Oceanz By Danube is a waterfront apartment project by Danube Properties in Dubai Maritime City. Danube introduced it as its first project on the Gulf coast, with homes facing open water and the Port Rashid cruise area, interiors and furnishings styled with an Italian design partner, and a long list of shared amenities. Danube's portfolio page lists studios, one, two and three-bedroom apartments and a small collection of larger Oceanic Villa units.

DPF drafts Oceanz as a community under the live Maritime City area page. The /communities/oceanz-by-danube address answers with a homepage canonical, so it is a soft catch-all and not a live twin. Registry mirrors show three separate DLD projects, Oceanz 1, Oceanz 2 and Oceanz 3, each filed by Danube Properties Development L.L.C with its own tower and escrow account.

How the project grew

The scope changed after launch. Danube's launch release described a single tower above a podium. Press coverage of the same launch event already spoke of two towers, and Danube's later statements and the register name three towers. Older brochures and listings can therefore describe a different building count or unit mix. DPF follows the three current registrations and asks buyers to rely on the Oqood for the tower and unit.

Name collisions

Danube's trailing "z" names, such as Bayz, Lawnz, Viewz and Elitz, are often confused on listing cards. In Maritime City, cards also mix Oceanz with other new towers on the peninsula. A card counts as Oceanz only when the Oqood shows the Oceanz registration number, the tower and the unit.

Location and access

Dubai Maritime City sits between Port Rashid and Dubai Drydocks, close to Al Shindagha and the older souks. Danube lists the Port Rashid boat station, the Gold Souq, Jumeirah Beach and Dubai Islands among nearby destinations by car or water. Road access runs through Al Mina Road and the Infinity Bridge corridor.

The peninsula is still a work in progress, with neighbouring towers rising and port-related traffic on some roads. Ask which direction your unit faces and what is planned on the next plot before you assume an open sea view will last.

Projects and buildings in Oceanz By Danube

Oceanz 1, Oceanz 2 and Oceanz 3

Each tower is its own DLD registration with a separate project number and escrow account. Similar layouts and floor numbers repeat across all three, so tower and registration must agree on the SPA, the Oqood and every payment receipt.

Unit types and amenities

Danube markets an infinity pool, a health club, a tennis court, a pickleball court, a golf simulator, a bowling area, children's play spaces, a business centre and sky decks. Treat these as plans until handover and ask which facilities sit in your tower and which are shared, because that shapes the service charge.

Construction status

All three towers are off-plan and under construction. Danube announced in mid-year that the three Oceanz towers are among the projects it plans to hand over within twelve months. Registry progress differs from tower to tower, and announced handover timing is not contractual, so read the SPA clauses on completion and delay.

Ownership scope

DPF reads ownership from each unit's Oqood and, after completion, its title deed. It does not treat the Maritime City peninsula as freehold in general.

Finding distressed and below-market units in Oceanz By Danube

Finding distressed and below-market units in Oceanz By Danube means scanning DPF cards labelled distress sale, below OP, below original price, below market or motivated seller. Until handover, a purchase is an off-plan assignment where you take over the seller's SPA and Oqood and continue Danube's monthly payment plan.

Danube's plans often put a large share of the price on monthly instalments during construction and at handover. A motivated seller may be trying to avoid the handover payment or to stop monthly payments that no longer suit them. Those obligations stay with the unit, so price the remaining schedule into any offer.

Compare a below market claim with DLD-registered assignments in the same Oceanz tower, unit type, floor band and sea or city orientation. Units in the three towers sit in separate registrations, so do not mix their references. DPF shows the seller's label and does not value units.

Distress-purchase risks include tower and registration confusion, monthly instalment arrears, assignment rules on the minimum share paid, late-payment charges, furnishing package disputes and sellers quoting an escrow account from another Oceanz tower.

Buying checks before you pay

Confirm in writing before money moves:

• Registration: the Oqood names the correct Oceanz registration, the tower, the unit and Danube Properties Development L.L.C, matching the SPA and DPF card.
• Payment plan: obtain Danube's current statement of account with instalments paid, those still due and the handover payment.
• Outstanding balance: agree who covers the remaining balance and any overdue monthly instalments.
• Developer NOC: confirm Danube's assignment requirements and get the NOC for the named unit.
• DLD transfer: complete the assignment through a registration trustee and check the updated Oqood shows your name.
• Service charges: ask for the projected service charge basis for your tower.

Check the tower's project number and escrow account on official DLD channels and pay only into that account. The title deed is issued after completion and handover.
