Sobha SeaHaven
Sobha SeaHaven is Sobha Realty's three-tower waterfront project in Dubai Harbour, with apartments, Sky Edition homes, penthouses and duplexes. This guide covers off-plan resale and motivated seller listings, and how to compare one tower with another.

Three crescent towers on the harbour
Sobha SeaHaven is a project by Sobha Realty in Dubai Harbour. Sobha's official page describes three crescent-shaped towers, each between forty-five and sixty-five levels high, on a waterfront plot with panoramic views of the Arabian Gulf. The towers offer one- to four-bedroom apartments, five- and six-bedroom penthouses and duplexes, and a limited Sky Edition collection.
Because SeaHaven is a group of towers sharing a site and amenities, DPF lists it as a community within Dubai Harbour. Tower-level hubs, such as the existing Tower B page, sit beneath it as buildings.
Location in brief
Sobha positions SeaHaven around marina views and easy access to the airport, Dubai Mall, Palm Jumeirah and Burj Al Arab. Dubai Harbour sits between Dubai Marina and Palm Jumeirah, so buyers often compare SeaHaven with towers in both districts.
Where resale opportunities come from
SeaHaven is under construction, so most resales are off-plan transfers. Several features make motivated sellers more likely here than in a single-tower launch:
- Staggered towers. With three towers at different stages, some buyers hold contracts in more than one and may release the tower with the heavier remaining schedule.
- High-value units. Penthouses and Sky Edition homes involve large instalments. When a big payment approaches, an owner who prefers not to fund it may accept a price below the original price.
- International ownership. Overseas buyers sometimes sell when currency movements or home-country plans change.
Genuine distress sales, where an owner must exit immediately, are the rarest category but tend to offer the most room.
Comparing towers and editions
Not all SeaHaven units are equal. When weighing a listing, establish:
- which tower it is in, and that tower's expected completion;
- the floor and orientation, especially whether the view is open sea or partly city;
- whether it is a standard apartment, a Sky Edition home, a duplex or a penthouse;
- the exact layout and whether it includes a study or maid's room.
A low price on a lower-floor city-facing unit in a later tower is not comparable with a high-floor sea-facing home in the first tower to complete. Match these factors before deciding whether a listing is the best deal on offer.
The full-cost method
For an off-plan contract, add the seller's ask to every remaining instalment, plus transfer fees, then allow for the months before handover. Compare that total with recent Dubai Land Department transfers for similar waterfront apartments nearby. If your total sits under market value, the contract deserves a closer look.
Questions for the developer
Before agreeing terms, confirm with Sobha Realty:
- that the seller's account is up to date;
- the conditions and fee for assignment at the current stage;
- the expected completion date for the relevant tower;
- any changes to specification or amenities since launch.
Get the answers in writing. They protect you if a seller's description differs from Sobha's records.
Waterfront premium and running costs
Waterfront high-rises carry higher maintenance costs than inland towers, and service charges reflect that. Ask Sobha or the seller for the projected service charge rate so you can include it in your calculations. A unit that looks inexpensive can become less attractive once annual costs are counted.
Timing your approach
The calendar matters as much as the price. Ask each seller which instalment is next and when it falls due, then plan your offer for the weeks before that date. An owner looking at a large payment, particularly on a penthouse or Sky Edition home, has a clear reason to accept a firm, well-documented offer. After the payment is made, the same seller often becomes more patient, because the pressure has passed and the remaining balance is smaller. Keep a short list of units you like across all three towers so you can move quickly when one of them comes under pressure.
On DPF
DPF lists SeaHaven units under this community with each tower as a building beneath it, and records the seller's stated original price when supplied. Browse wider Dubai Harbour distress listings, compare with other Sobha projects on the developer page, or view all distress properties across Dubai.
