Trussardi Residences
Trussardi Residences is a Mira Developments apartment project in Al Furjan, furnished with Trussardi Casa. What the developer states, and what to check before buying a resale.

Trussardi Residences in Al Furjan: what it is
Trussardi Residences is a branded apartment project in Al Furjan, Dubai, built by Mira Developments and furnished with the Trussardi Casa collection. The name comes from the Milan fashion house, but the fashion house is not the builder. That distinction matters to anyone looking at Trussardi Residences resale apartments, because the party you will deal with on paperwork, snagging and service charges is the developer, not the brand.
The project has two phases on Mira's own website. The first is simply called Trussardi Residences. The second, Trussardi Residences Phase II, is a separate and larger launch with its own project page and its own timeline. DPF keeps this page for the Phase I project and covers Phase II where it affects what a buyer should check.
Developer and the Trussardi licensing relationship
Mira's website identifies the developer as M I R A Developments L.L.C. Mira lists Dubai projects alongside others in Ras Al Khaimah, Abu Dhabi, Georgia, Oman and Switzerland, so it is a multi-market group. This page stays on Dubai.
The brand relationship is documented in the launch announcement carried by Construction Business News Middle East in July 2023. It describes a tripartite partnership between Trussardi, Luxury Living Group (which, per that announcement, designs, manufactures and distributes the Trussardi Casa furniture line) and Mira Developments. Mira's project page says the building was conceived in collaboration with Trussardi and Luxury Living Group and is delivered fully furnished by Trussardi Casa. Put simply: Mira develops, Trussardi licenses the name and design language, and the furniture partner supplies the interiors.
The same project name is also used by Mira for towers outside Dubai. Its site lists a Trussardi Residences in Hawana Salalah, Oman and another in Tbilisi, Georgia. If an advert only says "Trussardi Residences", confirm it is the Al Furjan one.
Location and project registration
Mira's project pages give the location as Discovery Gardens, Al Furjan, Dubai. Its Phase II article describes a short stroll from the Discovery Gardens metro station. Earlier launch coverage placed the project in the Al Furjan district near a metro station and used a different station name. DPF treats Al Furjan as the parent area because every official-side source agrees on it, and notes that the "Discovery Gardens" wording is part of Mira's address line.
DPF has not opened a Dubai Land Department or Dubai REST register entry for either phase, so a buyer should ask for each phase's project registration and escrow details and check them rather than rely on the advert.
Building or community?
This is a project with phases, not a master community. Mira's page for the first phase describes one residential building of 11 floors over a three-level podium. Phase II is described as two towers with a larger podium and four floors of office space. Neither is a district with its own roads, schools or master developer. DPF therefore files it under Al Furjan as a project-level page, and flags in its notes that a building-level record may suit it better.
Property types and unit counts
Everything is apartments. Mira's Phase I page says 140 furnished apartments; the 2023 launch coverage reported 119 units, made up of one, two and three-bedroom layouts, with private-pool balconies on some. The two figures do not match, and Mira's page lists a different mix of unit types. Before you pay a deposit, ask for the approved floor plan and the unit's registered area on the Oqood or title deed, and do not trust a brochure figure.
Phase II, according to Mira, adds studios, one-bedroom and two-bedroom apartments, and Mira describes the studios as new to the development.
Ownership and freehold: what to verify
Neither Mira's pages nor the coverage DPF opened state a freehold or foreign-ownership status for this plot. Do not assume it from the area name. Foreign buyers can only own in designated areas under Dubai Regulation No. 3 of 2006, so check the title or Oqood for the unit, and ask the Dubai Land Department to confirm the plot's ownership category before you commit.
Construction and handover status
Mira's project list shows Trussardi Residences as off-plan with a handover of Q4 2026, and Phase II as under construction with Q2 2027. Those are the developer's own dates. DPF has not seen a completion certificate, and a quarter is not a promise. If you are buying a Trussardi Residences off-plan resale, ask for the latest construction progress report and the developer's written handover notice.
Mira publishes a payment structure for Phase II on its site, but DPF does not reproduce it, because a resale buyer inherits whatever the individual contract says. That is the developer's plan for the primary sale. A resale buyer inherits whatever has actually been paid and whatever instalments remain, so a Trussardi Residences payment plan resale needs a statement of account from the developer showing exactly that.
