J One

J One is a completed twin-tower Durar Group and RKM project on the Dubai Canal in Business Bay, with a few villas. DPF explains the identity checks and resale and distress-sale checks.

J One in Business Bay: a villa listing inside a tower complex

A DPF listing that calls J One a pool villa in Business Bay looks wrong at first. Business Bay is a district of towers. But the developer's own site answers it: J One is a twin-tower development that also includes villas and retail units. The Durar Group page says the project has 363 residential units, villas and integrated retail, so a villa in J One is not a data error, though it is not a standalone house either.

Durar Group's page gives the address as Marasi Dr, Business Bay, and places J One in what it calls the Burj Khalifa District, beside the Dubai Canal. It describes a sculptural twin-tower form inspired by pearls and sea waves. DPF files J One as a community page under the Business Bay area; on the evidence it is one building complex of two towers, so check the title deed for the exact tower and unit.

Who built it: Durar Group and RKM

The developer line on Durar Group's site reads "Durar Group in partnership with RKM Real Estate". When the project was launched in August 2017, Zawya reported it as an RKM Durar Properties development, a joint venture between RKM Real Estate and Durar Al Emarat Properties. The legal developer name on the title or sales contract may therefore read RKM Durar rather than Durar Group, and the site's footer does not name a separate legal entity. Ask the seller which company appears on the paperwork, and keep a copy.

The group's own list of Dubai and UAE projects shows J One as completed, next to Jasmine Lane, Durar 1, Sidra Tower and Latifa Towers. It lists Trio Isle, Masa Residence and Moonstone as under construction. Masa Residence is on Al Marjan Island in Ras Al Khaimah, according to a Zawya press release, so Durar is not only a Dubai developer. This page stays with the Business Bay project, and the wider company is on Durar on DPF.

Is J One the only J One? Name collisions to rule out

This is the check that matters most on this page. Durar Group's site lists one project called J ONE, and DPF found no J1 project from another developer in an official source. But property portals also show a "J One" building in the DubaiLand Residence Complex, near Wadi Al Safa 5, described there as a 12-storey residential block. DPF could not verify that entry from any official source and the portal did not name a developer, so we do not know whether it is a separate building, a different spelling or a data tag.

The practical rule is to match three things before you pay a deposit: the community or district on the title deed, the building name registered with the Dubai Land Department, and the developer on the sales documents. A "J One" unit in Dubailand Residence Complex is not the Business Bay project, whatever the advert says.

What the villas are, and what is not confirmed

Zawya's launch report said the project would have six villas and nine retail units alongside two curved towers forming a U-shaped complex. Durar's site confirms villas exist, but gives no layout, no floor, and says nothing about private pools. That detail is the gap in the "pool villa" advert. The same launch report mentioned shared temperature-controlled pools, Jacuzzis, spas, gyms and sky gardens as amenities, so a unit being described as a pool villa could mean access to a shared pool or a pool of its own.

Ask the broker to show you where the villa sits, the plot or unit number on the title deed, its registered area and whether the pool belongs to the unit or the building. If the pool is private, also ask who maintains it and whether its cost sits in the unit's service charge or sits separately.

Property types and unit counts

Zawya's 2017 report gave Tower A as 19 floors with studios, one and two-bedroom apartments, and Tower B with two, three and four-bedroom units. That was a launch-stage description. Durar's present site quotes 363 residential units; the launch report's breakdown does not add to the same figure, so DPF does not give a total. Read the unit type and the area from your own title deed.

Status and handover

Durar Group lists J One as completed. The developer's site does not give the handover date and DPF has not found a DLD or developer completion certificate to cite, so we do not state one. If the date matters for a warranty or for a tenant's history, ask the seller for the original handover letter and snag-closure documents. Because the building is finished, there is no developer payment plan to take over; a J One payment plan resale should only come up if the seller negotiated terms privately, and in that case you should ask for the full contract.

Buying J One property in Dubai: resale checks

For J One resale apartments and villas, run the standard set: a title deed in the seller's name that matches the unit; a mortgage liability letter if financed; a service-charge statement showing nothing outstanding; any NOC the transfer needs; the Form A and Form F paperwork signed through a licensed broker; a valid Trakheesi permit on the advert; and an Ejari record if the unit is rented. A unit in a twin-tower complex may carry both tower and community charges, so ask for the exact breakdown. DPF has no official figure for J One service charges and does not quote one.

Ownership eligibility should come from the registered property record, not from the developer's brochure. DPF did not find an official statement on freehold status in the pages it opened, so verify it with the DLD before committing funds.

J One below original price and distress sale checks

A J One below original price claim needs the owner's purchase record from the DLD, plus recent registered sales of the same unit type in the same tower. Villas are rare in the project, so comparable evidence for them is thin, and an asking price cannot be tested against many sales. That alone is a reason to move slowly. A J One distress sale is more believable when the seller has a mortgage to clear, an empty unit with arrears or a tenant leaving, and you can see a clean title, clean charges and a written reason. When none of those is visible, the discount may reflect a missing pool, a smaller area than advertised or a mismatch in the unit's registration.

Frequently asked questions

Who developed J One in Business Bay?

Durar Group's site says "Durar Group in partnership with RKM Real Estate". Zawya's 2017 launch report called it an RKM Durar Properties joint venture. Check which company name is on the sales paperwork, as the footer of Durar's site names no separate legal entity.

Does J One in Business Bay really have villas?

Yes, according to Durar Group's page, which lists villas among the project's homes, and Zawya's 2017 launch report mentioned six villas alongside the two towers. No official source DPF opened says where they sit or whether they have private pools.

Is there another J One in Dubai?

Durar's site lists only one J ONE. Portals show a "J One" building in Dubailand Residence Complex that DPF could not verify officially. Match the community, building name and developer on the title deed so you buy the Business Bay project and not a namesake.

Is J One completed?

Durar Group lists J One under its completed projects. DPF found no official handover date, so ask the seller for the handover letter. With the building finished, there is no developer payment plan to take over.

How do I verify a J One pool villa advert?

Ask for the title deed, the unit or plot number, the registered area and written confirmation of whether the pool is private or shared. Check the Trakheesi permit on the advert and ask how pool costs appear in the service charges.

How can I tell if a J One resale is below original price?

Obtain the owner's purchase record and recent registered sales of the same unit type in the tower from the Dubai Land Department. Add the service-charge position and any mortgage before deciding whether the discount is real.
