DAMAC Lagoon overview

DAMAC Lagoon is the DPF area slug for DAMAC Lagoons, a low-rise, water-themed community by DAMAC Properties in Dubailand. DAMAC describes villas and townhouses grouped into clusters named after Mediterranean destinations, laid out around lagoons, sandy beaches and promenades. DAMAC has announced that handovers have begun in the Santorini cluster, and it presents the community as LEED Platinum certified.

DPF treats DAMAC Lagoon as an area under the Dubai city page. Most listings crumb to the DAMAC Lagoon community page, and a separate DAMAC Lagoons community page also exists. The area slug is singular; a plural area slug is live too, and the owner should choose one.

Location and access

DAMAC places the community along Hessa Street, directly opposite DAMAC Hills. Its brochure points to quick links onto Mohammed Bin Zayed Road, Emirates Road and Al Khail Road; DAMAC's materials stress road links rather than rail.

Most residents will drive, so test the Hessa Street junctions at school-run hours. Clusters sit at different distances from the main gates, which affects both commute time and how far you walk to lagoon amenities.

Communities and projects in DAMAC Lagoon

DAMAC lists the clusters as Venice, Morocco, Santorini, Costa Brava, Nice, Malta, Ibiza, Marbella, Portofino, Mykonos and Monte Carlo. Each has a lifestyle theme in DAMAC's master plan: Santorini as the central hub, Costa Brava for water sports, Malta for children's facilities and Morocco for quieter family living. Apartments sit in Lagoon Views, which DAMAC markets as one and two bedroom homes overlooking the lagoon.

Live DPF cards span Mykonos and Nice townhouses, Morocco villas in both launch phases, a Santorini standalone villa, a Costa Brava townhouse and a Venice mansion. Several villa cards show floor areas that look like plot sizes, so confirm built-up area and plot area separately. A Lagoon Views card crumbs to Jumeirah Village Circle, which is a data error.

Finding distressed and below-market units in DAMAC Lagoon

DAMAC Lagoon distress deals on DPF are mostly off-plan villas and townhouses labelled below OP, below market or offered at original price plus DLD fees. A motivated seller here is often a launch investor who wants out before the next construction milestone or before handover calls for a final payment. That makes the off-plan resale route the norm: DAMAC consents, and the Oqood moves to the buyer. Once a cluster such as Santorini is handed over, sales switch to a title deed transfer.

DPF does not value units; it shows the seller's own category. Compare a DAMAC Lagoon distress sale against the SPA price, the share of the payment plan already settled and DLD records for the same cluster and layout. Single-row, back-to-back and corner townhouses should each be benchmarked separately.

Buying checks before you pay

Settle these points before you sign an MOU:

• Registration record: check the cluster, plot and unit on the Oqood or title deed against the card.
• Payment plan: get DAMAC's statement of account with paid and pending milestones.
• Outstanding balance: set out who pays the remaining instalments and any handover payment.
• Developer NOC: DAMAC issues the clearance letter before the Dubai Land Department appointment.
• DLD fees: agree the split of transfer and trustee charges in writing.
• Service charges: ask DAMAC for the projected community and cluster charges for your unit type.

Lagoon-facing and park-facing plots can be priced differently even in one cluster, so ask for the plot plan. Check whether pool or landscaping upgrades shown in renders are part of the SPA.
