The Wilds Residences
The Wilds Residences is Aldar's apartment launch inside The Wilds, its nature-led community in Dubai, made up of six mid-rise buildings with apartments and duplexes. This guide explains how off-plan resale and below OP listings are likely to emerge and how to evaluate them.

From villas to apartments
Aldar introduced The Wilds Residences in February this year as the apartment chapter of The Wilds, its nature-driven community in Dubai created within a joint venture with Dubai Holding. According to Aldar's announcement, the launch comprises six mid-rise apartment buildings offering one- to three-bedroom apartments and two- to three-bedroom duplexes, following a first phase of villas that sold out quickly.
With six buildings sharing a podium and landscape, DPF lists The Wilds Residences as a community within The Wilds area. Each building can later be added beneath it as handover details are confirmed.
How Aldar describes the place
The press release sets out the design idea clearly. Apartments are surrounded by native and fruit-bearing trees and integrated wildlife habitats. A meandering path at podium level links landscaped gardens, nature-inspired play areas, shaded trails and themed discovery nodes. The podium also holds retail outlets, a nursery, a clinic and covered parking.
Residents' amenities listed by Aldar include an outdoor pool, children's splash pads, fitness and yoga areas, a residents-only gym, family lounges, hobby studios, libraries and dedicated indoor spaces for children and teenagers. Across the wider masterplan there are parks, cycling and fitness trails, open lawns, nature-oriented clubhouses, a central park and the Nest Pavilion. Aldar also notes that The Wilds is located along Sheikh Mohammed bin Zayed Road and carries LEED Platinum and Fitwel certifications.
Why resales will come early
A launch that follows a sold-out villa phase tends to draw strong initial demand, including investors who plan to sell their contract before completion. That is the classic setting for off-plan resale. In the early period, sellers usually seek a premium. Later, as payment milestones arrive, some owners will reconsider, and listings below the original price become possible.
Likely seller profiles:
- Launch-day investors who bought several units and want to release one or two;
- Villa-phase buyers who added an apartment and later decided to concentrate on the villa;
- End-users whose plans change, such as a job move or a different school choice;
- Owners under real pressure, the smallest group, but the one most likely to accept a figure clearly under market value.
Evaluating an off-plan contract
Because handover is some way off, the headline ask tells you little on its own. Work through the total:
- the amount paid to the seller;
- all remaining instalments due to Aldar;
- transfer and registration fees;
- the months you will wait without occupation or rent.
Compare that total with recent Dubai Land Department transfers for similar new apartments in nearby communities along the same corridor. If your full cost compares well, you may be looking at a genuine best deal. If not, the listing is cheaper only on paper.
Questions for Aldar
Before agreeing terms with a seller, confirm with Aldar:
- whether assignment is allowed at the current payment stage;
- the transfer fee and paperwork required;
- the latest construction timeline;
- whether the unit's specification, layout or podium allocation has changed since launch.
Aldar's answers, in writing, protect you if a listing's description differs from the developer's records.
Apartments versus duplexes
The two- and three-bedroom duplexes are likely to be scarcer than standard apartments, and their owners may be more patient. Apartments, with more similar units competing for buyers, should offer the greater scope for a motivated seller to cut the price. Benchmark duplexes against duplexes and apartments against apartments.
Reading the masterplan before you buy
In a new community, the building you choose matters as much as the unit. Ask for the site plan and find out which of the six buildings sit closest to the central park, the Nest Pavilion and the main entrances, and which face roads or later phases. A unit with an open outlook over landscaped space should be valued differently from one looking onto a car park or a future plot. Sellers sometimes gloss over this, so check it yourself before treating any figure as a below market value opportunity.
On DPF
DPF lists units under this community and records the seller's stated original price where supplied. Explore wider distress listings across The Wilds, compare other Aldar projects on the developer page, or browse all current distress properties.
