Al Waha Residences
Al Waha Residences is the Expo City Dubai project that turns Expo 2020 legacy buildings into apartments and duplex lofts in Dubai. This guide explains how off-plan distress deals and below original price assignments appear on DPF, how to match the Mobility or Opportunity district, and the Oqood and NOC checks.

Al Waha Residences overview
Al Waha Residences is a residential project by Expo City Dubai that remodels low-rise legacy buildings from Expo 2020, including former country pavilions, into one and two bedroom apartments and duplex lofts. The homes take their name from the shading canopies, or Al Waha, that run over the courtyards and walkways at the centre of the former Expo site.
DPF drafts Al Waha Residences as a community under the live Expo City area page, which has a self-canonical Expo City community page beside it. The /communities/al-waha-residences URL answers but canonicalises to the homepage, so it is not an existing record. DPF has no live Expo City Dubai developer profile, so none is linked.
Two districts, one name
Expo City Dubai's own update says the project is spread across two districts. Al Waha at Mobility District and Al Waha at Opportunity District have different contractors and sit in different parts of the site. A card that says only "Al Waha, Expo City" is incomplete until it names the district, the building and the unit on the Oqood.
Name collisions and lookalike sites
Al Waha is not the same project as Expo Valley, Expo Valley Views, or the Mangrove, Sky and Sidr Residences that Expo City Dubai also markets. The Al Waha name is also used for unrelated buildings and villa clusters elsewhere in Dubai. Several broker-run websites use domain names that resemble Expo City Dubai and publish unit counts and handover dates that do not match the developer's own statements. DPF relies on Expo City Dubai's media centre, the Dubai Media Office and the DLD file.
Location and access
Expo City Dubai describes its site as mid-way between Dubai and Abu Dhabi, next to the Dubai Exhibition Centre and within reach of Al Maktoum International Airport and Jebel Ali Port. Expo City Dubai highlights direct access to Sheikh Mohammed bin Zayed Road, Sheikh Zayed Road, Emirates Road and Al Khail Road, plus a dedicated Dubai Metro station on the line towards Dubai Marina.
The site is designed to be walkable, with schools, offices, parks and event venues around the central spine. Large events can still bring crowds and road closures. Ask how resident parking and access will work during major exhibitions at the centre of the site.

Homes and design
Expo City Dubai describes one and two bedroom apartments and duplex lofts with floor-to-ceiling windows, set around shaded courtyards and narrow walking lanes known as sikkas. Because the homes reuse existing structures, layouts and ceiling heights can vary more than in a new-build tower. Read the SPA floor plan for the exact unit rather than relying on renders.
At launch, Expo City Dubai also offered investors the option to buy an entire low-rise building. A card that offers a whole block, rather than a single unit, needs its own legal review.
Facilities and surroundings
Expo City Dubai positions the homes within walking distance of its central amenities, with landscaped courtyards, parks, cafés and event spaces close by. Marketing references a gym, pool and play areas, but the exact shared facilities differ by building. Confirm which facilities your building will share once handed over.
Construction status and tenure
Al Waha Residences is off-plan and under construction, with contractors appointed for building services, landscaping and interiors. Completion timing published by Expo City Dubai differs from dates shown on some third-party sites, so rely on the SPA and the DLD file. DPF reads the ownership right on each unit's Oqood and later title deed rather than assuming tenure for the whole of Expo City.
Finding distressed and below-market units in Al Waha Residences
Finding distressed and below-market units in Al Waha Residences means checking seller-labelled cards on DPF: below original price, below OP, below market, distress sale or motivated seller. While construction continues, the route is an off-plan assignment of the original buyer's SPA and Oqood.
Typical sellers are launch buyers who cannot meet the next milestone, investors switching to ready property and buyers whose relocation plans changed. Loft units and standard apartments attract different buyers, so pricing pressure may show in one type first.
Benchmark any below market figure against DLD-registered assignments in the same district, building and bedroom type, and against the original SPA price for that unit. Do not compare an Al Waha loft with a ready Expo Valley villa. DPF shows the seller's label and does not value units.
Distress-purchase risks include district mix-ups, lookalike sales websites, unpaid instalments behind a low headline figure, assignment limits until a set share is paid, whole-building deals with complex paperwork and payments requested outside escrow.
Buying checks before you pay
Get written answers to each point before you pay anything:
- Registration: the Oqood names Al Waha Residences, the district, the building and the unit, matching the SPA and the DPF card.
- Payment plan: obtain Expo City Dubai's statement of account showing paid and remaining instalments.
- Outstanding balance: agree who pays the remaining balance, any arrears and any bank finance on the unit.
- Developer NOC: ask Expo City Dubai for its assignment rules, the paid share required and the NOC for the named unit.
- DLD transfer: register the assignment at a trustee office so the Oqood is reissued in your name.
- Service charges: ask how service charges will be set for remodelled buildings once the project is handed over.
The title deed comes after completion. Until then, the Oqood, the escrow account and the developer's official channel are your safeguards.
