Tiger Properties
Browsing Tiger distress deals or Tiger below market properties? This guide covers Tiger Properties and its tower cluster in Jumeirah Village Triangle, including Red Square, plus Business Bay projects, explains motivated seller, urgent sale and below original price listings, and sets out the Oqood, NOC and outstanding balance checks before an off-plan resale or cash buyer deals.

Developer overview
Tiger Properties dates back to 1976, according to its about page, and sits within Tiger Group, a conglomerate that grew out of construction and property development. The group now lists facilities management, hospitality, manufacturing, education and healthcare among its businesses, with operations in the UAE, the wider Gulf, the Middle East and Turkey. Its chief executive is named as Eng. Amer Waleed Al Zaabi.
Tiger's contracting background shows in the way it builds: many of its Dubai projects are tall residential towers clustered close together, often marketed off-plan with a payment plan. The company's news page also reports the completed handover of Cloud Towers, so the brand's resale market includes both finished homes and contracts still under construction.
Portfolio and locations
- Jumeirah Village Triangle – the heart of Tiger's Dubai portfolio. The developer lists Red Square, Volga, Elbrus, Altai, Lilium and Guzel towers in JVT, and DPF also carries listings for Sky Gate and the completed Cloud Tower in the same community. Red Square, the twin-tower project behind DPF's Tiger listing, offers an outdoor pool, walking and running tracks, a basketball area and a gym, and is sold as freehold. Browse JVT listings and the JVT area guide.
- Business Bay – Tiger Sky Tower, plus Nobles Tower in DPF's listings. See Business Bay listings.
- Motor City – Ananda Residences. See the Motor City area guide.
- Dubailand – Jade Tower. See Dubailand listings.
- Jumeirah Village Circle – DPF lists Neva Residences under the Tiger Group name. See JVC listings.
Tiger's menu also includes Auresta Tower, Renad Tower and Faradis Tower; check each project page for its exact address before comparing listings.
Property types
Tiger sells apartments in high-rise towers, from studios upward. With several towers in one small area, many units look alike on paper, and the real differences lie in which tower, which floor and which way the unit faces. In twin-tower projects such as Red Square, confirm which of the two towers the unit sits in, because views and completion timing can differ between them. Shared facilities such as the pool, gym and sports areas are part of the offer in most Tiger towers, so compare the amenity list in the sale documents rather than relying on brochure images, and note whether parking is allocated to the unit.
What buyers should verify
- The tower name and number. JVT has many Tiger towers close together. Match the tower, floor and unit on the Oqood or title deed to the listing.
- Ready or off-plan. Cloud Tower has been handed over, while other projects are still being built. Ask for a title deed for a finished unit, or the Oqood plus the Dubai Land Department's progress record for an off-plan one.
- Outstanding instalments. Request Tiger's statement of account showing what is paid under the payment plan and what is still owed.
- Furnishing and condition. For ready units, confirm what furniture and appliances are included and the state of the apartment at handover.
- NOC process. Ask how long Tiger takes to issue a NOC for resale and what it charges.
Finding distressed and below-market Tiger properties
Tiger's large off-plan pipeline means there is a steady flow of contract holders who decide to sell before completion. Some want to avoid the next instalment, others need cash for a different plan, and investors who bought several units may want to trim their holdings. Each of them is a motivated seller, and some list their units as an urgent sale. When the asking figure is under the original price agreed with Tiger, the listing is called below original price, or below OP. Below market value is a separate check against recent sales of similar units in the same tower.
An off-plan purchase is an assignment: the buyer settles with the seller for the paid-in amount, as negotiated, and takes over the remaining payment plan. In a completed tower such as Cloud Tower, it is a normal title transfer instead. Either way, the Dubai Land Department needs Tiger's NOC before registering the new owner. Cash buyer deals can save time but skip none of these steps. DPF helps buyers compare such listings and does not set the figures sellers ask.
