The Edge, Business Bay
The Edge is a two-tower Select Group project in Business Bay, shown as sold out with a 5 October 2026 scheduled handover. DPF covers resale, assignment and distress checks.

The Edge, Business Bay: a two-tower Select Group project
The Edge is a residential project by Select Group in Business Bay. According to Select Group's own project page, it has two towers, labelled Tower A and Tower B, and the homes are one and two-bedroom residences. The page shows the status as "Sold Out - Off Plan" and gives a scheduled handover of 5 October 2026.
That date is at the very start of October 2026, so handover is either just happening or still to be confirmed. DPF has not found an official handover notice, completion certificate reference or occupancy confirmation, so it cannot say whether the buildings have formally been handed over. Treat the project as at or very near completion and ask the seller for the current position in writing.
DPF files it under the Business Bay area, the assigned parent. Business Bay is also a community record on DPF, Business Bay community, and the two are not merged. Because The Edge is two towers on a shared podium rather than a master-planned community, the community label is flagged for an editor.
Developer: Select Group
Select Group's website names itself as the developer and says it has operated since 2002. DPF has a developer page for it at Select Group, which is the place for the wider portfolio and delivery record. Select's site does not state a legal entity for The Edge on the page DPF opened, so check the developer name on the sales contract and in the Dubai REST escrow records.
Select Group's site describes work across the Middle East and Europe, so keep the focus on its Dubai buildings when comparing track record. DPF found no official delivery statistics for The Edge itself, and a handover date on a sales page is a target, not a record.
What The Edge offers: homes, towers and podium
On the developer's page the apartments are described as one and two-bedroom residences with views toward Burj Khalifa, the Dubai Canal and Business Bay. It describes "dual towers" and a podium-level leisure deck of more than 61,000 sq ft. The facilities named are a gym, infinity pool, outdoor gym, padel courts, a pickleball and basketball court, barbecue area, yoga deck, co-working space, games room and social lounge.
The page does not give storey counts, unit numbers or unit sizes. Several broker sites do, and they do not agree with each other, so DPF has left them out. If an advert quotes a floor count or a size, ask which document it comes from; the registered plan and the sales contract are the references that count.
Location: Business Bay between Downtown and the canal
Select Group says The Edge is minutes from the entertainment district of Downtown Dubai in one direction and the Dubai Canal in the other. DPF has not found an official street address or plot number, so those come from the contract and title documents. For the neighbouring district, see Downtown Dubai, and for the city overview, the Dubai page.
Ownership and freehold status
The Dubai Land Department's "Know Your Rights" guide lists Business Bay among the designated areas for foreign ownership. That describes the district. It is no substitute for the unit's own registration, which for an off-plan unit begins with the Oqood and the sales and purchase agreement, and for a completed one with the title deed. Check the unit's status on the DLD service, not on an advert.
The Edge off-plan resale: what the paperwork looks like
Select's page says the project is sold out, so any purchase now is a resale or an assignment from an existing buyer. A The Edge off-plan resale is documented differently from a normal completed-flat transfer, and the order of checks matters.
Ask first for the Oqood registration and the original sales agreement, then for the developer's statement of account showing what has been paid and what is outstanding. Compare the seller's receipts with that statement. Ask whether the developer has to issue an NOC for the assignment and what fee or conditions apply; the DLD guide notes a developer NOC and an administrative fee in the context of transfers, and assignment terms for an off-plan unit are set by the contract and the developer, so get them in writing.
Check the project's registration and escrow account on Dubai REST, and match the advert's RERA/Trakheesi permit to the registered agent. If the seller has a mortgage, a liability letter from the bank is essential because the settlement figure and release process will shape the whole deal.
The Edge payment plan resale: what to ask, not what to assume
Select Group publishes a payment plan on its project page. DPF is not repeating it, because it was the developer's offer to first buyers and does not tell you what a resale buyer owes. What matters is the seller's actual position: how much has been paid, which instalment remains, and what falls due on completion. Ask for the schedule from the contract and the latest statement from the developer, then check the totals match.
The Edge handover: checks for a just-completed building
With a handover target of 5 October 2026, a buyer may meet a unit that is just handed over or about to be. Ask whether the developer has issued the handover notice, whether the unit has been inspected, and whether snagging is open. Ask for the first-year service-charge budget and the amount payable on handover; DPF holds no official service-charge figure for The Edge and publishes none. If the unit is already tenanted, request the Ejari contract and the rent actually paid.
The Edge below original price and distress sale signals
A below-original-price claim should be tested against paper. Ask for the original purchase price from the sales agreement, and compare the asking price with registered off-plan and resale transactions for the same tower and layout. DPF does not quote prices for The Edge.
Distress in a building at handover often looks like an investor who cannot fund the final instalment, a buyer whose mortgage approval has lapsed, or an owner who wants to exit before service charges begin. None of those is visible in a listing. You learn it from how quickly the seller can produce the statement of account, the NOC position and the mortgage letter. A seller who cannot explain the numbers is a risk, whatever the price.
Some "below market" adverts are simply old figures, so check the date of any comparison. A fair discount survives a registered-transaction check; a headline price does not.
Name clashes: other Dubai "Edge" buildings
This page covers The Edge in Business Bay by Select Group only. A Cushman & Wakefield guide describes a separate "The Edge" tower in Dubai Internet City, a commercial building of offices and retail developed by Sweid & Sweid, which has nothing to do with this project. If an advert says "The Edge" with no district or developer, ask for the building name, the developer and the DLD building number before you go further.

Frequently asked questions
Who is the developer of The Edge in Business Bay?
Select Group's own website presents The Edge as its project in Business Bay, with two towers labelled A and B. DPF has a separate page for the developer. Confirm the registered developer name on the sales contract and in the Dubai REST escrow records.
When is The Edge handover?
According to Select Group's project page, the scheduled handover is 5 October 2026. DPF has not found an official handover notice or completion confirmation, so ask the seller or the developer whether handover has happened and what the unit's current status is.
Can I buy The Edge directly from the developer?
Select Group's page shows the project as sold out, so a buyer is likely dealing with an existing owner. For an off-plan unit that means an assignment, so ask for the Oqood, the sales agreement, the developer's statement of account and the NOC position before paying a deposit.
Is The Edge the same as Edge Tower in Dubai Internet City?
No. A Cushman & Wakefield guide describes The Edge in Dubai Internet City as a commercial tower of offices and retail by a different developer. This page covers the Select Group residential project in Business Bay. Ask for developer and building number to avoid confusion.
How do I verify a The Edge below-original-price offer?
Request the original sales agreement and the developer's latest statement of account, then compare the asking price with registered transactions for the same tower and layout. Check the advert's RERA permit and the mortgage position as well, since both affect what you actually pay to complete.
