Beach Walk Residences
Beach Walk Residences covers Imtiaz Developments beachfront apartment buildings on Nakheel Dubai Islands, Dubai. This guide explains how distress deals and below original price assignments show up on DPF, how to tell the Beach Walk phases apart, and which Oqood, NOC and instalment checks to finish first.

Beach Walk Residences overview
Beach Walk Residences is the DPF record for Imtiaz Developments' Beach Walk apartment series on Dubai Islands. Nakheel is the master developer of Dubai Islands; Imtiaz is the building developer for this series. Imtiaz markets Beach Walk Residence and later Beach Walk Residence phases and Grand variants from its own project site. Dubai Land Department files Beach Walk Residences 1 as a completed project, and later Beach Walk phases carry their own registrations.
DPF places Beach Walk Residences as a community under the live Dubai Islands area page. The /communities/beach-walk-residences address answers with a homepage canonical, so it is a soft catch-all and not a live twin. The workbook slug uses the plural Residences; Imtiaz often uses Residence. Match the DLD project name on the Oqood rather than the marketing spelling on a card.
Name collisions
Cards mix Beach Walk Residences 1 with later Beach Walk phases, Beach Walk Grand and unrelated beach-walk branded stock elsewhere in Dubai. Some cards also attribute the building to Nakheel because the master community is Nakheel's. DPF treats a card as belonging to this page only when the Oqood names an Imtiaz Beach Walk Residences registration on Dubai Islands.
Location and access
Beach Walk Residences sits on Dubai Islands, the Nakheel waterfront masterplan off the Deira and Port Rashid edge of the city. Imtiaz materials place the first Beach Walk building opposite a shopping destination and a short walk from the beach, with road links toward the Infinity Bridge corridor and Dubai International Airport. Much of the wider islands masterplan is still being built out, so construction traffic, temporary roads and changing sea views are part of daily life.
Confirm the exact building plot and orientation on the SPA floor plan. A beach-facing stack and an internal-facing stack are not the same product even inside one phase.
Projects and buildings in Beach Walk Residences
A multi-phase Imtiaz series
Beach Walk Residences 1 is filed as a completed DLD project with studios plus one and two-bedroom apartments. Imtiaz has also launched later Beach Walk Residence phases and Grand variants, each with its own registration and escrow account. Unit counts and floor counts conflict across brochure and registry mirrors, so DPF does not repeat them. Match the phase name and project number on every payment receipt.
Apartment mix and facilities
Imtiaz markets furnished and semi-furnished apartments with rooftop and podium leisure. Typical amenities named on the Beach Walk site and brochure set include family and adult pools, gym, zen garden, BBQ area, kids' play and club rooms. Ask which amenities are complete for the phase you are buying and how they feed into the future service charge.
Construction status
Beach Walk Residences 1 is recorded as finished after a full inspection, with a completion date on the register. Later phases remain under construction or at different escrow stages. Confirm whether the unit on the DPF card is a ready title-deed transfer or an off-plan assignment still paying instalments into escrow.
Ownership scope
DPF reads the ownership right on each Beach Walk unit's Oqood and later title deed. It does not describe the whole of Dubai Islands as freehold.
Finding distressed and below-market units in Beach Walk Residences
Finding distressed and below-market units in Beach Walk Residences starts with seller-labelled cards on DPF: distress sale, below OP, below original price, below market or motivated seller. For under-construction phases, opportunities are off-plan assignments where you step into the original buyer's SPA, take over the Oqood and inherit remaining instalments. For the completed first phase, opportunities may also be ready resales.
Motivated sellers may be launch buyers who reserved several Beach Walk units across phases, investors facing a large construction milestone, or owners whose plans changed after the islands launch cycle. A motivated Beach Walk seller may take less than the SPA figure to skip a milestone, yet every unpaid instalment still follows the assignee.
Compare any below market claim with DLD-registered assignments or sales in the same Beach Walk phase, floor band, bedroom count and view. A Beach Walk Residences 1 beach stack and a later-phase internal stack are not comparable. DPF shows the seller's label and does not value units.
Distress-purchase risks on Beach Walk include phase mix-ups, developer-account arrears, assignment locks until a set price share is paid, late fees, a wrong escrow number on the card and unfinished island works beside the plot.
Buying checks before you pay
Get each item confirmed in writing before any money moves:
- Registration: the Oqood or title deed shows the correct Beach Walk Residences phase, unit number and Imtiaz as developer, matching the SPA and the DPF card.
- Payment plan: obtain Imtiaz's current statement of account showing paid and pending instalments for that unit, or confirm any mortgage to discharge on ready stock.
- Outstanding balance: put in writing who clears unpaid Beach Walk instalments, late fees and any escrow shortfall.
- Developer NOC: confirm Imtiaz's assignment or transfer conditions and obtain the NOC for the named unit.
- DLD transfer: finish the Beach Walk assignment or transfer at a registration trustee and confirm your name on the updated record.
- Service charges: ask for the projected or current service charge basis for that phase.
Check the project number and escrow account through official DLD channels and pay only into that account for off-plan balances. The title deed is issued after completion and handover for units that are still on Oqood.
