The Jewels
The Jewels is a completed pair of mid-rise waterfront towers by Cayan in Dubai Marina, designed by RMJM, offering apartments, lofts, penthouses and villas beside a boat harbour. This guide explains how distress sale and below market homes surface in a long-established marina building, and the title deed, NOC and service charge checks to complete.

The Jewels explained
The Jewels is a twin-tower residential development in Dubai Marina by Cayan. Cayan's project page credits the design to RMJM, with Hazel Wong heading the design team, and lists the project as completed and handed over. The two towers are mid-rise by marina standards and look out over the marina and the sea.
According to Cayan, homes include one to three-bedroom apartments, lofts, penthouses and villas, with retail at the base. Specifications mentioned include fully equipped kitchens, en-suite bedrooms with a jacuzzi in the master bathroom, home automation and security systems. DPF places The Jewels under the live Dubai Marina area page.
Twin mid-rise towers
At mid-rise height, The Jewels has fewer homes than the marina's skyscrapers, which tends to mean a quieter building and fewer resale listings at any one time.
Lofts and villas
Lofts and waterfront villas are unusual in the marina and form small, distinct segments.
Location and access
Cayan describes a boat harbour directly in front of the towers and a large park opposite, with landscaped gardens and children's play areas. Marina Walk, the tram, and Sheikh Zayed Road are close by.
Neighbouring markets appear on the Jumeirah Lake Towers area page, the Palm Jumeirah area page and the Discovery Gardens area page.
Homes and amenities
Apartments
One to three-bedroom homes with marina and sea outlooks.
Lofts
Double-height loft layouts give a different feel from standard flats.
Penthouses
Upper-floor homes with few comparable sales.
Villas
Waterfront villas at the base give ground-level living.
Home technology
Cayan mentions home automation and security systems; check what still works.
Title
DPF does not assert freehold status; DLD confirms title type.
Finding distressed and below-market units in The Jewels
As one of the earlier towers in Dubai Marina, The Jewels has many long-standing owners. Distress tends to follow estate settlements, relocations or landlords who would rather sell than renovate an ageing unit. A motivated seller may therefore price a home below market, and an owner who bought during an earlier peak could accept a figure below original price.
DPF does not publish prices or certify listings as under value. Use DLD-recorded sales from The Jewels for the same unit type, then adjust for tower, floor, harbour or sea outlook, and how much work the unit needs.
Buyer due diligence
- Confirm the tower and unit on the title deed, including whether it is an apartment, loft, penthouse or villa.
- Ask the seller to obtain the NOC confirming no sums are outstanding.
- Request the owners association service charge account.
- Check the Ejari and lease for tenanted homes.
- Confirm that any historic payment plan was cleared and the original Oqood converted.
- Complete at a registered trustee office, with any mortgage released on the day.
Age-related upgrades
A building of this vintage may need lift, plumbing or air-conditioning upgrades. Ask about plans and funding.
Home automation systems
Early automation systems may be obsolete. Budget for replacement.
Jacuzzi bathrooms
Check plumbing and fittings in jacuzzi bathrooms for wear or leaks.
Loft layouts
Double-height spaces can be harder to cool and furnish. Visit at midday.
Villa specifics
Inspect waterproofing, outdoor areas and privacy for villas.
Harbour activity
Boats in the harbour bring life and some noise. Consider orientation.
Car spaces
Villas and penthouses may come with more bays than flats; the title documents should list each one.
Leasing
Harbour-front homes attract long-stay tenants. Find out how long recent tenants stayed and what state they left the home in.
Visitors and holiday letting
Where a seller has hosted holiday guests, ask to see the Department of Economy and Tourism permit and reviews history.
Bank valuation
Mortgage valuers rely on recorded sales, and with so few loft or villa trades they may be cautious; an independent report helps.
General assembly records
In a building of this age, owners' votes on major repairs shape future charges. Read what has been approved.
Park opposite
The park across from the towers is a draw for families and dog owners.
Developer today
Cayan's head offices are listed in Riyadh and Dubai. Confirm which entity issues NOCs for The Jewels today.
Comparing with Silverene
Cayan also developed Silverene nearby. Compare unit mix, building age, outlook and charges.
Renovation potential
Older units with sound layouts can be updated to modern standards. Price works into your offer.
Keys and controls
On transfer day, take every key, fob and remote, plus whatever documentation exists for the automation panels.
An early marina address
The Jewels belongs to the first wave of Dubai Marina towers, completed while much of the surrounding district was still being built. That history shows in generous layouts and features such as lofts, which later towers rarely offered. Buyers who value space over the newest finishes often find older marina buildings like this rewarding, provided they budget for updates.
Sea and marina outlooks
Cayan emphasises views over both the marina and the sea. Which one a unit enjoys depends on its tower and side, and nearby construction over the years may have changed some outlooks. Stand at the window before agreeing a figure.
Families and outdoor space
The park opposite and the play areas mentioned by Cayan make The Jewels appealing to families, as does the calmer feel of a mid-rise building. Check walking routes and crossings to the park.
