This canonical page covers the project family without pretending the two buildings are one identical phase. A listing must state whether the unit is in Serene Gardens I or II because the apartment mix, payment history and construction position differ.

Serene Gardens I

Prescott’s official page describes Serene Gardens I as 184 residences across a G+1P+10 structure, with studios, one-bedroom and two-bedroom apartments. It promotes a location near Discovery Gardens Metro Station and facilities including a cinema, games room, gym, pool, outdoor areas and rooftop space.

The specification for the exact unit remains decisive. Ask for the floor plan, sale contract and schedule of finishes. Verify whether furniture, smart-home equipment, parking and storage are included in the contract rather than relying on a portal listing.

Serene Gardens II

Prescott lists 285 apartments in Serene Gardens II, ranging from studios to three-bedroom homes. The developer describes a ground floor, two parking levels and ten residential floors, with furnished homes and shared lifestyle facilities. A Prescott construction update for the first quarter of 2026 reported progress figures for both buildings, but progress percentages are time-sensitive and should not be treated as current handover confirmation.

Request the latest written construction or handover notice for the exact phase. If a seller claims completion, ask for the unit’s title or ownership record, key-handover documents and service-charge account.

Developer and location checks

The developer is Prescott Real Estate Development. The official project pages repeatedly use Discovery Gardens. Some marketing material mentions access to Al Furjan, but proximity does not change the verified project parent. DPF keeps the page under Discovery Gardens to prevent duplicate area signals.

Metro access can matter to demand, but buyers should walk the route and test access from the exact building. Also check construction around the plot, traffic patterns and the view from the unit rather than relying on a general project map.

How to compare a Serene Gardens resale

First identify the phase, unit number, layout, floor, view and payment stage. For an off-plan resale, obtain the SPA, Oqood, receipts and developer statement. Confirm the assignment threshold, remaining instalments, NOC process and administrative fees. For a handed-over unit, verify title, service-charge clearance, defects and occupancy.

Form F is the buyer-and-seller memorandum of understanding. Form A is the seller’s agreement with the broker. Check the broker’s registration and the advert permit, and use official transfer channels.

A below-original-price or distress claim should use a like-for-like comparison inside the same phase. Add every remaining instalment and transfer cost to the seller’s requested amount. A small cash payment to the seller can still lead to a high total price when a large developer balance remains.

Prescott’s FAQ says non-residents may buy in designated freehold areas and that project transactions must be registered with the Dubai Land Department. That is general guidance. Verify the exact unit’s Oqood or title record and the legal developer entity before payment.
