Dec Towers
Dec Towers covers the completed Dheeraj and East Coast twin residential towers in Dubai Marina, Dubai. This guide explains how distress deals and below market resales show up on DPF, how to tell Tower One and Tower Two apart, and which title deed, NOC and service charge checks to finish first.

Dec Towers overview
Dec Towers is the DPF record for the completed twin residential towers developed by Dheeraj and East Coast LLC in Dubai Marina. Contemporary press at handover described the project as DEC Towers, a twin-tower residential scheme on the marina. The towers have traded as ready stock for many years, so most DPF cards are title-deed resales rather than off-plan assignments.
DPF places Dec Towers as a community under the live Dubai Marina area page. The /communities/dec-towers address answers with a homepage canonical, so it is a soft catch-all and not a live twin. Spelling varies between DEC Towers and Dec Towers on listing cards; match the building name on the title deed.
Name collisions
Cards mix DEC Towers with other marina twin-tower schemes and with Dheeraj-branded stock outside Dubai Marina. Tower One and Tower Two are easy to swap when a card only says "DEC". DPF treats a card as belonging to this page only when the title deed names DEC Towers or Dec Towers in Dubai Marina and the correct tower.
Location and access
Dec Towers sits inside Dubai Marina, the canal-front high-rise district between Jumeirah Lake Towers and Jumeirah Beach Residence. Residents use Marina Walk, the yacht clubs and the tram and metro links that serve the marina spine. Road access runs through Al Sufouh Road and Sheikh Zayed Road corridors.
Marina living means boat traffic, promenade crowds and neighbouring tower construction or facade works at times. Confirm stack orientation toward the canal, the street or the courtyard on the deed floor plan.
Older marina towers also carry a longer maintenance history. Ask for recent facade, lift and fire-system reports, because those works often appear as special assessments that a distress seller may not highlight on the card.
Projects and buildings in Dec Towers
Twin towers, ready stock
DEC Towers comprises two residential towers linked by podium facilities, handed over after the late two-thousands construction cycle. Storey and unit counts conflict across older press and current listing text, so DPF does not repeat them. Match Tower One or Tower Two on the title deed, and confirm parking bay numbers in the deed annexes.
Apartment mix and facilities
The towers offer apartments across common marina bedroom mixes, with shared podium leisure typical of marina twin-tower schemes. Ask the building manager for the current service charge schedule, sinking fund position and any planned facade or lift works that could affect near-term costs.
Apartment stacks vary widely in renovation quality after many years of private ownership. A freshly refurbished unit and an original-condition unit are not the same product even with the same bedroom count, so walk the exact unit before you treat a below market label as meaningful.
Construction status
The project is long completed and trades as ready stock. Confirm that the title deed is clean, that any historic Oqood conversion is finished, and that there are no open association claims against the unit.
Ownership scope
DPF reads the ownership right recorded on each unit's title deed. It does not describe the whole of Dubai Marina as freehold.
Finding distressed and below-market units in Dec Towers
Finding distressed and below-market units in Dec Towers starts with seller-labelled cards on DPF: distress sale, below OP, below original price, below market or motivated seller. Opportunities are ready title deed resales. Motivated sellers may be long-term landlords exiting older marina stock, owners consolidating multiple marina units, or sellers facing mortgage pressure who need a faster transfer than a long listing.
Compare any below market claim with DLD-registered sales in the same DEC tower, floor band, bedroom count and view. A canal-facing Tower Two unit and a street-facing Tower One unit are not comparable. DPF shows the seller's label and does not value units.
Where a seller quotes original price on older stock, ask for the historic SPA. Many marina resales from this era are better checked against recent DLD-registered sales in the same tower than against a launch price from the previous decade.
Distress-purchase risks include tower mix-ups, unpaid service charges on older stock, mortgage discharge delays, seller-tenant disputes, pending association works and incomplete parking allocations on the deed.
Buying checks before you pay
Get each item confirmed in writing before any money moves:
- Registration: the title deed shows DEC Towers or Dec Towers, the correct tower and unit, matching the SPA and the DPF card.
- Payment plan: on Dec Towers ready stock, confirm the agreed price and any mortgage still to clear.
- Outstanding balance: agree in writing who settles unpaid service charges, utilities and association dues.
- Developer or association NOC: obtain the NOC required for the named unit before the DLD transfer.
- DLD transfer: finish the Dec Towers transfer at a registration trustee and confirm your name on the updated deed.
- Service charges: ask the building manager for the current schedule and any special assessments.
Check building details through official DLD channels for the named title.
