Serenia Living
Serenia Living is a recently completed Palma Development beachfront project on the West Crescent of Palm Jumeirah in Dubai. This guide explains how distress sale and below OP resales appear on DPF, how Serenia Living differs from Serenia Residences The Palm, and the handover, title deed, NOC and service charge checks.

Serenia Living overview
Serenia Living is a beachfront apartment development on the West Crescent of Palm Jumeirah, close to Atlantis The Palm. Palma Development built it for Banian FZCO, the project owner, and Palma Holding handles sales, leasing and property management. Palma Development announced completion early this year, and handover to owners is under way.
DPF drafts Serenia Living as a community under the live Palm Jumeirah area page, with the self-canonical Palm Jumeirah community page alongside it. The /communities/serenia-living URL answers but canonicalises to the homepage, and the buildings URL for the slug gives a not-found response, so neither is an existing record. The live Palma Holding developer profile is self-canonical and is the developer link used here.
Serenia Living is not Serenia Residences
Serenia Residences The Palm is an earlier, separate Palma project on the East Crescent of Palm Jumeirah, delivered years before Serenia Living. Palma also markets Serenia District at Jumeirah Islands. All three share the Serenia name, so cards and search results mix them. A Serenia Living unit sits on the West Crescent plot, and the SPA, Oqood or title deed should name Serenia Living, the building and the unit.
Location and access
The project occupies a crescent plot facing the open sea, with Palm Jumeirah's main trunk and the tunnel under the lagoon connecting the crescent to the rest of the island. Palma describes views over the Palm, the Arabian Gulf and the Dubai skyline. The Palm Monorail and road links lead back to Sheikh Zayed Road and Dubai Marina.
Traffic on the crescent road can build around Atlantis The Palm and the nearby attractions, especially on weekends and event nights. Ask which entrance, drop-off and parking levels serve your building, and how visitor access works.
Projects and buildings in Serenia Living
Homes in the scheme
Palma Development describes two, three and four bedroom apartments, half-floor and full-floor penthouses, and a small collection of Sky Mansions on the upper floors of the buildings. The Serenia Living website describes four buildings and a separate collection called The Reserve. These products carry very different price levels and service charge burdens, so each card should state the product line as well as the unit.
Shared facilities
Palma lists a large residential swimming pool, a gym with dedicated personal training space, indoor and outdoor children's play areas, a padel court, a spa, a cinema and direct private beach access with a beach lounge. Confirm which facilities form part of your building's service charge budget and which are shared across the project.
Handover status and ownership scope
Serenia Living has been completed and is in handover. Some units may already be on title deeds while others are still moving from Oqood to title deed as handovers finish. DPF reads the ownership right on each unit's title deed, or on the Oqood until the deed is issued, rather than labelling all of Palm Jumeirah freehold.
Finding distressed and below-market units in Serenia Living
Finding distressed and below-market units in Serenia Living means reading seller-labelled cards on DPF: below original price, below OP, below market, distress sale or motivated seller. In the handover period, sellers include launch buyers who planned to exit at completion, owners facing a final handover payment and investors rebalancing high-value holdings.
Depending on the unit's registration stage, a deal may be a title deed transfer or a late-stage Oqood resale with the final balance still owed to the developer. Ask which applies before you negotiate, because the paperwork and the cash flow differ.
Benchmark a below market claim against DLD-registered transfers for the same building, product line, bedroom count and outlook. A full-floor penthouse and a mid-floor apartment do not share a reference, and neither compares with Serenia Residences on the East Crescent. DPF shows the seller's label and does not value units.
Distress-purchase risks include confusing Serenia Living with Serenia Residences, unpaid handover balances, snagging items not yet signed off, mortgages above the agreed price, delayed title deed issue and service charges that start once keys are released.
Buying checks before you pay
Settle these in writing before any deposit:
- Registration: the title deed or Oqood names Serenia Living, the building, the unit and the parking, matching the SPA and the DPF card.
- Payment plan: obtain Palma's statement of account confirming whether any handover instalment remains open.
- Outstanding balance: agree who pays any developer balance, mortgage payoff or handover fee, and collect the bank liability letter if finance exists.
- Developer NOC: request the Palma NOC for the named unit, confirming dues are cleared.
- DLD transfer: register the sale at a trustee office, and confirm whether the transfer is from Oqood or from an issued title deed.
- Service charges: ask Palma Holding for the approved service charge budget and when charges started for the unit.
For units still in snagging, read the handover report and confirm who fixes open items after the sale. If the unit is tenanted or placed in a short-stay letting programme, read the agreement and notice terms, because an active holiday-home licence or management contract may not end on the transfer date.
