Binghatti Elite
Binghatti Elite is a residential tower of studios and one-bedroom apartments in Dubai Production City, Binghatti's first residential project in the district. This guide looks at how off-plan resale and below OP listings work in a compact-unit tower and what to check first.

A compact-unit tower
Binghatti Elite is a residential tower by Binghatti in Dubai Production City, the district many people still call IMPZ. Binghatti's official page describes a twenty-three storey building with basement and parking levels and a roof, offering studios and one-bedroom apartments with contemporary layouts. The developer notes that it is its first residential project in the district.
DPF lists Binghatti Elite as a single building directly under the Dubai Production City area.
Who buys studios and one-bedrooms
Small units appeal to a particular group: first-time buyers, landlords looking for an accessible entry point, and investors spreading capital across several units. In a tower made up only of compact homes, most owners are investors. That shapes the resale market in three ways:
- many owners plan to rent rather than live in the unit, so they compare your offer with expected rent;
- some bought more than one unit and may release one to fund the others;
- a few bought to resell before completion and will want to exit as payment milestones approach.
Off-plan resale and the payment plan
Binghatti's page describes a plan with a down payment, a share during construction and the balance on completion. Plans shaped like this create a predictable moment of pressure: as completion nears, owners who prefer not to fund the final balance look for buyers. That is when a motivated seller is most likely to accept a figure below the original price.
To judge the real offer, add the seller's ask to whatever remains due to the developer, plus transfer fees. Compare the total with recent Dubai Land Department transfers for similar studios and one-bedroom apartments in completed towers nearby.
Comparison is everything
Dubai Production City has a large and growing stock of compact apartments. That gives buyers plenty of alternatives and helps keep asking prices honest. When looking at a Binghatti Elite listing:
- compare studios only with studios and one-bedrooms only with one-bedrooms;
- note the floor and the outlook, since views over open land or lakes differ from views over neighbouring towers;
- check the exact size, because compact units vary in usable area more than buyers expect;
- weigh whether the unit includes a balcony.
With so much choice nearby, a listing must stand out on total cost to be the best deal in the district, not merely in the building.
Signs of genuine distress
Most compact-unit sellers are simply motivated. A real distress sale usually involves a firm deadline: a missed instalment notice, a mortgage obligation on another property, or an urgent personal reason to raise funds. Ask the seller's agent directly about timing. Sellers with a deadline are the ones who will accept a price clearly under market value.
Documents to request
- the Oqood certificate showing the unit and its size;
- the sales agreement and payment schedule;
- Binghatti's statement of account showing paid and outstanding amounts;
- written confirmation from Binghatti that assignment is permitted and what fee applies;
- the latest construction update for the tower.
Rent versus resale value
Because most buyers in a compact-unit tower are investors, rental demand ultimately sets the floor for resale prices. Look at how quickly similar studios and one-bedroom homes in completed nearby towers are letting, and at what level. If rents in the district are firm, an owner selling below the original price is more likely to be acting from personal circumstance than from weak demand, which makes the opportunity more interesting. If rents are softening because many towers have completed at once, expect more sellers and use that to negotiate.
After completion
Once the tower is handed over, units will trade as ready resales with a title deed. At that point, rental evidence becomes the most useful benchmark. Ask for the lease and Ejari for any tenanted unit and check how long the apartment took to let.
