Lincoln Park overview

Lincoln Park is a DAMAC Properties residential complex in Arjan, Dubailand. DAMAC describes five buildings inspired by the Chicago school of architecture, with ornamented entrances, domed windows and flat roofs with terraces. The complex is complete and occupied.

The Dubai Land Department project register records Lincoln Park under the developer entity DAMAC Development (L.L.C), with Arjan as the master community and Al Barshaa South Third as the land area. The register splits the complex into several projects, including Lincoln Park (holding Lincoln Park A, Lincoln Park B and Lincoln Park - West Side), Lincoln Park - Sheffield and Lincoln Park - North Side.

Building names to match

Sheffield, North Side and West Side are building names inside Lincoln Park, not separate communities. Directories also use letters for some buildings. Read the building name exactly as it appears on the title deed, because the same unit number can exist in more than one building.

Location and access

DAMAC places Lincoln Park in Arjan, a short drive from the community mall, Dubai Miracle Garden and Dubai Butterfly Garden. DAMAC also highlights access to Umm Suqeim Road, Hessa Street and Sheikh Mohammed Bin Zayed Road, with Dubai Sports City, Arabian Ranches and Mall of the Emirates within driving distance.

Ground-floor units near retail frontage and upper-floor units with roof terraces live very differently. Arjan is still filling in with new buildings, so outlooks from lower floors can change as neighbouring plots are developed. Confirm the floor and terrace rights on paper before relying on a description.

Projects and buildings in Lincoln Park

Five low-rise buildings

DAMAC presents the complex as five buildings. The register groups them into the parent Lincoln Park project plus separately registered Sheffield and North Side projects. A card that says only "Lincoln Park, Arjan" should name the building before it is compared.

Homes and facilities

DAMAC lists one, two and three bedroom apartments with fitted kitchens and white goods, plus a gym, swimming pool, retail outlets, ground-level restaurant space and parking. DLD transfer records also show studio units in some buildings, so confirm the exact unit type on the title deed rather than relying on the brochure mix.

Delivery and ownership scope

All Lincoln Park projects show completed status on the DLD project register. Regulation No. (3) of 2006 lists one numbered plot in the Al Barsha South Third area for non-UAE national ownership rights, but DPF has not matched that plot to these buildings. Ownership rights are therefore read on each unit's title deed.

Filing mistakes to watch

Other Dubai projects also use Lincoln in their names and are unrelated to this DAMAC complex. Cards also merge Sheffield, North Side and West Side into one comparable set. Confirm the building name and the DAMAC developer line on the deed.

Finding distressed and below-market units in Lincoln Park

Finding distressed and below-market units in Lincoln Park means reviewing seller-labelled cards on DPF: below original price, below OP, below market, distress sale or motivated seller. Typical sellers are investors exiting tenanted studios or one bedroom units, owners consolidating portfolios, and landlords facing refurbishment.

Because the complex is complete, a Lincoln Park distress deal is almost always a ready title deed transfer. An off-plan assignment under this name would be unusual and needs a clear explanation of the asset.

Compare each below market claim with recent Dubai Land Department transfers for the same building, unit type and floor. A studio in Sheffield and a two bedroom unit in Lincoln Park B are not comparables. DPF shows the seller's label and does not appraise units.

Arjan has seen a large pipeline of newer apartment launches. Some sellers price completed Lincoln Park units against brand-new projects nearby; the fairer test is recent transfers in Lincoln Park itself, because age, layout and service charges differ.

Distress-purchase risks include building mis-filing, furnished units with unclear inventories, service charge arrears, terrace rights that are assumed rather than registered, and tenants on long Ejari contracts.

Buying checks before you pay

Confirm these points in writing before any payment:

• Registration: the title deed names the same Lincoln Park building, unit, floor and parking as the SPA and DPF card, and states the ownership right.
• Payment plan: a completed unit should carry no developer instalments; if any are mentioned, obtain DAMAC's statement of account.
• Outstanding balance: confirm the bank payoff figure and keep the liability letter for the Lincoln Park building.
• Developer NOC: request DAMAC's NOC for the named building and confirm dues are clear.
• DLD transfer: choose a registration trustee and write down who pays each transfer fee.
• Service charges: request the building statement and ask about planned works.

If the unit is tenanted, read the Ejari record. If the seller offers an Oqood instead of a title deed, ask why a completed Arjan apartment is not fully registered.
