This page explains exactly what we check, and what we do not claim — so you can judge our listings on the evidence rather than the adjective.
A distress property is a home whose owner must sell quickly — due to relocation, financial pressure, a visa change, divorce, or a margin call — and therefore accepts a price below the level the open market would otherwise support.
We publish secondary-market resale only. We do not list developer primary stock. If a unit is sold by the developer at launch price, it is not a distress deal and does not belong on this site.
Every listing is classified into exactly one of five categories. The category tells you what the discount is measured against — the part most listings elsewhere leave vague.

2. Benchmark verification. The discount claim is checked against the benchmark for its deal type — the DLD transaction record, the seller’s SPA price, or comparable live listings on PropertyFinder and Bayut. We do not publish a percentage we cannot point to a source for.
3. Seller motivation. We ask for supporting evidence of the stated reason for urgency — for example a relocation letter, visa cancellation, or lender notice. “Motivated seller” with no evidenced reason is not a distress deal.
4. Unit specifics. Size, bedrooms, floor, view and handover date are recorded from the contract documentation rather than the seller’s description wherever the documents specify them.
Stating the limits is what makes the rest credible.

How does DistressPropertyFinder verify distress listings?
Every listing is checked against Dubai Land Department SPA and SOP records, plus the title deed or Oqood and the seller’s Emirates ID or passport, to confirm ownership and the original purchase price. The discount is then verified against the benchmark for its deal type.
Are the listings real?
Yes. Every listing is an individually verified secondary-market resale from a real seller. We do not publish developer primary stock, and we do not publish a discount we cannot evidence.
What does “below market” actually mean here?
Priced 10–25% below comparable live listings on PropertyFinder and Bayut at the date of verification. Other discount claims are measured against the original purchase price or the last DLD-recorded transaction, and each listing states which benchmark applies.
Is a distress property in Dubai a good investment?
A verified below-market entry improves your position, but it is not automatically a good investment. Yield, service charges, building quality, handover risk and your holding period all matter. We publish the evidence for the discount; the investment decision and independent valuation are yours.
