The Edit At D3
The Edit at d3 is a Meraas off-plan development of three sculptural waterfront towers in Dubai Design District, with sky gardens, resort-style pools and a broad wellness and social offer. This guide explains how off-plan resale, distress sale and below market listings arise here, and the Oqood, NOC, payment plan and service charge checks to complete.

The Edit at d3 explained
The Edit at d3 is a Meraas residential project in Dubai Design District, the creative quarter on the Dubai Water Canal. Meraas describes three sculptural towers on the waterfront offering one to four-bedroom apartments and penthouses, with sky gardens and resort-style pools.
The amenity list Meraas publishes is extensive: a wellness club offering yoga, boxing and meditation, a gym, a cinema room, a kids' club and a teenagers' club, an events lounge, co-working space and a padel court. The project is sold off plan. DPF places it under the live Dubai Design District area page.
Design-district setting
d3 is home to fashion, design and creative businesses. Living here means galleries, studios and events nearby, with a working-district energy by day.
Three towers
Each tower has its own outlook over the canal, the creek-side skyline or Downtown. Confirm the tower and stack on the Oqood.
Location and access
Dubai Design District sits between Al Khail Road and the Dubai Water Canal, with Business Bay, Downtown and Ras Al Khor nearby. Residents reach Sheikh Zayed Road through Business Bay, and Al Khail Road connects north and south.
Compare the Business Bay area page, the Downtown Dubai area page and the Al Jaddaf area page for nearby options.
Homes and amenities
Apartments and penthouses
One to four-bedroom units cover investors and families, with penthouses at the upper end.
Sky gardens
Elevated gardens give residents green space above street level.
Wellness and fitness
Yoga, boxing and meditation spaces sit alongside the gym and padel court.
Family and teen spaces
Separate clubs for children and teenagers are an unusual feature in a city-centre tower.
Work and social
Co-working space and an events lounge suit residents in creative and remote roles.

Finding distressed and below-market units at The Edit at d3
Because The Edit is off plan, most resales are assignments of Oqood-registered contracts. An off-plan resale arises when a buyer cannot continue the payment plan, wants to lock in a profit or loss, or needs cash for another purpose. A motivated seller under that pressure may accept terms below market, and in some cases a seller who bought at launch may accept a figure below original price if they need to exit quickly. Sellers may also offer to absorb part of the remaining instalments.
DPF does not quote prices or certify listings as under value. Compare the seller's figure with Meraas's current pricing for similar units and with DLD-registered assignments, then factor in the amount paid so far and the remaining schedule.
Buyer due diligence
- Confirm the tower, floor and unit on the Oqood certificate and sale agreement.
- Ask Meraas for its NOC confirming the amount paid and anything outstanding.
- Obtain the full payment plan and the schedule you will take over.
- Check whether the developer requires a minimum share paid before assignment.
- Ask about expected service charge levels once the towers are complete.
- Register the transfer at a registered trustee office, and on completion convert the Oqood to a title deed.
Assignment fees
Developers and DLD charge fees on off-plan transfers. Agree in writing who pays each fee.
Construction progress
Check progress through Meraas and DLD's project records rather than relying on marketing.
Specification changes
Read the sale agreement for clauses allowing changes to finishes or layouts.
Escrow protection
Off-plan payments go into a DLD-regulated escrow account. Confirm your instalments will be paid there.
Penthouse uniqueness
Penthouses have few comparables. Value each one individually.
Amenity costs
A broad amenity offer can mean higher future service charges. Ask for an estimate from the developer.
Waterfront outlook
Canal views are a selling point. Check plans for neighbouring plots in d3.
Mortgage timing
Many banks lend on off-plan units only at certain stages. Check how you will fund the remaining instalments.
Exit after handover
Think about whether you will live in the unit or let it, and how demand from d3's creative workforce might support leasing.
Handover process
Ask how snagging and handover will work and how long the developer's liability period lasts.
Living in a creative district
d3 hosts design studios, fashion houses and media firms, and its public spaces host exhibitions and seasonal events. Residents enjoy cafés and galleries within walking distance, while evenings and weekends tend to be calmer than in Downtown. For tenants working in the district, a short walk to the office is a strong draw.
Canal-side recreation
The Dubai Water Canal promenade offers walking and cycling routes towards Business Bay and beyond, adding outdoor space beyond the towers' own gardens.
Comparing with completed stock
Completed apartments in Business Bay or Downtown offer immediate occupation, while The Edit offers new design and a longer payment horizon. Weigh the certainty of a finished home against the appeal of a new build.
Reading the sale agreement
Before signing, read the original sale and purchase agreement for clauses on late-payment penalties, delays and assignment rights, since you inherit them all.
Seller verification
Confirm the seller's identity against the Oqood and that no other party has an interest in the contract.
