15 Northside

15 Northside is a completed Select Group tower on the Dubai Canal in Business Bay. It is sold out, so buyers deal with owners. Here is what the developer says and which resale checks to run.

15 Northside in Business Bay: what it is and where it sits

15 Northside is a residential building on the Dubai Canal side of Business Bay. Select Group, the developer, describes it on its own site as a project on the banks of the canal, inside the city's commercial district, with direct access to the canal's cycling and jogging track. DPF files it as a community page under the Business Bay area, but on the evidence DPF found it behaves like a single building. The developer's page describes one tower of 21 floors, so for buying purposes treat it as a tower, not a master-planned neighbourhood.

The name trips people up. Some broker sites write "15th North Side" or "15 North Side". The spelling on Select Group's website is "15 Northside", one word, and that is the form to search and to match against paperwork. The number is not a street number: Select Group's own timeline calls it the company's 15th development.

Developer: Select Group, and what the company says about itself

Select Group's website lists the entity behind the page as Dubai Select LLC in its footer. The company says it was founded in Dubai in 2002 and, in its own figures, has delivered more than 24.7 million square feet of development and handed over more than 10,000 homes. Those are the developer's numbers; DPF has not audited them. The group has also announced projects in the UK, and this page stays on the Dubai building. For the full company picture see Select Group on DPF.

Select Group's website also lists Peninsula Four among its completed projects, so a buyer comparing the developer's stock can look at Peninsula Four alongside this one.

Status: sold out and completed, so every deal is a resale

The developer's project page carries the status "Sold Out - Completed". Its Our Journey timeline records the launch of construction in February 2021 and the completion of construction in May 2023. That timeline is the only completion statement DPF found from an official source, and it speaks to construction, not to the date any individual buyer received keys.

The practical consequence is simple. There is no developer inventory and no off-plan payment schedule to join. Anyone selling a 15 Northside apartment today is a private owner, or an investor who bought earlier, so the market for 15 Northside resale apartments is the only market. If an advert talks about a developer payment plan or Oqood paperwork on this building, ask what exactly is being sold and why, because the project is described as completed.

Property types and unit mix as the developer describes them

According to Select Group, the tower holds 349 apartments, ranging from studios to three-bedroom units, plus a small number of four-bedroom apartments and penthouses. Its page gives a size range of 370 to 3,142 square feet. The listed amenities are a waterfront infinity pool with Burj Khalifa views, a children's pool, a gym and an outdoor fitness terrace.

One discrepancy is worth knowing about. A 2021 trade-press launch report describes two towers, while the developer's own page describes one. DPF has used the developer's description and could not confirm the other from a primary source. When you view a unit, read the building name and unit number on the title deed so you know exactly what you are buying.

Ownership scope: check the title deed, not the brochure

Select Group's page does not say anything about freehold status, and DPF is not going to assume it. Foreign ownership in Dubai is limited to designated areas under Dubai Regulation No. 3 of 2006, and eligibility is confirmed from the property's registration with the Dubai Land Department, not from the district's name. Ask the seller for a copy of the title deed, then verify the plot and building details with the DLD or through a registered broker's Trakheesi-permitted advert.

Buying 15 Northside property in Dubai: resale checks

Start with the title deed and a DLD-based check that the seller is the registered owner. If the unit has a mortgage, request the bank's liability letter and agree how the loan is cleared at transfer. Ask for the developer's or owners' association service-charge statement, so you can see whether anything is outstanding; transfers are normally held up until the charge position is clear. The seller should also arrange any NOC the transfer requires and sign the standard forms before money moves: Form A, the seller's agreement with the broker, and Form F, the memorandum of understanding between buyer and seller.

If the unit is tenanted, ask for the Ejari registration and the tenancy end date. A tenant in place changes what you can do after purchase, and it can explain a lower asking price for reasons that have nothing to do with the seller being pressed.

Service charges and running costs

Ask for the current-year 15 Northside service charges per square foot, how they are billed and what they include. DPF does not publish a figure here because we could not confirm one from an official source. Compare the number to what neighbouring Business Bay towers ask, and check whether the pool, gym and any other shared facilities are included.

Spotting a below original price or distress sale

With a completed, sold-out building, "below original price" has a clear meaning: below what the seller paid. The only reliable way to know that is the sale history on the DLD transaction record, which the seller or a broker can show you with the owner's permission. Do not rely on a figure in a chat message. A 15 Northside distress sale usually shows up as a motivated seller: a mortgage the owner needs to clear, a relocation, or an investor who wants out before a lease ends. None of that is proof of a bargain. Look at recent sale prices of comparable units in the same building and the same view, and ask why the unit has been listed for as long as it has.

Do not accept pressure to pay a large deposit directly to a private person. Use a licensed broker, and settle the price through the transfer process at the Dubai Land Department rather than through cash handed over in advance.

Is 15 Northside worth considering against other Business Bay towers?

Select Group markets the building on the canal frontage and the pool deck. Whether those matter to you depends on what you will do with the unit. If you are buying to rent, ask for the occupancy history and the Ejari record. If you are buying to live, visit at the hours you would be there, check the view from the exact floor, and look at how busy the lifts are. DPF does not publish yields or price per square foot for this building, because it did not find an official source for either.

For wider context on the district see the Business Bay area page, or compare with Chic Tower, another canal-side Business Bay building listed on DPF.

Frequently asked questions

Who developed 15 Northside in Business Bay?

Select Group. Its website describes 15 Northside as its 15th development, and the footer names the entity as Dubai Select LLC. DPF could not find a separate legal developer name on any other official page.

Is it spelt 15 Northside or 15 North Side?

The developer's website uses "15 Northside" as one word. Some broker sites write "15th North Side" or "15 North Side". Use the developer's spelling when searching and when matching the building name on a title deed or sale agreement.

Is 15 Northside still off-plan?

No. Select Group's project page says "Sold Out - Completed", and its timeline records the completion of construction in May 2023. Any purchase now is a resale from an existing owner, so ask to see the title deed rather than an Oqood.

What apartment types are in 15 Northside?

According to Select Group, the 21-floor tower has studios, one, two and three-bedroom apartments plus a small number of four-bedroom units, with sizes from 370 to 3,142 square feet. Check the exact layout and area on the title deed.

How do I check whether a 15 Northside resale is really below the original price?

Ask for the DLD sale record that shows what the current owner paid and when, then compare with recent registered sales of similar units in the same tower. An asking price alone proves nothing, so get the transaction history.

What should I confirm before buying a 15 Northside apartment?

The seller's title deed, any mortgage liability letter, a service-charge clearance, the NOC where required, the Trakheesi permit on the advert, and the Ejari if the unit is rented. Also confirm your own eligibility to own in this location from the DLD record.
