DAMAC Heights
DAMAC Heights is a residential tower in Dubai Marina with apartments looking out to the Arabian Gulf and Palm Jumeirah. This guide covers how distress and below market value listings arise here, how floor and view affect price, and what to check before you offer.

The tower
DAMAC Heights is a residential tower by DAMAC Properties in Dubai Marina. DAMAC's official page highlights views across the Arabian Gulf and Palm Jumeirah, apartments flooded with natural light through glass balconies and large windows, and interiors with a soft palette, dark marble accents, built-in wardrobes and fitted kitchens. DPF treats it as a single building directly under the Dubai Marina area.
Why Marina towers see motivated sellers
Dubai Marina is one of the most liquid apartment markets in Dubai. That liquidity cuts both ways. Owners know they can sell, so many list optimistically. But with a deep pool of similar towers nearby, an owner who genuinely needs to sell must price competitively, and that is when a below market value listing appears.
Common seller situations in a tower like this:
- a landlord whose long-term tenant has left and who prefers a sale to a vacant period;
- an investor moving capital from a mature district into a new launch;
- an owner relocating abroad who wants a quick, clean exit;
- occasionally, a distress sale linked to a mortgage or business difficulty.
How floor and view change value
In a tall waterfront tower, two units with the same layout can differ widely in price. Before you judge any ask, find out:
- the floor. Higher floors usually command more, especially where the outlook is open;
- the orientation. Units facing the sea and Palm Jumeirah are typically valued differently from those facing the Marina or neighbouring towers;
- the stack. Corner units and those with larger balconies tend to trade at their own level;
- the condition. Original finishes may be dated in some units and refreshed in others.
A low ask on a lower-floor unit facing another tower is not comparable with a low ask on a high-floor sea-view apartment. Always match the stack before deciding whether a listing is the best deal in the building.
Original price in a completed building
DAMAC Heights is an established tower, so many owners bought on the secondary market at a range of prices. The original launch price is therefore a weaker guide than in an off-plan project. Use recent Dubai Land Department transfers for the same layout and a similar floor band instead. Where a seller does quote an original price, ask whether it was their purchase price or the launch figure. A unit offered below the original price paid by its current owner can still be expensive against today's transfers, and the reverse is equally possible. Off-plan resale is not a factor here; every purchase is a ready transfer of a finished home.
Documents and checks
Before making an offer:
- confirm the unit number and size on the title deed;
- request the latest service charge invoice and confirm the account is clear;
- ask whether the unit is tenanted, and read the lease and Ejari if so;
- check the bank liability letter if the property is mortgaged;
- view the unit in daylight to judge light, view and noise.
Waterfront towers can carry higher service charges for their amenities and facade maintenance, so factor the annual cost into your total.
Tenanted versus vacant
Many Marina apartments are sold with tenants in place. A tenanted unit offers income from day one but limits your ability to move in, and the lease terms transfer with the property. A vacant unit gives flexibility but no income while you search for a tenant. Sellers of vacant units are often the more motivated, because every empty month costs them money.
Making the offer
Lead with certainty. Sellers in liquid markets often receive several enquiries, and the buyer who can show proof of funds or a mortgage pre-approval usually wins, even with a slightly lower figure. Ask the seller's agent how long the unit has been listed and whether the price has changed; a listing that has been reduced more than once signals a seller ready to negotiate.
On DPF
DPF lists DAMAC Heights units with the seller's stated original price where it is supplied and flags documented listings. Browse wider Dubai Marina distress listings, compare other DAMAC towers on the developer page, or scan the full list of distress properties.
