Hado by Beyond at Dubai Islands: what it is

Hado is a residential project on Dubai Islands from Beyond, the real estate brand that Omniyat Group launched in September 2024. Beyond's own website lists it under Dubai Islands, on Island B, as the first landmark of the SIORA master plan. DPF files it as a community page under the Dubai Islands area, but the project is really a group of towers inside a larger plan rather than a neighbourhood with its own streets. That distinction matters when you read adverts, because a listing that says "Hado community" usually means one of the three towers.

Spelling first. The developer's site titles the page "HADO by Beyond" and its project list says "Hado"; press releases use capitals. Both refer to the same project, and DPF uses "Hado By Beyond" as its page name.

Beyond, Omniyat and the legal wording

Beyond describes itself as a premium real estate brand under OMNIYAT GROUP, and the press release that announced it in 2024 called it a new venture of the group. That is the safe wording. DPF has not seen a registry extract showing which licensed company holds each plot or sells each unit, and the developer's pages do not name a separate legal entity. For a buyer the practical step is simple: the name on the sales contract and the escrow account matter more than the brand on the brochure. You can read more on the Beyond developer page and the group page for Omniyat.

Where Hado sits on Dubai Islands

Dubai Islands is a Nakheel masterplan. In an April 2026 release about an infrastructure contract, Nakheel described the scheme as five interconnected islands covering 18.6 square kilometres, with Island B called a central component that needs enabling works before vertical construction. The same release said nothing about SIORA or Beyond, so DPF cannot tie that contract to Hado's delivery date. Treat it as background and ask your agent or the developer what stage the infrastructure around the plot has reached.

SIORA itself is described by the developer as a plan on Island B of more than two million square feet of land, with roughly 2.7 million square feet of gross floor area and over 70 per cent open green space, according to coverage in Entrepreneur Middle East. Hado is reported as the first residential phase.

Property types and what Beyond says about the towers

According to the launch release carried by Zawya, Hado has three residential towers of 21 storeys each and 678 residences in total, from one to four bedrooms. The mix is described as simplex, duplex and penthouse homes. The same release mentions fourteen boutique retail units at ground level and shared facilities including a gym, children's areas, a chef's kitchen, a cigar lounge, multipurpose rooms, an elevated pool, meditation gardens, shaded terraces and yoga space, plus pedestrian routes to the beachfront. These are the developer's statements about a project that is not built, so treat them as the plan, not the finished product. Unit sizes and layouts are not in the sources DPF opened.

Handover and construction status for Hado

The developer's release gives handover as Q3 2029. DPF has found no official progress report, completion certificate or Dubai REST construction update to confirm where the build stands, and the developer's project list does not give a date. If you are weighing a Hado handover against other off-plan options, the quarter in the press release is a target and nothing more. Ask for the latest escrow and construction progress report, and check the Oqood record for the unit.

Tenure is the other open item. None of the sources DPF opened state whether Hado plots are registered as freehold for foreign buyers. Do not assume it from the island's reputation. Ask for the title or plot status on the DLD record and for the registration details the developer filed.

Hado resale apartments and off-plan resale

Because the project was launched in January 2026 and is still under construction, any Hado resale is an off-plan resale, in practice an assignment of the buyer's rights under the sales and purchase agreement. You are not buying a title deed. You are stepping into someone else's contract and their instalment history. Nothing in the sources DPF opened lists resale volumes, so this page will not guess at how active the market is.

Check first that the seller has paid the instalments the contract required to date, and that the developer will issue a no-objection certificate for the transfer. Many contracts set a minimum paid percentage before an assignment is allowed, and there may be an admin fee. The Oqood registration should show the current holder's name, the unit number and the amount paid. Ask for the developer's statement of account, not a screenshot from the seller.

Reading a Hado payment plan on resale

Beyond has not published a payment plan on the pages DPF could read, so none is quoted here. What you want from a resale is the remaining schedule: how much is due on each date, how much the seller has already paid, and whether the seller wants a premium over that paid amount. Write the numbers into a short table before you agree on anything.

Spotting a Hado distress sale or below original price offer

A Hado distress sale usually looks like a seller who needs to exit before the next instalments fall due. A below original price Hado unit, though, is only a bargain if the comparison is honest. Compare what the seller paid to the developer, plus fees, with the asking price. Then compare the asking price with what the developer is currently selling a similar unit for. Both figures should come from documents, not from an agent's memory.

If the seller owes the developer overdue instalments, ask whether any default notice has been issued. Where a mortgage exists, ask for the bank's liability letter and agree how it will be cleared on the transfer day. For a tenanted unit later on, the Ejari record and the lease term come into it. Confirm the Trakheesi or RERA permit number on the advert too. Live Hado listings sit on DPF's property pages, and each should show a permit.

Service charges, fees and future costs

Service charges for Hado have not been published in anything DPF saw. They are normally set after completion and can be reviewed. Before agreeing a price on a resale, ask the developer in writing whether a provisional service charge is available and what it covers. Ask who will run the shared facilities, because a gym, an elevated pool and retail units tend to be paid for through charges, and budget for a master community charge if SIORA applies one. Check the cost of the Oqood fee, the DLD transfer costs and any developer admin fee separately; they are not part of the unit price.

Beyond's track record

Beyond is a young brand, so the evidence on its delivery record is thin. The developer's site shows a list of projects at Dubai Maritime City, Business Bay, Palm Jumeirah and City of Arabia in Dubai, plus a project at Marjan Beach in Ras Al Khaimah. None of the pages DPF opened report a completed and handed-over Beyond building. That does not say anything about quality; it says there is no delivery history to examine yet. Buyers reading Beyond developer reviews should separate opinions about Omniyat's older towers from what Beyond has actually handed over. Frequently asked questions

Who is the developer of Hado by Beyond?

Hado is developed by Beyond, which the developer's website describes as a premium real estate brand under Omniyat Group. DPF could not find a separate legal entity name on the developer's pages. Ask for the licensed seller's name in the sales contract and check it against the escrow account.

Is Hado a single tower or a community?

According to the developer's launch release, Hado has three 21-storey towers with 678 residences and is the first residential phase of the SIORA master plan on Dubai Islands. DPF lists it as a community page, but it behaves like a multi-tower project, so confirm which tower a unit belongs to.

When is the Hado handover?

The developer's release gives handover as Q3 2029. DPF found no official construction progress report or completion record to confirm it. Treat the date as a target, and ask for the latest escrow and progress report before paying a premium for a resale unit.

Can I buy a Hado resale unit below the original price?

It depends on the seller and the paperwork. Compare what the seller has paid the developer with the asking price, and with the developer's current price for similar units. Ask for the Oqood record, the developer's statement of account and the NOC conditions for assignment.

Is Hado freehold for foreign buyers?

DPF could not confirm tenure from the official and press sources it opened. Do not assume it. Ask the developer for the plot's registration details and check the title or plot status with the Dubai Land Department before you commit to a purchase.
