Developer overview

Seven Tides is a privately owned Dubai developer and holding company launched in 2004. Its own press material says it was established by Sultan Ahmed Bin Sulayem, and that its assets now span homes, offices, hotels and a school in Dubai, plus a hotel in London.

Its early Dubai projects shaped its profile. Within a year of its founding, Seven Tides had started work on Oceana Residences and the Royal Amwaj apartments on Palm Jumeirah, as well as the Ibn Battuta Gate complex. Many of its buildings combine private homes with hotel or serviced-apartment operations, and that mix is the first thing to understand when buying a resale.

Portfolio and locations

The company also developed the Anantara World Islands resort and owns DUKES London.

Property types

Seven Tides stock falls into three groups for buyers: freehold apartments and penthouses in resort-linked buildings on Palm Jumeirah; hotel apartments and serviced units in buildings run by hotel operators; and apartments at JLT and in its leasing portfolio. Several Seven Tides addresses are leasing-only, so a home offered for sale must be a registered freehold unit, not a rental flat in a building the company still owns.

What buyers should verify

  1. Unit category. At Royal Amwaj, Oceana or Seven Palm, confirm whether the unit is a residential apartment or a hotel apartment. The two can carry different title, use and rental rules.
  2. Operator agreements. Ask whether the unit sits in a rental pool or management programme with a hotel operator, what that contract requires of the owner, and how it ends on resale.
  3. North or South. DPF lists Royal Amwaj Residences North and South under one building page. Match the exact building and unit number on the title deed.
  4. Condition. Several Royal Amwaj listings are older units described as upgraded, furnished or needing renovation. Inspect the unit and price any works before relying on a below market label.
  5. Service charges. Resort-linked buildings can be costly to run. Request the approved budget and the seller's payment history.
  6. NOC, Oqood and outstanding balance. Seven Tides must issue a NOC before transfer at the Dubai Land Department. For off-plan units at Golf Views Seven City, confirm the Oqood registration and get a statement of the payment plan and any outstanding balance.

Finding distressed and below-market Seven Tides properties

All five current DPF listings for Seven Tides are Royal Amwaj apartments on Palm Jumeirah labelled below market, ranging from a furnished studio to two-bedroom homes, one of them presented as a renovation opportunity. These are completed, title-deed units, so the useful comparison is below market value: recent registered sales of similar units with the same building and outlook, as recorded by the Dubai Land Department. A below original price claim means less for a building that opened in 2013.

A motivated seller on the Palm might be an investor reshaping a portfolio, an owner who would rather not renovate, or someone relocating. An urgent sale can suit a cash buyer who is ready to proceed, but the NOC, any mortgage release and the transfer appointment still set the timetable. DPF publishes these listings so buyers can compare them; pricing and the accuracy of each claim remain the seller's responsibility.

Frequently asked questions

Who founded Seven Tides?

Sultan Ahmed Bin Sulayem founded Seven Tides in 2004, and the company is still privately owned.

Is Royal Amwaj the same as Anantara The Palm?

They are linked. Seven Tides says Royal Amwaj opened in 2013 as Anantara The Palm Dubai Resort & Residences.

Does Seven Tides have off-plan projects?

Golf Views Seven City in JLT is still under construction, and DUTCO Construction was appointed in December 2025 to complete it.

Can I buy a Seven Tides apartment below the original price?

Older Palm units are usually priced against today's market rather than the original price. DPF does not price units or promise results; check the deed, any operator terms and the NOC first.
