Developer overview

Peak Summit Real Estate Development LLC is the company behind The Orchard Place, a multi-tower community in Jumeirah Village Circle. The project site, which is published in several languages including Czech and Russian, carries the developer's legal name in its footer and lists a sales office on the fifteenth floor of The One Tower on Sheikh Zayed Road.

Peak Summit describes The Orchard Place as a European-inspired community with more than 1,100 apartments, an office block, several restaurants and shared facilities. Company press releases announced Tower C and later a final phase called Solena. Other listings appear on the Dubai city page.

The Orchard Place, JVC

Towers A and B

Tower A rises 23 storeys and Tower B 30 storeys. Both are L-shaped to free up a large podium for amenities, and both have penthouse levels with private pools on the terraces, plus lobby and commercial space. Ceiling heights are given as roughly three to six metres, and the roomiest homes reach about 3,300 square feet with terraces up to roughly 1,000.

Tower C and Solena

Tower C was launched as the third building. Solena, announced as the final phase, adds two further towers, D and E. DPF does not repeat completion years from press releases; check the Oqood.

Shared facilities

The community lists a 25-metre infinity pool with a submerged island, two private barbecue areas, a bookable guest meeting room, an indoor and outdoor kids' club with a cinema screen, padel and multi-sport courts, a gym with an outdoor yoga space, and four levels of parking with electric-vehicle charging. Units range from studios to penthouse duplexes and lofts.

Finding distressed and below-market Orchard Place homes

A community this large creates a steady flow of resales. In the completed towers, a motivated seller is often an investor with a vacant unit, an overseas owner who no longer wants to manage a Dubai flat, or someone refinancing. Because many similar layouts are listed at once, those owners sometimes price below market to stand out.

In Tower C and Solena, distress takes the form of an off-plan resale. Buyers who signed early and now face a heavy payment plan step may assign below original price. DPF does not certify any figure as under value; compare against DLD-registered transfers in the same tower and floor band.

Orchard Place-specific checks

Which tower

Five towers share one brand. Confirm tower letter, floor and unit on the title deed or Oqood.

Penthouse pools

Private terrace pools need waterproofing and upkeep. Ask who maintains them and whether leaks have been reported.

Shared podium

Facilities are shared across towers. Ask how costs are split and how the service charge is set for each building.

Commercial neighbours

Restaurants and offices bring visitors. Check noise and parking at evening hours.

Multilingual marketing

Sales material targets buyers from several countries. Make sure the contract you sign is in English or Arabic and matches the brochure.

Due diligence before transfer

Questions to ask an Orchard Place seller

Ask how long the seller has owned the unit, whether it is let, and how quickly it found a tenant last time. In a large community, letting speed is a good guide to real demand for a particular layout. Request recent service charge invoices and any notices about repairs to shared facilities. For off-plan contracts, ask for the reservation form, every receipt and the developer's written balance statement, and find out whether Peak Summit is still selling similar units directly, since developer offers can undercut private assignments.

Reading the JVC market

Jumeirah Village Circle is a dense community of mid-rise and high-rise buildings around landscaped parks, with Circle Mall, schools and clinics nearby and access to Al Khail Road and Sheikh Mohammed Bin Zayed Road. Its large tenant base supports lettings, but the constant arrival of new towers keeps pressure on prices. High-rise buildings such as Tower B offer views that low-rise blocks cannot, so price premiums should be judged floor by floor.

Look at the streets around the community too. Plots facing the parks usually let more easily than those facing busy internal roads or construction sites. Check which nearby plots are still empty, since a new tower can change views and light for years.
