Jasmine Building at Park Town, DAMAC Hills

Jasmine is a building within DAMAC's Park Town project in DAMAC Hills, not a stand-alone community. DPF sets out what is confirmed and the checks for resale deals.

Jasmine is a name, not a district. DAMAC's own DAMAC Hills material treats Jasmine as an apartment building that belongs to a bigger project called Park Town, inside DAMAC Hills in Dubailand. DPF has not been able to treat it as a community in its own right, which is why this page is short and flagged for editorial review.

Which Jasmine is this?

This page covers Jasmine at DAMAC Hills only. DAMAC's DAMAC Hills guide says Park Town "consists of a group of buildings, namely Jasmine, Loreto and Orchid", and DAMAC's listing of DAMAC Hills apartments names Jasmine as one of the collections. Other buildings and projects in Dubai may use the same name under other developers, or even within other DAMAC communities, and DPF has not catalogued them. If an advert says only "Jasmine", ask for the project, tower and unit number, then match them to the title deed or Oqood record.

What DAMAC says about Park Town

DAMAC's Park Town page describes studios, one-bedroom apartments and townhouses, with a stated project handover of Q4 2017. DPF could not find a DAMAC page for Jasmine alone, so it cannot confirm Jasmine's own unit mix, unit count or handover date. Portals describe it as two buildings, but DPF does not use portals for facts. Loreto, the other Park Town building DAMAC names, already has its own DPF page.

Developer and registration

DAMAC's pages name DAMAC Properties as developer; see DAMAC Properties. DPF could not read the Dubai Land Department register, so the exact registered project name and entity are unconfirmed.

Ownership and resale checks

DAMAC describes DAMAC Hills as a freehold community; confirm the specific unit on the DLD title deed. If Park Town stock is a completed building, the resale checks are the usual ones: title deed, service-charge clearance, mortgage liability letter, Ejari if tenanted, developer NOC and the RERA/Trakheesi permit on the advert. DPF has no verified service-charge or price data for Jasmine.

See DAMAC Hills and DAMAC Hills 2, a separate DAMAC community, to avoid mixing the two.

Correct classification within DAMAC Hills

DAMAC's Park Town material presents Jasmine as one of the named residential buildings in the Park Town collection. DPF therefore classifies Jasmine as a building under the DAMAC Hills community, not as a separate community. The canonical parent is the existing DAMAC Hills community page.

Because Jasmine is a common property name, buyers should confirm that a listing refers to Jasmine at Park Town in DAMAC Hills and not another development. The title deed, building number and plot reference are the reliable identifiers.

Completed-property checks

Ask for the title deed, current service-charge statement, service-charge clearance, mortgage liability letter if financed, and the unit's tenancy status. Inspect the specific apartment and common areas, and confirm parking and storage rights in the title or sale documents. If the unit is rented, review the Ejari record, rent, notice history and lease end date.

Assessing a distress or below-market listing

Compare recent registered sales in Jasmine and, where useful, similar Park Town buildings with the same bedroom count and condition. Do not compare an occupied unit directly with a vacant or renovated unit without adjustments. A genuine seller should be able to show ownership, outstanding finance and service-charge status. DPF does not state an unverified yield or guarantee that an advertised discount is below market.

Frequently asked questions

Is Jasmine a community or a building?

DAMAC's guide lists Jasmine as one of the buildings in its Park Town project inside DAMAC Hills, so DPF treats it as a building, not a community. Confirm the building and unit number on the title deed.

Is this the same as other Jasmine projects in Dubai?

Not necessarily. The name may be used by other buildings and developers. This page refers only to Jasmine at DAMAC Hills. Always check the project name, developer and unit number against the title deed or Oqood record.

Has Jasmine been handed over?

DAMAC's Park Town page shows a project handover of Q4 2017, but DPF found no Jasmine-specific completion statement. Ask for the title deed to confirm the unit is registered, and for the service-charge clearance.

How do I check a Jasmine resale below original price?

Ask for the original purchase documents, then compare the price with verifiable DLD transfers. Request the service-charge clearance, mortgage letter, developer NOC and the RERA/Trakheesi permit before paying a deposit.
