Chelsea Residence By Damac
Chelsea Residence By Damac covers DAMAC's Chelsea F.C. branded off-plan apartment towers in Dubai Maritime City, Dubai. This guide explains how distress deals and below original price assignments show up on DPF, how to tell the two DLD registrations apart, and which Oqood, NOC and instalment checks to finish first.

Chelsea Residence By Damac overview
Chelsea Residence By Damac is the DPF record for the project DAMAC Properties markets as Chelsea Residences by DAMAC, a football-branded apartment scheme created under DAMAC's partnership with Chelsea F.C. DAMAC presented it as the first residence of its kind in the region and placed it on a waterfront corner plot in Dubai Maritime City, with sea views on several sides and the older city skyline behind. The workbook slug uses the singular "Residence"; DAMAC's own material and the DLD register use the plural "Residences".
DPF drafts the page as a community under the live Maritime City area page. The /communities/chelsea-residence-by-damac address answers with a homepage canonical, so it is a soft catch-all and not a live twin. DAMAC's announcement describes six towers. Registry mirrors split them into two DLD projects, both filed by DAMAC Crest Development L.L.C: one registered as Chelsea Residences By Damac and a later one registered as Chelsea Residences 2 By Damac, each with three towers and its own escrow account.
Name collisions
Chelsea Tower is an unrelated, older serviced-apartment tower on Sheikh Zayed Road, now trading under another name, and it has nothing to do with DAMAC or Maritime City. Listing cards also mix up the first and second Chelsea registrations, or simply say "Chelsea DAMAC" without a phase. DPF treats a card as belonging to this page only when the Oqood names the registration, the tower letter and the unit.
Location and access
Dubai Maritime City is a man-made peninsula between Port Rashid and Dubai Drydocks, on the edge of the historic core. DAMAC describes the Chelsea plot as sitting at the tip of the peninsula, close to the Port Rashid cruise area and the Al Shindagha heritage district. Road access runs through the Al Mina Road and Infinity Bridge corridor, linking the site to Bur Dubai, Deira and Sheikh Zayed Road.
Much of the surrounding peninsula is still being built out, so construction traffic, temporary roads and changing views are part of daily life for some years. Check the exact orientation of a unit on the floor plan attached to the SPA rather than relying on the "sea view" wording in a listing.

Two registrations, six towers
The first registration covers towers A, B and C of phase one, and the second covers towers A, B and C of phase two. Because both phases reuse the same tower letters, a card that only says "Tower B" is incomplete. Ask for the DLD project name and number on the Oqood and confirm that the escrow account on your payment receipts matches that registration.
Apartment mix and branded facilities
DAMAC lists one, two and three-bedroom apartments. Marketing focuses on Chelsea F.C. themed fitness, training and wellness spaces, pools and podium leisure areas. Branded facilities usually carry their own operating agreements, so ask how the brand licence and its upkeep feed into the future service charge budget.
Construction status
Both registrations are off-plan and under construction. DAMAC publishes an anticipated handover window, and the register carries a declared completion field for each phase, but neither is a contractual date. DAMAC blog pages also quote tower heights that do not match the register descriptions, so DPF does not repeat any heights and relies on the filed registration instead.
Ownership scope
DPF reads the ownership right recorded on each unit's Oqood, and on the title deed after completion. It does not describe the whole Maritime City peninsula as freehold.
Finding distressed and below-market units in Chelsea Residence By Damac
Finding distressed and below-market units in Chelsea Residence By Damac starts with seller-labelled cards on DPF: distress sale, below OP, below original price, below market or motivated seller. While the towers are under construction, every opportunity is an off-plan assignment. You step into the original buyer's SPA, take over the Oqood and inherit the instalments that remain.
The usual sellers are launch buyers who reserved several units across both phases, investors facing a large construction milestone payment and owners whose plans changed after the branded launch. A motivated seller may accept less than the original price to avoid an instalment, but the remaining schedule still has to be paid by whoever holds the unit.
Compare any below market claim with DLD-registered assignments in the same registration, tower, floor band, bedroom count and view. A phase one sea-facing unit and a phase two podium-facing unit are not comparable, even with the same tower letter. DPF shows the seller's label and does not value units.
Distress-purchase risks include phase and tower confusion, arrears on the developer account, assignment restrictions until a set share of the price is paid, late-payment charges, a seller quoting the wrong escrow account and brand facilities that change before handover.
Buying checks before you pay
Get each item confirmed in writing before any money moves:
- Registration: the Oqood shows the correct Chelsea registration, the tower letter, the unit number and DAMAC Crest Development L.L.C as developer, matching the SPA and the DPF card.
- Payment plan: obtain DAMAC's current statement of account showing paid and pending instalments for that unit.
- Outstanding balance: agree in writing who settles the remaining balance, any overdue amounts and penalties.
- Developer NOC: confirm DAMAC's assignment conditions and obtain the NOC for the named unit before signing a transfer agreement.
- DLD transfer: complete the assignment through a registration trustee and check that the updated Oqood shows your name.
- Service charges: ask for the projected service charge basis, including any branded amenity costs.
Check the project number and escrow account through official DLD channels and pay only into that account. The title deed is issued after completion and handover.
