BAYZ 101
BAYZ 101 is Danube Properties' residential skyscraper in Business Bay, with furnished studios and apartments over one hundred and one levels. This guide explains why investors resell contracts below the original price, how the long payment plan affects a deal, and what to verify first.

The project
BAYZ 101 is a residential skyscraper by Danube Properties in Business Bay. Danube's project page describes a tower of one hundred and one levels offering fully furnished studios and one-, two- and three-bedroom apartments, with some homes featuring private pools, and highlights views toward the Burj Khalifa and Downtown Dubai. It sits in Danube's Business Bay portfolio alongside a separate sister project, Bayz 102, which should not be confused with it.
The scale matters. A tower of this height contains a very large number of apartments, many of them similar in layout. That creates a liquid resale market, and it also means that pricing differences between individual listings are easy to see.
Why below OP listings are common in large off-plan towers
Danube's project page promotes an instalment-based payment plan, which lets buyers secure a unit with a modest initial outlay and pay the balance over time. The structure attracts investors who intend to sell before handover. When those investors decide to exit early, especially if a newer launch has caught their attention, they may offer their contract below the original price to find a buyer quickly.
Other sellers are owner-occupiers whose plans have changed, or buyers who underestimated the cash needed for the instalments still to come. In either case the result can be a motivated seller and an ask that sits under the developer's original price list. DPF only describes a listing as below OP when the seller supplies that original figure.
Understanding what you are actually buying
With an off-plan resale, you are taking over a contract, not a finished flat. Three numbers define the deal:
- the amount the seller has already paid to Danube, which you reimburse;
- the outstanding balance and the schedule on which it falls due;
- any premium or reduction the seller applies relative to the original price.
A headline that looks attractive can hide a heavy instalment due soon after transfer. Always ask for a current statement of account from Danube and model the cash you will need through completion.
Steps in the transfer
Danube must approve the assignment and issue its NOC, and developers commonly require that a minimum share of the price has been paid before they allow resale. The buyer and seller then attend the transfer, the contract is re-registered with the Dubai Land Department (DLD) under the Oqood off-plan system, and the buyer pays the applicable registration fee. Once the tower is complete, ownership moves to a title deed and service charge clearance becomes part of any later sale.
How to judge the price
Benchmark any BAYZ 101 ask against other contracts for the same unit type and floor band in the tower, against nearby Business Bay launches at a similar stage, and against off-plan transfers registered by the DLD. If the ask beats all three, it is genuinely under market value; if it only beats the seller's purchase price, the market may simply have moved. UK and European buyers will know this as the test for a real BMV purchase.
Furnishing is included in many Danube contracts, so confirm the furniture package is part of the transfer and not removed or charged separately.
Checklist before paying a deposit
- Match the unit number and floor with the Oqood certificate.
- Obtain Danube's written NOC conditions and fees.
- Confirm no bank finance is secured against the contract.
- Check whether the private pool, if any, is shown on the floor plan.
- Hold the deposit with a regulated broker or in escrow.
