Park Residences is a name that appears on property portals as a sub-community of DAMAC Hills, with numbered blocks such as Park Residences 1, 3 and 4. DPF could not isolate it from DAMAC's own pages, which is why this entry is flagged for editorial review and kept short. Only what could be verified is below.

What could and could not be confirmed

DAMAC's DAMAC Hills community page and its Trump Estates and Park Villas project pages do not mention Park Residences. The only trace of the name outside portals is a 2017 news-wire item, not a DAMAC page, which refers to "The Trump Estates Park Residences" as a DAMAC launch of four-bedroom, two-floor villas with a lower ground floor and a golf club membership. That suggests the name belongs to a villa phase connected with The Trump Estates, but portal listings also tie "Park Residences 4" to The Park Villas. DPF cannot tell which is right, so it does not name a parent beyond DAMAC Hills.

DAMAC itself lists The Trump Estates as a separate project in DAMAC Hills, and the official project page for The Park Villas describes three- to six-bedroom villas. Neither page uses the name Park Residences.

Developer, ownership and name collisions

The developer given for DAMAC Hills projects is DAMAC Properties; see DAMAC Properties. DPF could not read the Dubai Land Department register entry for a project called Park Residences, so the registered name and entity are unconfirmed. "Park Residences" is also a generic name that other developers may use elsewhere in Dubai, and this page does not cover those. DAMAC describes DAMAC Hills as a freehold community, but any buyer should confirm the specific villa's status on the DLD title deed.

Checks before buying a villa advertised as Park Residences

Ask the agent for the plot number, the registered project name on the title deed, and the original sale agreement. Verify the RERA/Trakheesi permit on the advert, then ask for the service-charge clearance, a mortgage liability letter if there is a loan, the developer NOC, and the Ejari if the villa is tenanted. Do not accept a "below original price" claim without seeing the original price. DPF has no verified price, size, unit count, handover or service-charge data for Park Residences.

Official DAMAC reporting uses the name The Trump Estates Park Residences at DAMAC Hills. It is therefore a named residential collection within the wider DAMAC Hills community, related to the Trump Estates offering rather than a separate master community. DPF classifies it as a subcommunity under DAMAC Hills and keeps the Park Residences slug for searches.

This distinction matters because DAMAC Hills, Trump Estates and Park Residences may appear together in listings. A buyer should confirm the exact phase, plot and product on the title or contract and should not assume that every Trump Estates listing is a Park Residences property.

Documents for a villa or townhouse resale

Request the title deed, site plan, mortgage liability letter where applicable, service-charge clearance and any community NOC. Confirm plot area, built-up area, alterations, landscaping and parking rights against approved documents. If the home is tenanted, review the Ejari record and notice status.

How to test a claimed discount

Compare recent registered transfers for the same phase and property type, then account for plot position, view, upgrade quality, occupancy and remaining finance. Marketing labels can overlap, so use the title record and registered transaction data rather than a broad DAMAC Hills average.
