The Meriva Collection
The Meriva Collection is an off-plan beachfront development by Ellington Properties on Island B of Dubai Islands, Dubai. This guide explains how The Meriva Collection distress deals and below original price off-plan resales appear on DPF, how to match the exact building, and the Oqood, NOC, escrow and payment plan checks.

The Meriva Collection overview
The Meriva Collection is a beachfront development by Ellington Properties on Island B of Dubai Islands. Ellington describes five residential buildings, a signature beachfront residence and a dedicated hotel, presenting it as the developer's first hospitality-led project. All homes are off-plan.
The Dubai Land Department project register lists The Meriva Collection under the developer entity Crestarc Developers L.L.C, with the land area recorded as Palm Deira, the former name associated with the Dubai Islands reclamation. Registered building names include Meriva Sunset, Meriva Gardens A, Meriva Gardens B, Meriva Shores A and Meriva Shores B.
DPF drafts the page as a community under the Dubai Islands area page. The soft /communities/dubai-islands URL canonicalises to the homepage, so only the area page is linked. A catch-all URL also answers at /communities/the-meriva-collection. The Ellington Properties developer page is live and self-canonical.
Marketing brand versus registered entity
Ellington markets the project, while the DLD record shows a separate company name as the registered developer. Both names may appear in your paperwork. Ask for the SPA, Oqood and escrow details to carry the same project number before you pay anything.
Location and access
Nakheel, the Dubai Islands master developer, places the islands off the Deira coast with road access over the Infinity Bridge. Ellington describes Island B as a beachfront setting, with landscaped promenades, shaded walkways and integrated retail and dining planned within the project.
Sea-view claims depend on the building and orientation. A Meriva Shores unit and a Meriva Gardens unit are not interchangeable, so confirm the building, floor and facing on the floor plan.
Projects and buildings in The Meriva Collection
Registered buildings
The register separates Meriva Sunset, two Meriva Gardens buildings and two Meriva Shores buildings. Each Oqood names a building and unit. A card that reads only "Meriva, Dubai Islands" is incomplete until it states the building.
Homes and facilities
Ellington lists one to four bedroom apartments and penthouses, many with study spaces, plus a limited set of three and five bedroom signature beachfront residences with private pools and shoreline access. Planned shared amenities include indoor and outdoor pools, fitness, yoga and Pilates studios, a jogging track, sports facilities, wellness zones, a jazz club, coworking space and food outlets. All are future amenities until delivered.
Hotel component
The dedicated hotel will be run by a hospitality operator. Buyers of apartments should confirm whether any rental programme, hotel service or operator fee applies to their building.
The signature beachfront residences are a separate product from the apartment buildings, with private pools and direct shoreline access. Do not use a signature residence as a comparable for a standard apartment, or the reverse, when judging a below original price label.
Delivery and ownership scope
Ellington's project microsite shows a target completion quarter, while third-party listings quote different dates for individual buildings. DPF therefore does not state a date; read the anticipated completion on your SPA and the DLD record. Regulation No. (3) of 2006 does not name Dubai Islands in its original schedule, so DPF reads tenure on the Oqood and title deed.
Finding distressed and below-market units in The Meriva Collection
Finding distressed and below-market units in The Meriva Collection means reading seller-labelled cards on DPF: below original price, below OP, below market, distress sale or motivated seller. Typical sellers are launch buyers who cannot fund construction-linked instalments, investors exiting before later milestones, and owners holding several units.
Every opportunity at this stage is an off-plan resale, completed as an assignment of the Oqood. No title deed exists until completion registration.
Test a below original price claim by checking the original SPA price, the amount paid and the balance still due. Compare with recent Dubai Land Department off-plan transfers in the same building and unit type. DPF shows the seller's label and does not appraise units.
Hospitality-led projects add another layer. If a seller says a unit comes with hotel management or a rental pool, ask for the operator agreement in writing and check whether it binds the next owner.
Distress-purchase risks include assignment conditions in the SPA, missed instalments, building mix-ups between Gardens, Shores and Sunset, unclear hotel or rental obligations, and construction delays.
Buying checks before you pay
Confirm these points in writing before money changes hands:
- Registration: the Oqood names the same Meriva building and unit as the SPA and DPF card.
- Payment plan: obtain Ellington's statement of account showing paid and remaining instalments.
- Outstanding balance: agree who pays each future instalment.
- Developer NOC: confirm Ellington's assignment conditions and obtain the NOC.
- DLD transfer: process the assignment at a registration trustee office and agree fee splits.
- Service charges: ask how service charges and any hotel-related fees will be set.
Pay only into the escrow account shown on the DLD record for the project. Ellington's published payment plan links later instalments to construction stages, so ask which stage the project has reached and which instalments fall due soon after you take over the Oqood.

Frequently asked questions
Who is developing The Meriva Collection?
Ellington Properties markets and is developing The Meriva Collection. The DLD project register records Crestarc Developers L.L.C as the registered developer entity, so check both names on your paperwork.
Can I buy in The Meriva Collection below the original price?
Yes, when a motivated seller transfers an Oqood under a checked reference figure. Confirm the paid amount and outstanding balance, and compare off-plan transfers in the same building.
Which buildings are in The Meriva Collection?
The DLD register lists Meriva Sunset, Meriva Gardens A and B, and Meriva Shores A and B. Match the building name on your Oqood.
Is The Meriva Collection a hotel?
It includes a dedicated hotel alongside residential buildings and signature residences. Confirm whether any hotel or rental obligations apply to your unit before buying.
Is a Meriva unit automatically freehold?
DPF does not assume so. Dubai Islands is not named in the original schedule of Regulation No. (3) of 2006, so read tenure on the Oqood and later title deed.
