Azizi Zain
Azizi Zain is a newer Azizi building on the metro line in Al Furjan with one-, two- and three-bedroom apartments, separate adult and children's pools, outdoor seating and retail. Learn how a below market or off-plan resale compares with buying direct, why motivated sellers appear, and which Oqood, payment plan and NOC checks to run.

About Azizi Zain
Azizi Zain is a residential building by Azizi Developments in Al Furjan. The developer describes a modern residence that captures the energy of a busy residential hub, positioned along the metro line so residents can commute easily while staying a comfortable distance from the city centre. Its page lists one-, two- and three-bedroom apartments, separate pools for adults and kids, an outdoor seating area and a wide variety of retail options, and it shows a published starting price.
That starting price tells you Azizi is still selling units itself. Every resale in Zain therefore competes with the developer's own offer.
Developer stock versus owner resales
When a developer is still marketing a building, buyers have a choice. Buying direct means taking Azizi's current price and payment plan. Buying a resale means taking over an earlier buyer's contract or, after completion, their finished home. A resale only makes sense if it offers something better: a lower total cost, a floor or view no longer available from Azizi, or a contract further along its payment schedule that suits your cash flow.
Before viewing any resale, ask Azizi for its current price on an equivalent unit and note which layouts have sold out. That gives you a ceiling and tells you where the seller has leverage.
Location and connections
Azizi places Zain in the heart of New Dubai at Al Furjan, close to the metro and Sheikh Mohammed Bin Zayed Road, with Ibn Battuta Mall, Dubai Marina, Bluewaters and Expo City Dubai named as nearby destinations. Our Al Furjan community guide describes local services, the Dubai Marina district is a short drive for work and leisure, the Azizi developer page lists the builder's other Al Furjan buildings, and the Dubai city guide sets out the broader market.
Finding distressed and below-market units in Azizi Zain
In a building still under sale, distress usually comes from early buyers. Some planned to resell before handover and now need their capital back sooner than expected. Others have found that the remaining instalments on a long payment plan no longer fit their finances. These motivated sellers may accept a contract at little or no premium, and occasionally at a figure below original price when time is short.
Buyers from abroad may describe this as an assignment sale, an off-plan resale, a priced-to-sell contract or an under market value deal. The fair comparison combines three things: Azizi's current list price, other recent Zain resales recorded at the Dubai Land Department, and similar Azizi buildings at the same stage. A contract that looks below market against the developer's price can still cost more once you add the transfer fee and the instalments you will inherit.
How an assignment works
Until handover, the seller does not own a finished flat; they own a registered contract, shown on an Oqood certificate. Moving that contract to you needs Azizi's consent. The developer normally sets a threshold of payments that must already be made and charges its own fee for processing the change of name. Ask the seller to obtain a fresh account statement from Azizi, dated within the last few days, listing instalments made, any sums overdue or outstanding, penalty charges and every payment still to come. Then write down two figures: what goes to the seller on the day, and what you will owe Azizi afterwards. Only the total tells you whether the deal is any good.
Keeping your money safe
Dubai law requires off-plan instalments to be paid into a project escrow account held by a bank. Check the account name and number with Azizi in writing and pay nothing to an individual, however convincing the paperwork. The seller's portion is normally paid by manager's cheque at the trustee office when the Oqood moves into your name, with any earlier deposit held by the broker. If a lender financed the seller's contract, its consent will be needed too.
Metro-line demand after completion
Zain's position on the metro line is likely to matter once the building is handed over. Tenants without cars, and commuters working in the Marina, JLT or the free zone, tend to favour buildings within walking distance of a station. That supports letting demand and resale interest for two-bedroom apartments in particular. At handover you will pay the final instalment, inspect the apartment, receive the title deed and start paying service charges, so ask Azizi for the expected budget and set money aside for snagging and furnishing.
Making an offer on a contract
Bring Azizi's current pricing, your calculation of total cost and a clear timetable. Sellers who need liquidity value certainty, so have funds ready for the amount due to them and for the developer's fee. If you are borrowing, remember that many banks lend less on off-plan contracts than on finished homes, so confirm your lender's position on this specific building before you sign anything with the seller. A Form F agreement through a licensed broker should record the price, the deposit and the conditions for completion.
Frequently asked questions
What unit types does Azizi Zain offer?
Azizi lists one-, two- and three-bedroom apartments, with separate adult and kids' pools, outdoor seating and a variety of retail options.
Is the developer still selling units in Zain?
The page shows a starting price, so ask Azizi for current availability and pricing before you consider any resale.
Can a Zain contract be bought below the original price?
Occasionally, when an early buyer needs liquidity. Always compare the full cost, including inherited instalments and fees, with Azizi's current price.
What does Azizi require to approve a resale?
Usually a minimum share of the price already paid and a transfer fee, after which the developer issues the NOC to move the Oqood.
Where should off-plan payments be made?
Into the project escrow account. Confirm the details with Azizi directly and never pay instalments through an intermediary.
When do service charges begin?
At handover, when the title deed is issued. Ask Azizi for the expected budget so you can plan your holding costs.
