Glamz By Danube
Glamz By Danube is a completed Danube Properties apartment project in Al Furjan. Here is what the developer says, and the checks for resale and distress listings.

Glamz By Danube in Al Furjan: what it is
Glamz By Danube is a residential project by Danube Properties in Al Furjan, Dubai. Danube's own portfolio page gives the name as "Glamz BY DANUBE" and the location as "Al Furjan, DUBAI", so there is no gap between the developer's wording and the parent area DPF uses. This page treats Al Furjan as the area and Glamz as a project inside it, in the same way DPF already handles other Danube names such as Oceanz by Danube.
The page is for buyers looking at Glamz By Danube resale apartments, and for people who have seen an advert saying "below original price" or "motivated seller" and want to know what to check before paying a deposit.
Developer and registration details
The developer is Danube Properties. DPF could not find a legal developer entity or a RERA project number on the pages it opened, so neither is quoted here. Danube's own news page describes Glamz and its sister project Starz as the developer's fifth and sixth residential projects. You can read more about the company on the Danube Properties developer page at DPF.
If you need the registration, ask the seller for the Oqood or title deed first, then match the project and plot number against the Dubai REST and DLD records. The advert itself should carry a Trakheesi permit number, which you can look up on the Dubai Land Department site.
One tower or a master community?
It is a single-development project, not a master community. Danube's 2019 completion announcement, as reported in the trade press, called Starz and Glamz "residential towers", and the Danube headline for the same event refers to a "454-unit residential tower project" (that unit count is Starz, the neighbouring project). DPF did not find an official page that gives the floor count or confirms whether Glamz is one block or several, so treat the building layout as unconfirmed until you see the title deed and the building plan.
Property types: studios, one-bedroom and two-bedroom apartments
According to Danube's project page, Glamz offers fully furnished studios, one-bedroom and two-bedroom apartments. The page counts 426 apartments, which is the developer's figure and the same number Danube used in its 2019 announcement. There are no villas or townhouses in the project, as far as the official page shows.
The furnishing is the unusual part. Danube markets Glamz around modular furniture and convertible sofas that turn the living room into a guest space. That means a resale buyer is not only buying walls and a title deed; the built-in and modular pieces are part of the home's value, and part of what can go missing or wear out between handover and resale. Ask for an inventory.
Status and handover: what Danube says
Danube's portfolio page lists Glamz as completed and sold out, with no payment plan available from the developer. That matches its April 2019 announcement, which said Starz and Glamz were launched and sold out in 2016 and "completed in record time in 2019". There is one wrinkle worth knowing. In that same announcement Danube described Glamz as being at pre-completion stage while Starz was being handed over, so the two buildings did not reach the same milestone on the same day.
DPF has not seen an official page that gives a date for Glamz's final completion certificate or for individual unit handovers. If a seller quotes a Glamz handover date, ask for the paperwork. This is the sort of detail that matters when you are checking Glamz handover history during a negotiation.
Location, metro access and amenities as the developer describes them
Danube describes Glamz as part of a family-oriented neighbourhood close to Ibn Battuta Mall and says the metro is about two minutes away; its 2019 release gave a two-minute walk to the metro station for Glamz and about 7 to 10 minutes by metro to the Expo 2020 site. Those are marketing distances from the developer, not measured routes, so do the walk yourself before relying on them.
On amenities, the project page mentions a swimming pool, a badminton court and a party hall in its description, and its facts panel lists further facilities. Because those lists differ in places, confirm what is actually usable at the building. Ask whether any facility is closed, shared with another block, or chargeable.
Glamz resale apartments: how to approach a below-original-price listing
Because Danube says the project sold out in 2016, anyone selling today is a resale seller, not the developer. Prices in this part of Dubai move with the market, and DPF does not quote them here. What you can do is compare the asking price with recent transfers recorded by DLD and with the seller's own purchase figure on the title deed. A genuine below-original-price sale is one where the asking figure sits under what the current owner paid. In a building completed several years ago that can be harder to find, so be a little sceptical when an advert says so without paperwork.
Glamz distress sale: signs and checks
A distress sale is usually driven by a mortgage that cannot be serviced, a job move, or an investor who needs cash. A real one tends to come with a short timeline and documents available on request. A shaky one comes with pressure and few documents. Ask for the following before you commit:
- Title deed, or Oqood if the unit is still registered as off-plan.
- Mortgage liability letter from the bank, and the settlement figure, if a mortgage exists.
- Developer NOC and a service-charge clearance certificate.
- Form F, the memorandum of understanding signed by buyer and seller, and Form A if a broker is acting for the seller.
- Ejari and the tenancy details if the flat is rented.
Glamz service charges and running costs
Service charges in Dubai are set per building each year and tracked through RERA's Mollak system. DPF does not quote a Glamz service charge because it did not find an official figure for this project. Ask the seller for the latest invoice and the clearance letter, and check whether the furniture package is included in anything you are paying for. Also ask the owners' association or building manager about any special levies or pending repairs.
Ownership scope: check the title
DPF has not confirmed freehold status for Glamz from an official source. Foreign ownership in Dubai is permitted only in designated areas, so do not assume it from the area name alone. Look at the plot status on the title deed or ask DLD, and if you plan to buy through a company or on a visa-linked purchase, ask your conveyancer to confirm eligibility.

Frequently asked questions
Is Glamz By Danube in Al Furjan?
Yes, according to the developer. Danube's project page gives the location as "Al Furjan, DUBAI", and press coverage of its 2019 completion event also places it in Al Furjan. DPF did not check DLD area records, so confirm the area on the title deed.
Is Glamz By Danube completed?
Danube's portfolio page lists it as completed and sold out. Its April 2019 announcement said the project was at pre-completion stage then, so DPF has no official final handover date for Glamz. Ask the seller for the completion and handover paperwork on the specific unit.
What unit types does Glamz By Danube offer?
Danube's page lists fully furnished studios, one-bedroom and two-bedroom apartments, and states 426 apartments in total. These are the developer's figures. Ask the seller exactly what furniture is included, because the modular pieces are part of the concept.
Can I find a Glamz distress sale or below-original-price flat?
Possibly, but verify it. Compare the asking price with the seller's purchase price on the title deed and with recent DLD transfers. Ask for the mortgage liability letter, NOC, service-charge clearance and the signed Form F. A real distress seller can produce these quickly.
Is there a Glamz payment plan for resale buyers?
Danube's page says no payment plan is currently available because the project is sold out. Any instalment offered on a resale is the seller's own arrangement. Get it in writing, tied to the transfer, and check it against the Form F.
Can foreigners buy in Glamz By Danube?
DPF has not confirmed freehold scope from an official source. Dubai allows foreign ownership only in designated areas, so check the plot status on the title deed or with the Dubai Land Department before you commit to a purchase.
