Carson
Carson is a completed three-tower DAMAC apartment complex in DAMAC Hills, Dubai, once marketed as Carson The Drive. This guide explains how distress deals and below market resales appear on DPF, how to match Carson A, B or C on the title deed, and the NOC, service charge and DLD transfer checks.

Carson overview
Carson is a completed apartment complex by DAMAC Properties inside DAMAC Hills, the golf-course master community in the DubaiLand corridor. DAMAC describes it as three high-rise towers, Carson A, Carson B and Carson C, holding studios and one and two bedroom apartments, with views across the Trump International Golf Club. The complex was originally sold as Carson The Drive, when DAMAC Hills was still marketed under the name AKOYA.
DPF drafts Carson as a community under the live DAMAC Hills area page, which has a self-canonical DAMAC Hills community page beside it. The /communities/carson URL answers but canonicalises to the homepage, so it is a soft catch-all and not a record. The live DAMAC Properties profile is self-canonical and serves as the developer link.
Name collisions
Old listings may still say "Carson The Drive", "Carson Towers" or "AKOYA Carson". All refer to the same complex. The Drive label was also used for other DAMAC Hills apartment releases, so a card mentioning The Drive without naming Carson is not yet matched. Carson is a common English surname and appears in unrelated project names abroad, which can confuse search results.
Location and access
DAMAC Hills is entered from Umm Suqeim Road and Hessa Street, with Sheikh Mohammed bin Zayed Road a short drive away. Carson sits near the community's golf course and its retail and leisure strip. Motor City and Dubai Studio City are close neighbours, and Dubai Marina and Al Barsha are reached by highway.
DAMAC Hills is car-led. Ask which car park level belongs to your unit, how visitor parking works and which tower entrance is closest to the bay. Internal community roads can slow down at school times, and the retail strip near the golf course draws extra traffic on weekend evenings.
Projects and buildings in Carson
The three towers
Carson A, Carson B and Carson C are separate buildings with separate unit numbering, although they share podium facilities. DAMAC describes modern layouts with double-glazed windows, tiled floors and fitted kitchens with appliances. Studios suit single occupiers, while two-bedroom units attract small families, so demand differs by layout. If a unit is offered furnished, the contents may not match any inventory from the original sale. Ask for a current inventory list and decide in writing whether furniture is part of the agreed price.
Shared and community facilities
Market references list a pool, gym, spa, jacuzzi, barbecue deck and children's play area at the complex. Residents also use the wider DAMAC Hills facilities, including parks, sports courts and the golf club's dining options. Confirm which amenities sit in your tower's service charge budget and which are community-level.
Delivery and ownership scope
Carson has been completed and handed over, so resale stock is ready property on title deed transfers. DPF reads the ownership right recorded on each unit's title deed rather than describing every plot in DAMAC Hills as freehold.
Finding distressed and below-market units in Carson
Finding distressed and below-market units in Carson means reading seller-labelled cards on DPF: below original price, below OP, below market, distress sale or motivated seller. Common sellers include investors exiting tenanted studios, owners upgrading to a DAMAC Hills villa and mortgaged owners who need to settle quickly.
Because Carson is delivered, opportunities should be ready title deed transfers. If a seller describes an assignment or a running developer payment plan on a Carson unit, find out whether a post-handover plan still has open instalments before you go further.
Benchmark any below market claim against recent DLD transfers in the same Carson tower, bedroom count, floor band and golf or road outlook. A high-floor golf-facing one-bedroom in Carson B and a low-floor studio in Carson A will not trade on the same reference. DPF shows the seller's label and does not value units.
Distress-purchase risks include tower mis-filing, open post-handover instalments, mortgages larger than the agreed price, tenancies that outlast your plans, service charge arrears and furnished units whose contents are not listed in the contract.
Buying checks before you pay
Confirm these in writing before paying a deposit:
- Registration: the title deed shows Carson, the tower letter, the unit and the parking bay, matching the SPA and the DPF card.
- Payment plan: ask DAMAC for a statement of account confirming whether any post-handover instalment is still open.
- Outstanding balance: collect the bank liability letter and agree how the loan and any DAMAC balance are cleared at transfer.
- Developer NOC: request the DAMAC NOC for the named tower and unit once dues are settled.
- DLD transfer: book a trustee office and write the fee split into the contract.
- Service charges: pull the Carson tower ledger and ask about reserve fund contributions and planned works.
For tenanted units, read the Ejari certificate and notice dates. A seller holding only an Oqood on a completed Carson apartment should explain why the title deed was not issued.
