Damac Gems Estates
Gems Estates is a DAMAC Hills collection of five- to seven-bedroom mansions with exteriors themed by de GRISOGONO and interiors by Cavalli. This guide sets out what DAMAC publishes, how a distress sale or off-plan resale is normally arranged, and how to test a below market asking price.

Gems Estates overview
Gems Estates is a collection of large villas, which DAMAC calls mansions, inside DAMAC Hills. When DAMAC announced the launch it described the project as a co-branded scheme: villa exteriors themed by the Swiss jeweller de GRISOGONO and interiors by the Italian fashion house Cavalli. The project page lists five-, six- and seven-bedroom homes with views over the Trump International Golf Club Dubai.
DAMAC's launch announcement said the villas would be spread across DAMAC Hills and described them as the final villa additions to the community. That matters for resale. Gems Estates is not a single gated pocket in the way older clusters are; plots can sit in different parts of the master plan, so two contracts with the same name may face very different views and road frontage.
The page sits under DAMAC Hills on DPF, and the Dubai city page carries listings across the emirate.
Design themes
DAMAC says the exteriors take inspiration from the black diamond, with dark tones, gold accents and large glazed openings, and that the shaping of the facades draws on the Austrian painter Gustav Klimt. Interiors are described with animal prints, sleek surfaces and wooden detailing. A DAMAC blog post on the launch also mentions an elevated swimming pool, a jacuzzi, a games room and an indoor cinema in the villas, along with a clubhouse with a gym and pool table.
Branded design has a practical effect on value. Buyers who want the look will pay for it, but the market for seven-bedroom themed mansions is narrow. Expect a smaller pool of buyers and longer marketing periods than for a standard four-bedroom villa nearby.
Finding distressed and below-market Gems Estates contracts
Large villas carry large instalments, and that is where most distress in this kind of project begins. A motivated seller may be an investor who reserved more than one mansion, a buyer whose business circumstances changed, or an overseas owner who decided the remaining payment plan no longer suits them. When those sellers need to move quickly they may offer a contract below original price, accept a reduced premium, or ask the buyer only to reimburse what has already been paid.
International buyers often bring their own vocabulary. An American investor might call this a distressed listing; a British one might ask whether it is BMV or a quick sale. In Dubai the useful question is narrower: what have similar Gems Estates mansions, with similar plot sizes and views, actually transferred for at the Dubai Land Department recently? Very few transfers may exist, so DPF does not label any price under market value on its own; we show the seller's figure next to the original price and leave the comparison to verified data.
Repossession is sometimes mentioned in conversations about off-plan stock. In practice a developer that terminates a defaulting contract resells the unit itself, so buyers rarely see those homes as resales; the opportunities that reach DPF are owners who choose to sell before reaching that point.
Because comparable sales are scarce, valuation for a mansion like this often relies on a bank surveyor's opinion and on the price DAMAC is still asking for unsold plots. If DAMAC is selling similar homes directly at a figure close to the seller's, the resale is not below market in any meaningful sense, however attractive the gap to the original price may look.
Gems Estates checks
Exact plot
Because the villas are spread across the master plan, confirm the plot number, its location and its view on the Oqood and the plot plan.
Bedroom count and layout
Five-, six- and seven-bedroom homes differ substantially. Compare each contract only with the same layout.
Payment history
Request DAMAC's statement showing paid and outstanding amounts and any late-payment charges.
Assignment consent
A NOC from DAMAC is required before the contract can be transferred to you.
Brand obligations
Ask whether any design or branding rules restrict alterations to the facade or interiors after handover.
Handover condition
For completed villas, arrange an independent snagging inspection, because large branded interiors carry high replacement costs if fittings are damaged.
Due diligence before transfer
- Confirm the seller's identity and the plot details on the DLD record.
- Obtain DAMAC's statement of account and written NOC.
- Check construction progress on the official project registration.
- Ask for the projected service charge and any clubhouse membership fees.
- Agree who pays the transfer fee, trustee charges and agent commission.
- Finalise the assignment at a trustee office; the title deed is issued after completion.
Location in DAMAC Hills
DAMAC Hills lies along Hessa Street and Umm Suqeim Road in Dubailand, built around the Trump International Golf Club. DAMAC describes nearly four million square feet of parkland with gardens, lakes, a skate park, stables, football pitches and tennis courts, plus the Malibu Bay wave pool, supermarkets and schools. Its own launch material also names Jebel Ali School, Carrefour, Spinneys and a Radisson hotel within the community.
For comparison, look at other large villas inside the same master plan, such as The Trump Estates and Cavalli Estates, and at completed family homes in Arabian Ranches and Al Barari. Those benchmarks help you judge whether a Gems Estates assignment is genuinely priced to sell or simply reflects the branding premium.
