Silverene
Silverene is a completed pair of waterfront towers by Cayan in Dubai Marina, designed by RMJM, between Dubai Marina Mall and the Al Majara community. This guide explains how distress sale and below market studios, apartments, duplexes and penthouses surface here, and the title deed, NOC and service charge checks to run before you commit.

Silverene in brief
Silverene is a pair of residential waterfront towers in Dubai Marina developed by Cayan. Cayan's project page credits the architecture to RMJM and the main construction to Arabtec, and lists the project as completed and handed over. Tower A rises higher than Tower B, and both use a glass and mirror treatment designed to reflect the water.
Cayan describes a large swimming pool, a children's pool, a sun deck and a gymnasium in each tower, along with coffee shops, restaurants and retail. Units range from studios to three-bedroom apartments, duplexes and penthouses, with floor-to-ceiling windows and marble and porcelain flooring. DPF places Silverene under the live Dubai Marina area page.
Tower A and Tower B
The taller Tower A and shorter Tower B each have their own gym, so residents rarely need to cross between them. Views and floor counts differ, so confirm the tower on the title deed.
Who manages Silverene now
Palma Holding presents itself on its own site as the current developer and manager associated with Silverene. Ask the seller which entity issues the NOC and handles the building's management today.
Location and access
Cayan places Silverene between Dubai Marina Mall and the Al Majara towers, with boat moorings in front of the buildings. Marina Walk, the tram and Metro, and Sheikh Zayed Road are close at hand.
Neighbouring markets appear on the Jumeirah Lake Towers area page, the Palm Jumeirah area page and the Al Furjan area page.

Title
DPF does not assert freehold status; DLD confirms title type.
Finding distressed and below-market units in Silverene
Silverene's mix of studios and larger homes produces varied sellers. Investor owners of studios may sell when a tenant leaves or a loan reprices; owners of larger homes may sell after relocation or a change in family plans. A motivated seller in those circumstances may price below market, and an owner who bought in an earlier cycle could even accept a figure below original price.
DPF never quotes prices or calls a listing under value. Look up DLD-recorded Silverene sales by tower and unit type, then adjust for floor, how directly the unit faces the water, and condition.
Buyer due diligence
- Confirm Tower A or B, the floor and the unit on the title deed.
- Establish which entity issues the NOC and obtain it, confirming nothing is outstanding.
- Request the owners association's service charge statement.
- Read the Ejari and lease for any tenant in place.
- Confirm any original payment plan was settled and the Oqood replaced by a title deed.
- Sign the transfer before a registered trustee, with the seller's bank releasing any loan at that sitting.
Glass facade upkeep
Reflective glazing needs regular cleaning and occasional sealant renewal. Ask how facade maintenance is budgeted.
Floor-to-ceiling windows
Large windows bring light and heat. Check blinds, glazing performance and cooling costs.
Studio competition
Many studios compete in the marina. A good view or renovation helps.
Duplex and penthouse valuation
Use an independent valuer for rare upper-floor homes.
Moorings in front
Boat moorings add character but may bring activity and noise.
Parking
Confirm the bays registered to the unit.
Building management
Confirm the current management company and how responsive it is.
Holiday-home letting
Ask for the permit if the home has been let short term.
Bank valuation
Lenders value against registered sales in the building.
Owners association minutes
Recent minutes reveal planned works and disputes.
Shopping on the doorstep
Dubai Marina Mall's supermarket, cinema and shops are nearby, which supports car-free living and helps leasing.
Tenant pool
Professionals working in JLT, Dubai Media City and Dubai Internet City form a steady tenant base.
Comparing neighbours
Silverene sits near Al Majara and other marina towers. Compare charges, amenities and outlook before deciding.
Handover essentials
Collect access cards, parking tags and appliance manuals at completion.
Design by RMJM
RMJM's design for Silverene centres on reflection: the glass and mirror finishes are meant to echo the marina's water on every floor. For buyers, this means bright interiors and a distinctive look in a district full of towers, but also a facade that must be kept clean to retain its effect.
Interior finishes
Cayan highlights marble and porcelain flooring and fully equipped kitchens. Check the condition of original finishes and appliances, and ask whether the seller has replaced anything.
Marina-front lifestyle
Living beside the moorings brings yachts, water taxis and promenade life to the doorstep. Residents can walk to restaurants and shops, and the beach at JBR is a short trip away.
Choosing between studios and larger homes
Studios offer an accessible entry point to the marina but face more competition at resale. Larger homes are fewer and draw end users. Think about your exit before you choose.
Sound and privacy
Mirrored glazing gives daytime privacy, but at night lit rooms become visible from outside. Budget for good curtains or blinds, particularly in units facing neighbouring towers.
