Cherrywoods
Cherrywoods is a gated Meraas community of three- and four-bedroom family townhouses in Dubailand, now sold out by the developer. This guide explains how resale homes come up below market, how to compare them fairly, and how to complete a transfer.

About Cherrywoods
Cherrywoods is a gated community of family townhouses by Meraas in Dubailand. Meraas describes it as an exclusive, tree-lined neighbourhood of three- and four-bedroom homes, placed at the crossroads of Emirates Road and Al Qudra Road, with Arabian Ranches and Motor City nearby. The developer lists bicycle and running tracks, a fitness centre, tennis, squash and basketball courts, landscaped gardens and tree-lined paths among its facilities.
Meraas shows Cherrywoods as sold out, so homes now change hands between owners rather than through the developer. Meraas also refers to several phases within the community; DPF treats Cherrywoods as a single community page for now.
Why owners sell at a reduced price
With the developer no longer selling, every Cherrywoods transaction is a resale. Most sellers are owner-occupiers moving on, landlords whose plans have changed, or investors taking profit. A motivated seller, such as a family relocating abroad on a fixed timetable, may accept a below market figure to secure certainty.
Financial pressure can also produce a distress sale, for example when mortgage repayments become difficult. Those cases usually involve the lender, which can lengthen the process, but they can bring the most meaningful reductions. DPF presents the ask clearly and, where the seller provides it, the context behind the sale.
Cherrywoods has no developer payment plan to inherit, so the familiar below OP comparison used for off-plan stock rarely applies here. Instead, the reference point is what similar homes have sold for recently. An owner who bought at launch may still be selling above their original price even when the ask looks low against neighbouring listings. Conversely, a seller who bought at a later peak may be willing to sell below what they paid. Understanding when and at what level the seller bought helps you read their flexibility. A genuine best deal in a mature community usually reflects a seller's timing rather than a flaw in the home, but only a survey can confirm that.
How to judge a Cherrywoods price
Comparable evidence is reasonably good in a community of similar townhouses, but small differences matter. Check:
- the same bedroom count and plot type within Cherrywoods, noting whether the home is an end or middle unit;
- similar family townhouses in nearby communities such as Arabian Ranches and around Al Qudra Road;
- recent title transfers registered with the Dubai Land Department (DLD) for the community.
When the ask is comfortably below those benchmarks, the home may be priced under market value. Condition matters a great deal in a completed community, so a cheaper house may simply need more work.
Completing a ready-home purchase
Because Cherrywoods is complete, a sale is a title deed transfer. The seller obtains a NOC from the master developer after settling service charges. If the property is mortgaged, the seller's bank issues a liability letter and releases its charge on the day of transfer. Buyer and seller then complete at a DLD trustee office, where the new title deed is issued. A memorandum of understanding, signed beforehand, should set out the price, deposit, timeline and the split of fees.
Inspecting before you offer
- Title deed and an up-to-date service charge statement.
- Any tenancy contract and the notice position if you intend to live there.
- A professional snagging or condition survey, including air conditioning and roofs.
- Any extensions or alterations, and whether they were approved.
- The liability letter if a mortgage is outstanding.
Many family homes sell quietly, off-market, through neighbours and word of mouth. Those sales can be efficient, but they should still follow the same checks.
