Soulever by Beyond in Dubai Maritime City

Soulever is a two-tower residential project from Beyond, announced on 2 October 2025 at Dubai Maritime City. Beyond is the real estate brand that Omniyat Group introduced in 2024, and Soulever was presented as the sixth waterfront project in its Maritime City masterplan and the company's seventh launch in its first year. DPF places the page under the Maritime City area, which matches the official location wording, though the developer writes it as "Dubai Maritime City" or "DMC".

The classification point is worth stating plainly. This is not a neighbourhood. It is a pair of towers inside a larger planned district, so a buyer reading "Soulever community" in an advert should translate that as "one of two towers", then ask which one.

Developer: what Beyond is, and what it is not

Beyond calls itself a premium real estate brand under OMNIYAT GROUP. The press release for Soulever repeats that line and quotes its chief executive; DPF does not name him because the page does not need a personal angle. What the sources do not give is a separate legal entity for the project: the developer's site and the press release name the brand, not a registered company. In short, the group link is the developer's statement and the licensed seller of any given unit has to be read from the contract. More background sits on the Beyond and Omniyat pages.

Location, masterplan and neighbouring Beyond projects

Beyond describes Soulever as part of an 8 million square foot masterplan at Dubai Maritime City, built around The Forest and The Bay districts and anchored by The Cove. The 2024 launch release said the wider scheme was developed in collaboration with Dubai Maritime City, an 11 million square foot plan with eight million set aside for Beyond. DPF did not find an official page that gives a plot number, street address or distance to the metro, so none is offered here.

The developer's project list also shows Aria, Saria, Sensia, The Mural, 31 Above, Talea, Orise and Kanyon in the same district. If you want a comparison inside the same masterplan, Kanyon by Beyond is the one with a live DPF page. The developer does not publish a handover date for it on the page DPF could read.

Soulever property types and design team

According to the launch release, there are 513 residences across two towers designed by SAOTA, with interiors by ARRCC and facades of brass and glass. The mix covers one-bedroom apartments, two- and three-bedroom residences, four-bedroom duplexes with private splash pools, two-bedroom podium chalets and a penthouse collection. The developer values the project at AED 2.6 billion; that is a total project figure, not a unit price, and DPF cannot say what any individual unit costs.

Shared facilities mentioned are pools, spa areas, a waterfront gym club, library space, family areas, landscaped terraces and podium gardens. As these are announced features of a project under construction, ask for the specification schedule attached to your contract before relying on any of them.

Soulever handover and construction status

The developer says completion is scheduled for Q4 2028. That is the only timing in the sources DPF opened. There is no published construction progress figure, completion certificate or Dubai REST update in those sources, so the quarter should be read as a target. For anyone comparing Soulever handover against other Maritime City projects, the right question is how far the structure has risen, which you can ask for in the form of the escrow agent's latest progress report.

Ownership scope is not confirmed either. The pages DPF opened say nothing on freehold or leasehold tenure for Soulever buyers. Rather than rely on the district's reputation, ask for the plot's registration details and check the title or plot status with the Dubai Land Department before you sign.

Buying a Soulever resale: off-plan assignment checks

Soulever is off-plan, so any Soulever resale apartment is an assignment of a purchase contract. The seller does not hold a title deed to hand over. Your protection comes from the Oqood record, the developer's no-objection certificate and the statement of account showing what has been paid.

Ask the developer what its assignment conditions are. Some require a set percentage of the price to be paid before a transfer, some charge an administrative fee, and some need the original buyer to be up to date on every instalment. Request the sales and purchase agreement and read the clause on assignment and on late payment. Make sure the unit number, tower and floor in the Oqood match the advert, and confirm the Trakheesi permit number on the listing.

Soulever payment plan on resale

No payment plan is quoted on this page, because none was available from an official source DPF could read. What matters on a resale is the schedule that remains: the due dates, the amounts and the share already paid. A written breakdown from the developer is worth more than a verbal summary from the seller.

How to judge a Soulever distress sale or below original price listing

A below original price Soulever unit means asking price below what the seller paid the developer. A distress sale usually means the owner has an instalment or a mortgage payment coming that they cannot meet. Both exist in the Dubai off-plan market, but DPF has no figures on how common they are for this project and will not invent any.

Test the discount against documents. Take the amount the seller has paid, add fees, and compare with the asking figure; then compare with what the developer would charge for a similar unit today. If the seller has a mortgage, request the bank's liability letter and agree how it will be released at transfer. If a unit is already tenanted, the Ejari record and lease dates matter. A claimed discount that disappears once you add the outstanding instalments is not a discount.

Service charges and running costs

Soulever service charges are not published in the sources DPF opened. They are normally set once the building is complete and can change from year to year. Ask in writing what a provisional budget is, who the facilities manager will be, and whether a master-community charge sits on top. The pool, spa and gym listed in the launch release are usually funded through charges, so budget for them.

Beyond track record and reviews

Beyond is about two years old, and the developer's project list is made up of launched projects. DPF found no source reporting a handed-over Beyond building. Reviews of the brand therefore have little delivery evidence behind them yet, and any Beyond developer reviews you read should be weighed against that. Beyond also lists projects outside Maritime City: Business Bay and Palm Jumeirah in Dubai, City of Arabia, and a Marjan Beach project in Ras Al Khaimah, while this page stays on the Dubai side.

Frequently asked questions

Is Soulever by Beyond a single tower?

No. According to the developer's launch release, Soulever has two towers designed by SAOTA with 513 residences in total. DPF lists it as a community page, but a unit sits in one specific tower, so confirm tower, floor and unit number against the Oqood record.

When is the Soulever handover?

The developer says completion is scheduled for Q4 2028. DPF found no official progress report or completion record to confirm it. Ask for the escrow agent's latest construction progress report before paying a premium for a resale unit.

Is Soulever part of Omniyat?

Beyond describes itself as a premium real estate brand under Omniyat Group, and the Soulever release says the same. DPF found no separate legal entity named for the project. Check the seller named in the sales contract.

How do I buy a Soulever resale below the original price?

Because it is off-plan, a resale is an assignment. Ask for the Oqood record, the developer's statement of account, the NOC terms and the remaining instalment schedule. Compare what the seller has paid, plus fees, with the asking price, rather than with a headline discount.

Is Soulever freehold for foreign buyers?

DPF could not confirm tenure from the official and press sources it opened. Do not assume it. Ask the developer for the plot's registration details and check the title or plot status with the Dubai Land Department before committing to a purchase.
