Loreto
Loreto is a completed DAMAC apartment cluster in DAMAC Hills, Dubai, made up of paired buildings from Loreto 1A to Loreto 3B. This guide explains how distress sale and below OP resales appear on DPF, how to match the building on the title deed, and the NOC, service charge and DLD transfer checks before you pay.

Loreto overview
Loreto is a completed apartment cluster by DAMAC Properties inside DAMAC Hills, the master community built around the Trump International Golf Club in the DubaiLand corridor. The cluster is made up of paired buildings, commonly listed as Loreto 1A, Loreto 1B, Loreto 2A, Loreto 2B, Loreto 3A and Loreto 3B, offering studios and one to three bedroom apartments.
DPF drafts Loreto as a community under the live DAMAC Hills area page, with the self-canonical DAMAC Hills community page alongside it. The /communities/loreto URL answers but canonicalises to the homepage, so it is a soft catch-all rather than a live twin. DAMAC Properties is linked through its live, self-canonical DPF profile.
A note on the developer page
DAMAC's own Loreto web page currently carries text that appears to describe a different, much taller project near Downtown Dubai. DPF therefore does not repeat building heights or landmark claims from that page, and relies on the building names, the unit mix and the registry records instead. Buyers should do the same and read the plans attached to the SPA.
Spelling and name collisions
Market listings spell the name both Loreto and Loretto. Both refer to this DAMAC Hills cluster. Loreto is also a place name in Italy and appears in unrelated projects abroad. A card is only matched to this page when the title deed names a Loreto building in DAMAC Hills.
Location and access
DAMAC Hills is reached from Umm Suqeim Road and Hessa Street, and Sheikh Mohammed bin Zayed Road is close by. Loreto lies within the community's apartment zone, a short drive or walk from its parks, golf course and retail strip. Motor City and Dubai Sports City are nearby, with Dubai Marina and Al Barsha reached by highway.
Daily life here is car-led. Ask which parking level and bay belong to the unit, whether visitor parking is available and how the building's entrance relates to the nearest community road.
Projects and buildings in Loreto
Paired buildings
Each Loreto pair, such as Loreto 2A and Loreto 2B, shares a plot but keeps its own building name and unit numbering. Layouts range from studios to three-bedroom apartments, and some units overlook the community's green spaces. A card that says only "Loreto, DAMAC Hills" is incomplete until it names the building and the unit. Because the paired blocks look alike from the outside, photographs are a poor guide; the building letter on the deed and the unit number on the SPA are the reliable references when you compare two listings.
Facilities
Market references describe a gym, pool, children's play area, security and covered parking within the cluster. Residents also use the wider DAMAC Hills parks, sports courts, trails and the golf club's dining options. Confirm which facilities your building's service charge budget covers. Where a pair of buildings shares a pool or gym, ask how costs are split between the A and B blocks and whether either owners' association has raised a dispute about it.
Delivery and ownership scope
Loreto has been completed and handed over, so resale stock is ready property transferred on a title deed. DPF reads the ownership right on each unit's title deed instead of describing every plot in DAMAC Hills as freehold.
Finding distressed and below-market units in Loreto
Finding distressed and below-market units in Loreto means browsing seller-labelled cards on DPF: below original price, below OP, below market, distress sale or motivated seller. Sellers often include landlords exiting long-held units, owners moving to a townhouse or villa in the same community and mortgaged owners who need to settle a loan.
Since Loreto is delivered, opportunities should be ready title deed transfers. A seller describing an assignment or an active DAMAC payment plan on a Loreto apartment should confirm in writing whether any post-handover instalment is still due.
Benchmark a below market figure against recent DLD transfers in the same Loreto building, bedroom count, floor and outlook. A park-facing two-bedroom in one building and an inward-facing studio in another will not share a reference. DPF shows the seller's label and does not value units.
Distress-purchase risks include building mix-ups between the A and B blocks, the Loreto and Loretto spelling split, open post-handover instalments, mortgages larger than the agreed price, unlisted furniture in furnished units and service charge arrears.
Buying checks before you pay
Get written confirmation of each point:
- Registration: the title deed names the Loreto building, the unit and the parking bay, matching the SPA and the DPF card.
- Payment plan: request a DAMAC statement of account confirming no post-handover instalment is outstanding.
- Outstanding balance: obtain the bank liability letter and agree how the payoff is handled on the transfer day.
- Developer NOC: ask DAMAC for the NOC on the named Loreto building and unit after dues are cleared.
- DLD transfer: book a registration trustee office and set out who pays each fee.
- Service charges: pull the building ledger and ask about the reserve fund and any planned works.
For tenanted units, read the Ejari and notice dates. An Oqood offered instead of a title deed on a completed Loreto building should prompt a direct question about why registration is incomplete.
