Veneto Villas
Veneto Villas is a limited cluster of villas and townhouses inside DAMAC Hills, set between the Trump International Golf Club Dubai and a series of lakes. This guide explains how resale homes here come to market below market value and how to inspect one properly.

The cluster in context
Veneto Villas is a collection of villas and townhouses by DAMAC Properties within DAMAC Hills. DAMAC's official page describes a limited-edition cluster set amid the greens of the Trump International Golf Club Dubai and tranquil lakes, with clean lines, earthy textures and large glass panels that bring in natural light. Interiors are presented as bright and ready for the owner's personal touch.
Property portals sometimes call it "Veneto at DAMAC Hills". The developer's own name is Veneto Villas, and DPF uses that as the canonical title. Because it is a cluster of homes inside a larger community, DPF lists it as a subcommunity of DAMAC Hills.
What DAMAC Hills adds
DAMAC Hills is an established, self-contained community combining villas, apartments and hotels around the championship golf course, with parks and landscaped areas throughout. For Veneto owners, that means the amenities of a mature neighbourhood are already in place, which supports demand from families looking for space in Dubai without moving far from the city's main roads.
Why a resale might be priced to move
Villa sellers are usually patient, but Veneto has features that can create motivated sellers:
- Limited supply, concentrated ownership. In a small cluster, a few investors may hold several homes. When one decides to rebalance, they may price a single villa sharply to sell it quickly.
- Fit-out decisions. Homes handed over as a blank canvas need furnishing and sometimes landscaping. Owners who bought expecting to move in but did not complete the fit-out may prefer to sell.
- Life changes. Relocation, school decisions or family needs often trigger villa sales, and those sellers value a clean, quick transaction.
Occasionally a genuine distress sale occurs, typically linked to a mortgage or business setback, and those listings can sit well under market value.
Inspecting a villa properly
A villa is more individual than an apartment, so documents alone are not enough. When you view:
- walk the plot and note its position relative to the golf course, lakes and access roads;
- check whether the orientation catches morning or afternoon sun on the main living spaces;
- look at the condition of air conditioning, waterproofing and any landscaping or pool added by the owner;
- ask for receipts and approvals for any modifications, since unapproved alterations can complicate a transfer;
- confirm the service charge account is clear and request the community's latest budget.
Pricing without guesswork
Compare like with like. A Veneto townhouse should be measured first against other Veneto townhouses that have recently transferred, then against comparable villas elsewhere in DAMAC Hills. Do not compare a golf-front villa with an inner-plot townhouse and treat the difference as a sign of value. Plot position alone can account for much of the gap, so isolate it before you draw conclusions about a seller's motivation or about whether a home is genuinely priced under the cluster's usual level.
When a seller quotes an original price, ask for the sales agreement. Because the cluster has been delivered, many current owners bought directly from DAMAC, which makes below original price claims easier to verify than in older communities where homes have changed hands several times.
The negotiation
Villa negotiations tend to be slower, but timing helps. Owners who have already moved, are paying a mortgage on an empty home, or face a relocation date are more likely to accept a firm offer. Present proof of funds or a mortgage pre-approval early; a seller weighing two offers will often choose certainty over a slightly higher figure. That is how many buyers secure the best deal in a small cluster.
Transfer steps
As a completed community, Veneto transfers are standard ready transfers at a Dubai Land Department trustee office. The seller provides the title deed, a no-objection certificate from DAMAC confirming service charges are settled, and a bank liability letter if mortgaged. Agree in writing which fixtures, appliances and landscaping are included.
On DPF
DPF lists Veneto homes under this subcommunity and records the seller's stated original price where it is given. Browse wider distress listings in DAMAC Hills, compare other DAMAC communities on the developer page, or scan all distress properties.