Amenities Mira describes
For Phase I, Mira's page lists a 26-metre infinity pool, private terrace pools, a 200-metre rooftop jogging track, Technogym-equipped gyms, a spa, concierge and butler services, and a three-year maintenance warranty with an option to extend. For Phase II it describes a 100-metre pool and a 350-metre track. These are marketing descriptions. Check what was actually built against the approved plans when you view a unit, and ask what the warranty covers and from which date it runs.
Buying a Trussardi Residences resale: checks that matter
Spotting a below-original-price deal
A Trussardi Residences below original price listing is only meaningful if you know the original price. Ask the seller for the sales and purchase agreement and the payment receipts, then compare with the DLD transaction history. Be careful with fully furnished units: a price that looks low may exclude the Trussardi Casa furniture, or the seller may be pricing the furniture separately. Get the inclusions in writing.
A genuine Trussardi Residences distress sale usually has a reason you can verify: a developer payment deadline, a mortgage liability, or an investor who needs to exit before handover. Ask for the reason, then check the paperwork supports it.
Transfer paperwork
For an off-plan unit, the developer must issue a no-objection certificate before the transfer, and you should see the Oqood registration and proof that all due instalments are paid. If the unit is completed, look for the title deed. If there is a mortgage, you need the lender's liability letter. For a tenanted unit, ask for the Ejari. The advert should also carry a valid RERA/Trakheesi permit number.
Service charges
Ask Mira or the building's management for the current Trussardi Residences service charges and for a clearance certificate on the unit. Branded, fully furnished buildings with hotel-style services can carry higher running costs, so get the actual figure per square foot from the management, not an estimate from a broker. DPF has not found a published service-charge rate.
Developer track record
For Mira Developments reviews and track record, DPF could not find a verified delivery history on official pages, and the first phase was still shown as pending handover when DPF checked. Look for completion certificates on any earlier Mira project you are shown, and ask owners in Al Furjan buildings about snagging and handover experience.
Mira also lists Mira Villas in District 11, Meydan, with a Q4 2026 handover, and Richmond District, also at Discovery Gardens, Al Furjan, for Q1 2029.
Related DPF pages
Start with the wider Al Furjan area page and the Al Furjan community guide for the district context. Mira's address line also names Discovery Gardens, which has its own DPF page. Mira's villa project sits in District 11 within Meydan. For the market overview, see Dubai. Launch coverage also mentions the project's proximity to Palm Jebel Ali.
Frequently asked questions
Who is the developer of Trussardi Residences in Al Furjan?
Mira Developments (M I R A Developments L.L.C on its website) is the developer. Trussardi and Luxury Living Group, the Trussardi Casa furniture partner, collaborated on design and furnishing, according to the launch announcement and Mira's project page. The fashion house is a brand partner, not the builder.
When is Trussardi Residences due for handover?
Mira's project list shows Q4 2026 for Trussardi Residences and Q2 2027 for Phase II. These are the developer's own dates. DPF has not seen a completion certificate, so ask the seller for the developer's written handover notice and the latest progress report.
Is Trussardi Residences freehold for foreign buyers?
The official pages DPF opened do not state a freehold status. Foreign ownership in Dubai is limited to designated areas under Regulation No. 3 of 2006, so check the unit's Oqood or title deed and confirm the plot's ownership category with the Dubai Land Department.
How do I check a Trussardi Residences resale is below original price?
Ask for the sales and purchase agreement and payment receipts, then compare with the DLD transaction record. Confirm whether the Trussardi Casa furniture is included in the price, because the units are sold fully furnished according to Mira.
What documents are needed to transfer a Trussardi Residences apartment?
For off-plan: the Oqood, proof of paid instalments and the developer's NOC. For completed units: the title deed, service-charge clearance and any mortgage liability letter. Add the Ejari if tenanted, and check the advert's RERA or Trakheesi permit number.
Is there more than one Trussardi Residences project?
Yes. In Dubai there is Phase I and the larger Phase II, both listed at Al Furjan by Mira. Mira also lists projects with the same name in Hawana Salalah, Oman and Tbilisi, Georgia, so confirm the location before relying on any listing.
