Al Sahab
Al Sahab is a completed pair of Emaar towers beside Marina Promenade in Dubai Marina, with apartments and villas overlooking the widest stretch of the marina. This guide explains how distress sale and below market resales arise in an established waterfront building, which tower to match, and the title deed, NOC and service charge checks to make.

Al Sahab overview
Al Sahab is an Emaar development of twin towers in Dubai Marina, next door to Marina Promenade. Emaar Community Management describes apartments together with two and three-bedroom villas, overlooking the widest bay of water in the marina, with high ceilings, large windows and quality fittings.
ECM lists podium amenities including a swimming pool and children's pool, a gymnasium, an indoor children's play area, a meeting room, a mini theatre, a multipurpose hall and a squash court. Restaurants line the area, and a pharmacy and healthcare centre are nearby. DPF places Al Sahab under the live Dubai Marina area page.
Al Sahab One and Al Sahab Two
The towers trade as Al Sahab One and Al Sahab Two and differ in height. The taller tower offers more units and higher views; the shorter one has a quieter feel. Confirm the tower on the title deed.
Villas at podium level
The villas are a distinct product: larger homes at the base of the towers with their own outdoor space. Few exist, so comparable sales are limited.
Location and access
Al Sahab sits on the marina's widest basin, beside Marina Promenade and a walk from the Marina Walk restaurants. ECM notes close access to Sheikh Zayed Road. Dubai Marina's tram and Metro stations, and JBR's beach, are nearby.

Homes and amenities
Apartments
ECM's pages refer to a range of apartment sizes, from one bedroom to larger family homes. Confirm the bedroom count on the title deed and DLD plan.
Villas
Two and three-bedroom villas give ground-level living in a tower setting.
Leisure
The mini theatre, squash court and multipurpose hall set Al Sahab apart from many marina towers.
Family facilities
A children's pool and indoor play area serve families.
Community events
ECM describes seasonal community events such as Halloween and children's parties along the promenade.
Title
DPF makes no freehold claim; DLD confirms title type and eligibility.
Finding distressed and below-market units in Al Sahab
Al Sahab is one of the older Emaar marina buildings, so owners range from early buyers to recent investors. Distress here often follows a landlord's departure from the UAE, a refinancing gap, or an estate sale. A motivated seller in that position may set a price below market to secure a fast transfer. An owner who bought at an earlier market peak could also accept a figure below original price.
DPF does not quote prices or certify listings as under value. Review DLD transactions for Al Sahab units of the same tower and size, then adjust for floor, the openness of the marina view and renovation.
Buyer due diligence
- Confirm Al Sahab One or Two, the floor and the unit against the title deed.
- Ask the owner to obtain Emaar's clearance NOC showing nothing is outstanding.
- Ask ECM for a service charge account and recent budget.
- For a tenanted home, read the Ejari and the lease end date.
- Confirm the historic payment plan was settled long ago and that the Oqood was converted.
- Complete the sale at a registered trustee office, discharging any mortgage the same day.
Ageing building systems
Older towers may face lift modernisation, chiller replacement or facade work. Ask what is planned and how it will be funded.
Renovation
Many original kitchens and bathrooms have been updated, but not all. Factor refurbishment into your figure.
High ceilings and cooling
High ceilings feel generous but affect cooling. Ask about air-conditioning condition and bills.
Marina views
Views across the widest basin are a key draw. Check that no development could block the outlook.
Villa considerations
For villas, inspect outdoor areas, waterproofing and privacy from the promenade.
Parking
Confirm the bays registered to the home.
Tenant demand
Dubai Marina has deep rental demand from professionals. Ask about recent leases and vacancy gaps.
Holiday-home letting
If the unit has been let short term, ask for the permit and check building rules.
Noise
Units near the promenade hear activity in the evenings and during events.
Bank valuation
Banks value on registered sales in the tower; a gap with the asking figure is worth exploring.
Owners association
Request minutes from recent general assemblies to understand disputes and planned works.
Comparing with newer marina towers
Newer towers offer modern layouts and amenities. Al Sahab offers established community and generous space. Weigh both against service charges.
Daily convenience
Supermarkets, restaurants and clinics along the marina make car-free living possible for many residents.
Walking the promenade
Marina Promenade and Marina Walk give residents a continuous waterfront path for running, cycling and evening strolls, part of what keeps demand steady for Al Sahab homes.
Families in the marina
Al Sahab's indoor play area, children's pool and community events make it more family-friendly than many marina towers, which tend to suit singles and couples. Families should still map school routes, as morning traffic around the marina and Sheikh Zayed Road interchanges can be heavy.
Seasonal market rhythm
Resale listings in the marina often rise as summer approaches, when some owners leave the city and want transactions finished before they travel. Watching the market at that time can reveal sellers ready to negotiate.
