Takaya
Takaya is an off-plan mixed-use project by Union Properties in Motor City, Dubai, with apartment towers, townhouses and villas beside Dubai Autodrome. This guide explains how distress deals and below OP assignments appear on DPF, how to match the building on the Oqood, and the NOC, escrow and instalment checks.

Takaya overview
Takaya is a mixed-use development by Union Properties in Motor City, the master community Union Properties created around Dubai Autodrome. Union Properties announced the launch and the groundbreaking in quick succession, and lists the project as under construction. The scheme combines three residential towers with a smaller collection of townhouses and villas, retail space and a shopping boulevard, with the towers oriented towards the Autodrome.
DPF drafts Takaya as a community under the live Motor City area page. The /communities/takaya URL answers but canonicalises to the homepage, so it is a soft catch-all, not a live twin. DPF's Union Properties developer URLs also canonicalise to the homepage, so no developer page is linked. Registry mirrors show the project filed through a project company, Takaya Real Estate Development L.L.C, rather than in the Union Properties name, so expect that entity on the SPA and Oqood.
Name collisions
Takaya is a new name in Dubai, but cards sometimes file Takaya units under older Motor City clusters such as Uptown Motor City, an earlier Union Properties neighbourhood in the same master community. Other Motor City apartment buildings by different developers also appear under the same area chip. DPF only treats a card as Takaya when the Oqood names the project and the building.
Location and access
Motor City sits off Sheikh Mohammed bin Zayed Road, beside Dubai Sports City and close to Arabian Ranches and Dubai Studio City. Takaya fronts Dubai Autodrome, and Union Properties markets track views from the towers. Access is car-led, with the Motor City internal roads feeding the main highway junctions.
Race days and Autodrome events can raise noise and traffic levels. If you are buying for your own use, visit during an event and ask whether glazing and balcony layouts on your side of the tower have been designed with that in mind.
Projects and buildings in Takaya
Towers, townhouses and villas
Union Properties describes three residential towers holding the bulk of the apartments, plus a limited set of townhouses and villas and commercial space at ground level. The towers carry their own names or letters in registry records, so each card must state the building, the floor and the unit. Townhouses and villas have different service charge structures from the apartments.
Planned facilities
Union Properties markets a shopping boulevard, landscaped podiums, pools, fitness areas and children's play spaces as part of the scheme. Treat those as plans until handover and ask which facilities sit inside your building's service charge budget.
Construction status
Takaya is off-plan and under construction. Union Properties lists it as under construction with a stated readiness window on its website, while registry mirrors carry their own completion field. Neither is a contractual promise, so read the SPA clauses on completion and delay, and check the construction percentage in the Dubai REST app.
Ownership scope
DPF reads the ownership right on each Takaya unit's Oqood, and later on the title deed, rather than describing every Motor City plot as freehold.
Finding distressed and below-market units in Takaya
Finding distressed and below-market units in Takaya means scanning seller-labelled cards on DPF: below original price, below OP, below market, distress sale or motivated seller. During construction, opportunities are off-plan assignments in which you take over the original buyer's SPA, Oqood and remaining instalments.
Typical sellers are launch buyers who bought several units, investors who need liquidity before a construction milestone and owners whose finance arrangements changed. Townhouses, villas and tower apartments each have a smaller pool of buyers, so a motivated seller in one category can look very different from another.
Benchmark a below market claim against DLD-registered assignments in the same Takaya building, floor band, bedroom type and outlook, and against the original SPA price. A track-facing high floor and a low-floor podium unit do not share a reference. DPF shows the seller's label and does not value units.
Distress-purchase risks include building and unit mix-ups, payment arrears, assignment blocks until a set share is paid, late-payment penalties, sellers quoting a different escrow account and confusion with older Motor City stock.
Buying checks before you pay
Confirm each item in writing before you transfer money:
- Registration: the Oqood names Takaya, the building, the unit and the registered developer entity, matching the SPA and the DPF card.
- Payment plan: obtain Union Properties' current statement of account showing instalments paid and still due.
- Outstanding balance: agree who covers the remaining balance, arrears and any bank finance tied to the unit.
- Developer NOC: ask Union Properties for its assignment policy, the paid share required and the NOC for the named unit.
- DLD transfer: complete the assignment through a registration trustee and confirm the new Oqood carries your name before releasing the balance.
- Service charges: ask for the projected service charge basis for your building type once Takaya is handed over.
Verify the project number and escrow account through official DLD channels and pay only into that account. The title deed follows completion and handover.
