new owner. Cash buyer deals can close faster, but they need the same clearances. DPF brings listings together for comparison and does not set the prices sellers ask.
