Maldives overview

Maldives is one of the island-themed clusters inside DAMAC Islands, the master community DAMAC Properties launched in Dubailand. DAMAC's launch announcement lists six clusters: Maldives, Bora Bora, Seychelles, Hawaii, Bali and Fiji. DAMAC describes the Maldives cluster as townhouses and villas, and the stock is still off-plan.

Cluster, not country

Maldives here is a Dubai cluster name, not the island nation. DAMAC's corporate profile also mentions activity in the Maldives itself, so a card or advert that mentions the Maldives must clearly reference DAMAC Islands in Dubailand before DPF treats it as this cluster.

Location and access

DAMAC places DAMAC Islands in Dubailand and markets lagoons, waterfalls, a jungle river, an aqua park and a residents' clubhouse across the master plan. Drive times to main highways, schools and retail depend on the exact phase and plot, and access roads may change while the master plan is built out.

DAMAC's blog uses beach and lagoon language for the Maldives cluster. DAMAC Islands is an inland master community, so treat beach wording as lagoon-style amenity marketing and confirm what will actually be next to your plot on the approved site plan.

Numbered phases

Market listings split the cluster into numbered Maldives phases, each sold as its own release. Your Oqood, SPA and payment schedule are issued against a phase, plot and unit, so a card that says only "Maldives, DAMAC Islands" is incomplete until it names the phase and plot.

Homes and facilities

DAMAC lists four and five bedroom townhouses and six bedroom villas in the Maldives cluster, and its master-community launch also mentions seven bedroom villas elsewhere in DAMAC Islands. Planned amenities include pools, trails, fitness space, dining outlets and social lounges. These are future amenities until delivered.

The headline master-community features in DAMAC's launch material, such as the Aqua Dome, hot springs spa, bird park and mini-golf island, may be delivered on a different timetable from individual Maldives phases. Ask DAMAC which facilities are scheduled for completion alongside your phase and which belong to later stages of DAMAC Islands.

Delivery and ownership scope

Handover dates quoted by third-party listings differ between phases and sources, so DPF does not state one. Read the anticipated completion date on your SPA and the DLD project record for your phase. Regulation No. (3) of 2006 does not name DAMAC Islands or Dubailand in its original schedule, so tenure is read on the Oqood and later title deed of each plot.

Filing mistakes to watch

Cards may file Maldives units under the wrong cluster, merge phases or describe a townhouse as a villa. Confirm cluster, phase, plot and unit type on the Oqood. Bora Bora, Seychelles and the other clusters are separate releases with their own schedules.

Finding distressed and below-market units in Maldives

Finding distressed and below-market units in Maldives means reading seller-labelled cards on DPF: below original price, below OP, below market, distress sale or motivated seller. Typical sellers are launch buyers who cannot meet upcoming instalments, investors rebalancing before construction milestones, and owners who bought several plots.

Almost every Maldives opportunity is an off-plan resale, transferred as an assignment of the Oqood. No title deed exists until handover and completion registration.

Test a below original price claim by checking the original SPA price, the amount already paid and the amount still due. A low headline can hide a large outstanding balance. Compare with recent Dubai Land Department off-plan transfers in the same phase and unit type. DPF shows the seller's label and does not appraise units.

Plot position matters inside a themed cluster. Lagoon-edge, corner and park-facing plots may carry different original prices from internal plots with the same bedroom count, so make sure any comparison uses a similar position as well as the same phase.

Distress-purchase risks include assignment restrictions in the SPA, missed instalments or penalties, construction delays, layout changes, and confusion between phases.

Buying checks before you pay

Confirm these points in writing before money changes hands:

• Registration: the Oqood names the same Maldives phase, plot and unit as the SPA and DPF card.
• Payment plan: get DAMAC's statement of account showing paid and remaining instalments.
• Outstanding balance: agree who pays each remaining instalment and any penalties.
• Developer NOC: confirm DAMAC's assignment conditions and obtain the NOC.
• DLD transfer: register the Oqood assignment at a registration trustee and settle fee splits.
• Service charges: ask how future service charges will be set at handover.

Check that every payment you make goes to the project escrow account shown on the DLD record, never to a personal account. DAMAC's launch announcement described a construction-linked plan with a balance due on completion, so the buyer of an assigned Oqood inherits whatever remains. Ask for the instalment dates in writing and plan your financing before signing.
