Marina Promenade
Marina Promenade is a delivered Emaar complex of six residential towers in Dubai Marina, Dubai, named Aurora, Attessa, Beauport, Delphine, Paloma and Shemara. This guide explains how Marina Promenade distress deals and below market resales appear on DPF and the tower, title deed, NOC and service charge checks to finish.

Marina Promenade overview
Marina Promenade is an Emaar residential complex in Dubai Marina made up of six towers named after yachts: Aurora, Attessa, Beauport, Delphine, Paloma and Shemara. The towers stand on a shared landscaped podium that opens onto the Dubai Marina walkway, opposite the Dubai Marina Yacht Club. The complex is delivered and occupied, with apartments ranging from one to three bedrooms depending on the tower.
DPF drafts Marina Promenade as a community under the Dubai Marina area page, which is also covered by the Dubai Marina community page. A catch-all URL answers at /communities/marina-promenade but canonicalises to the homepage. The Emaar developer page is live and self-canonical on DPF.
Residential complex versus retail strip
Emaar's own Dubai Marina page also uses the Marina Promenade name for a retail and dining destination. A card that mentions a shop, restaurant unit or podium retail space under this name is not a residential tower listing, and DPF treats the two separately.
Location and access
The towers line the inner marina facing the Yacht Club, with the podium opening directly onto the waterfront walkway. Building guides place a Dubai Tram stop beside the complex, and Dubai Marina Mall, Marina Walk restaurants and the JBR beachfront are reachable on foot or by short drive.
Outlook varies sharply by tower and stack. Some apartments look directly over the marina basin, while others face neighbouring towers or the inland road. Ask for the tower, floor and elevation on paper before you accept a marina view claim.
Projects and buildings in Marina Promenade
Six yacht-named towers
The towers are Aurora, Attessa, Beauport, Delphine, Paloma and Shemara. Building guides describe Aurora as the lowest of the six and Paloma as the one with the most floors. Attessa is commonly listed with one and two bedroom layouts, while several of the other towers also include three bedroom apartments. Each tower carries its own title deeds, service charge accounts and NOC requests.
Homes and facilities
Stock is apartments only. Shared facilities described in building guides include pools, gyms, barbecue areas, children's play areas and squash or badminton courts, with podium parking beneath. Ask the owners association which facilities are shared across the podium and which belong to an individual tower.
Delivery and ownership scope
Construction is recorded as finished across all six towers. Regulation No. (3) of 2006 lists four numbered Dubai Marina plots for non-UAE national ownership rights. DPF has not mapped those plots to Marina Promenade, so the ownership right is read on the title deed of each unit.
Filing mistakes to watch
Cards often say only "Marina Promenade" or name the tower without the complex. Confirm one of the six yacht names on the title deed. Marina Diamonds, Marina Quays and other Dubai Marina complexes have similar names but separate developers or registrations. Building guides also note that Marina Promenade shares its architecture with The Residences in Downtown Dubai, so check the community line on the deed.
Finding distressed and below-market units in Marina Promenade
Finding distressed and below-market units in Marina Promenade means reviewing seller-labelled cards on DPF: below original price, below OP, below market, distress sale or motivated seller. Typical sellers are investors exiting tenanted marina-view units, owners relocating abroad, and landlords who no longer want to manage holiday-home lets.
Because the complex is mature, nearly every Marina Promenade distress deal is a ready title deed transfer. An off-plan assignment offered under this name would be out of place and should lead to direct questions about the asset.
Compare each below market claim with recent Dubai Land Department transfers for the same tower, bedroom count, floor band and view. A Paloma marina-facing flat and an Aurora inland unit are not like-for-like. DPF shows the seller's label and does not appraise units.
Marina-view units attract the most attention from motivated buyers, so they rarely stay listed for long. If a marina-facing unit is labelled below market, ask why the seller needs a quick sale and check the mortgage and service charge position first.
Distress-purchase risks include tower mis-filing, holiday-home licences that end at transfer, service charge arrears, special assessments on podium or facade works, and confusion with the retail strip carrying the same name.
Buying checks before you pay
Put these points in writing before paying anything:
- Registration: the title deed shows the same Marina Promenade tower, unit, floor and parking as the SPA and the DPF card, together with the ownership right.
- Payment plan: residual developer instalments should not exist on a delivered unit; if raised, request Emaar's statement of account.
- Outstanding balance: confirm the mortgage settlement amount and the bank's liability letter.
- Developer NOC: obtain Emaar's NOC for the named tower and confirm dues are clear.
- DLD transfer: appoint a registration trustee and set out who pays which fee.
- Service charges: ask for the tower statement and any planned podium or lift works.
If a tenant is in place, read the Ejari record and renewal date. If the seller presents an Oqood rather than a title deed, ask why a long-completed Dubai Marina apartment is not fully registered.

Frequently asked questions
Who developed Marina Promenade?
Emaar developed the six Marina Promenade towers in Dubai Marina. Confirm the tower name and community line on the title deed when reviewing the purchase trail.
Can I buy in Marina Promenade below the original price?
Yes, when a motivated seller prices a unit below a verified reference. Compare DLD transfers in the same tower and view band, and confirm service charges and mortgages are cleared before relying on the label.
Which towers are part of Marina Promenade?
The six towers are Aurora, Attessa, Beauport, Delphine, Paloma and Shemara. Each tower issues its own service charge statement, so match the name on the deed.
Is Marina Promenade the same as the retail promenade?
No. Emaar also uses the name for a retail and dining destination in Dubai Marina. Residential units sit in the six towers; shops and restaurants are separate assets.
Is a Marina Promenade apartment automatically freehold?
DPF does not assume so. Dubai Marina plots appear in Regulation No. (3) of 2006, but the ownership right for a specific apartment must be read on its title deed.
