Albero
Albero is an Emaar development in Dubai Creek Harbour offering one- to three-bedroom apartments and three-bedroom townhouses with creek and golf outlooks. This guide covers off-plan resale, motivated seller listings and how to judge whether an ask is genuinely below market.

What Albero is
Albero is a residential project by Emaar within Dubai Creek Harbour, the waterfront master development on the creek near the Ras Al Khor Wildlife Sanctuary. Emaar's project page describes a mix of one- to three-bedroom apartments and three-bedroom townhouses, set beside parks and a canal with views towards the creek and a golf course.
Because the scheme mixes apartment buildings with townhouses, DPF treats Albero as a community within Dubai Creek Harbour rather than a single building. Individual blocks or townhouse rows can sit beneath it as the project matures and handover details become available.
The setting in one paragraph
Emaar positions Dubai Creek Harbour as a contemporary waterfront community with generous parkland, retail promenades and a marina, and with straightforward access to Downtown Dubai and Dubai International Airport. Albero is pitched as the greener, calmer corner of that offer: a place for sunrise walks and evenings by the water, a little removed from the busiest parts of the district.
Why Albero resales may appear early
Albero is an off-plan launch. In projects like this, the resale market starts well before anyone gets keys. Early buyers include:
- investors who expect to assign their contract once construction moves forward;
- households who planned to move in but whose circumstances changed;
- buyers who stretched across several Emaar launches and now need to trim their commitments.
When one of these owners decides to leave, the listing becomes an off-plan resale. If they need a quick exit, or a large instalment is due, the ask can fall below the original price.
Apartments and townhouses behave differently
Treat the two product types as separate markets.
Apartments. There will be many similar units, so prices can be compared closely by floor, view and layout. A motivated seller has to compete with neighbours offering the same thing, which helps buyers.
Townhouses. Fewer in number and more individual, they attract families seeking space within a mostly high-rise district. Townhouse sellers tend to be more patient, and below market value offers are rarer but can be significant when they appear.
The checks that matter
For any Albero contract:
- confirm the unit, type and floor or plot on the Oqood certificate;
- request Emaar's statement of account showing paid and outstanding instalments;
- confirm Emaar's conditions for resale, including any minimum paid share and the transfer fee;
- compare the ask with recent Dubai Land Department transfers for similar units in nearby Creek Harbour projects;
- review the latest construction update so you understand the realistic handover window.
Then calculate your total cost: the seller's ask, every remaining instalment, and fees. If that sum compares well with similar completed homes in the district, the contract may be the best deal on offer. If not, it is only cheaper on paper.
Reading the view premium
Emaar describes outlooks over the creek and a golf course. Within a single project, the orientation of a unit can change its value considerably. When a listing looks inexpensive, ask which way it faces and what sits in front of it today and in future phases. A low price on a unit whose view may later be blocked is not the same as a low price on a protected outlook.
Why a seller might accept less
The most reliable pressure point in any off-plan contract is the payment schedule. As a large instalment approaches, owners who do not want to fund it look for buyers. Others may simply want to recycle money into a ready home elsewhere in Dubai. Ask the seller about their timeline; owners with a firm deadline are the ones most likely to agree to a figure under market value.
