SAMANA Imperial Garden
SAMANA Imperial Garden is an off-plan apartment project by SAMANA Developers in Arjan, offering studios to two-bedroom homes, some with private pools, on a long instalment plan. This page explains how early-stage resale works here and how to judge a distress claim.

A garden-themed launch in Arjan
SAMANA Developers presents Imperial Garden as a retreat into greenery within Arjan, the residential district beside Dubai Miracle Garden and the Butterfly Garden. Its official page offers studios and one- and two-bedroom apartments, with private pools in selected units, and lists a wellness-heavy amenity set: an outdoor pool and jacuzzi, kids' pool, sauna and steam room, outdoor yoga and meditation zone, trampoline park, mini golf and barbecue area.
Of the SAMANA projects in Arjan, this is one of the later ones to complete. The developer gives an anticipated completion date several years away, which puts Imperial Garden firmly at the early end of the off-plan cycle.
Early-stage resale is a different game
When completion is distant, most buyers have paid only their booking amount and a few instalments. That changes how a resale works. The seller's equity is modest, and the buyer who takes over the unit inherits a long schedule of monthly payments running for years.
For some buyers that is exactly the appeal: low upfront cash, plenty of time and a fixed price agreed today. For sellers, it means a quick exit is possible without needing a buyer with deep pockets. Genuine off-plan resale opportunities below OP at this stage usually come from investors who over-committed across several launches and need to trim their exposure.
Reading the payment plan
SAMANA's published plan for this project spreads most of the price across a long run of monthly instalments, with a larger payment due around the end of the first year. Ask the seller exactly which payments have been made, including that first-year instalment, because it changes the amount you need on day one.
Then compare the total: what you pay the seller now plus everything still owed to SAMANA. That combined figure is your real cost. Set it against SAMANA's current price for a similar unit in the same building. If you are paying less, the seller is offering a real reduction; if you are paying more, they are asking for a premium.
Signs of a motivated seller
- The seller has several SAMANA units and wants to keep only some.
- A large instalment is coming due and the seller would rather not pay it.
- The unit is a standard layout without a private pool, which faces more competition.
- The seller is open to the developer's transfer process starting immediately.
A listing that ticks several of these boxes is more likely to be a true distress sale than one that simply uses urgent language in its headline.
Pool units versus standard units
Private pools are one of SAMANA's signature features, and they divide the resale market. Pool units are fewer and tend to hold value better, while standard units are more plentiful and more exposed to competition. If you are hunting for the lowest entry price, standard units are where repeated opportunities arise. If you want long-term appeal, a pool unit bought from a seller under pressure may be the better target.
Confirm in the sales agreement exactly which features the unit includes, since agents sometimes describe a unit from the brochure rather than from the contract.
Comparing within Arjan
Arjan has many mid-rise apartment projects, including several by SAMANA itself. Compare a resale figure with the developer's other Arjan buildings, especially ones closer to completion, and with apartments from other developers along the same streets. Look at what has already been delivered nearby; finished buildings give you a sense of how the district will feel once Imperial Garden is complete.
Construction and escrow checks
With completion some way off, ask for the project's escrow account details, the latest construction update and photographs of the site. Visit if possible. A project that is visibly progressing gives sellers confidence and keeps prices firm, while slow progress can make early buyers nervous and more willing to negotiate.
Holding for the long run
A buyer who takes over an early unit should be ready to carry the plan for years. Before you agree, map out the monthly commitment against your own income and think about what would happen if your circumstances changed. Many of today's sellers are people who did not do that exercise, and the lesson is worth learning from them.
If you intend to sell again before completion, remember that you will be competing with other early owners doing the same. Buying at a figure clearly below the developer's current price gives you room to exit later without a loss.
