Selvara is a villa collection by Emaar Properties at Grand Polo Club and Resort, Dubai. Emaar Properties and the collection

Emaar Properties is developing Selvara inside Grand Polo Club and Resort, its equestrian-themed master community with polo fields, stables and a clubhouse. Emaar also sells later numbered Selvara releases, each with its own project page. The DPF listing uses the Selvara name only, so confirm on the SPA which release the villa belongs to, because handover windows and payment schedules can differ between releases.

Grand Polo Club and Resort is still being built out, so Selvara buyers are joining a community whose facilities will open over time. Ask Emaar for the delivery stage of roads, schools and retail near the cluster.

Single-row, corner and back-to-back plots differ in privacy and garden depth. Check the plot plan, elevation style and any roof terrace on the SPA rather than relying on the brochure.

Emaar describes interiors in stone, timber and earthy palettes. On an off-plan villa these are specification promises, so check the finishes schedule attached to the SPA rather than show-villa photos.

Amenities and the wider community

Emaar lists these amenities for Selvara:

• A pool terrace and poolside retreats
• A gymnasium and a multipurpose lounge
• A yoga pavilion and communal landscapes
• Children's play zones
• Round-the-clock security and gated access

Across Grand Polo Club and Resort, Emaar also lists polo fields, stables, a clubhouse and community parks. Ask Emaar which facilities will open with Selvara's handover and which are tied to later phases.

Finding distressed and below-market units in Selvara

A Selvara distress sale on DPF is almost always an off-plan resale: a motivated seller assigns the SPA to avoid paying further construction instalments, or to exit before handover. Below original price means the asking figure sits under the seller's SPA price, which you should see in the contract. Below market wording is the seller's judgement; DPF does not value villas.

Before you pay a deposit on a Selvara villa:

• Oqood: confirm the registration names the seller and matches the plot and release.
• Payment plan status: ask Emaar for a statement of paid and remaining milestones.
• Outstanding balance: agree who settles the instalments due before the transfer date.
• Developer NOC: Emaar's NOC approves the assignment; ask about its minimum-paid threshold.
• DLD transfer: the Dubai Land Department updates the Oqood entry; confirm who pays fees.
• Service charges: ask for the projected Selvara budget and how master-community polo and clubhouse costs are shared.

Compare villas across releases on total remaining cost. A lower asking price on one release can still mean a larger outstanding balance than another.
