Starz By Danube is a Danube Properties apartment project in Al Furjan, Dubai. On the developer's portfolio page the project is shown as "Starz BY DANUBE" with the location "Al Furjan, Dubai". The description there goes further and says that Al Furjan "embraces the spirit of traditional neighbourhoods" with villas and terraced houses, so the developer is pitching the project as a way into a family district of low-rise homes.

Buyers searching for Starz By Danube projects in Dubai will notice a close cousin. Glamz is the sister project launched at the same time; DPF covers it on its own page, so this one concentrates on what is particular to Starz.

Developer, track record and what is not published

The developer is Danube Properties. Danube's own news item calls Starz and Glamz its fifth and sixth residential projects. The company's Dubai portfolio, along with a summary of what DPF could verify, is on the Danube Properties developer page. DPF did not find a legal entity name or a RERA project number on the pages it opened, so none is quoted.

For Starz By Danube developer reviews, the useful starting point is an official record rather than opinion: Danube says it launched and sold out Starz in 2016 and completed it in 2019. That is a developer claim. You can test it yourself by asking the seller for the date on the building's completion certificate and the unit's handover letter.

Is it a building or a community?

It reads as a single residential tower, not a master community. Danube's own headline for the 2019 handover refers to a "454-unit residential tower project", and press coverage of the same event refers to the two projects as residential towers. DPF could not find an official floor count or block plan. If you need to be sure how many blocks the project has, the title deed and building number will tell you.

Property types and the modular furniture idea

Danube's page lists fully furnished studios, one-bedroom and two-bedroom apartments, and counts 454 units in total (the developer's figure). A Danube director told Gulf News in 2019 that Starz was the first project the company launched with modular home furnishing, and Danube's page calls the concept new to the Middle East. The idea is that a sofa pulls out into a guest bed so a small flat can host.

That matters when you look at Starz resale apartments. These flats have been lived in for years, so the quality of the convertible sofas, the built-in wardrobes and the joinery is a real part of the value. Ask whether the original furniture is still there, what condition it is in, and whether the price includes it.

Status and handover: completed, with a 2019 handover

The developer's portfolio page states "Completed" and "Sold out", and shows no payment plan. In its April 2019 release Danube said it was set to hand over 454 keys in Starz, with Glamz at pre-completion stage, so Starz is the earlier of the two. For anyone researching a Starz handover, the most honest summary is that Danube reports a 2019 completion and that DPF has not seen the underlying certificate. Because the project is old enough to have had several owners, the paper trail on the unit is as important as the building's own history.

Starz payment plan resale: what to ask

Danube says there is no current developer payment plan because the project is sold out. A payment plan mentioned in a Starz advert may mean the seller is offering instalments of their own, or that the advert has been recycled from another project. Get any instalment arrangement in writing, tied to the transfer, and agree what happens if a payment is missed.

Neighbourhood, metro and nearby places per Danube

Danube's page names Ibn Battuta Mall and Discovery Gardens as nearby, and gives the metro as two to three minutes away, with the Expo site a short drive. The 2019 release also gave a 3-minute walk to the metro for Starz and a 7 to 10 minute metro ride to Expo 2020. Treat these as developer distances and time the walk yourself. Starz below original price and distress sale: practical checks

Since Starz sold out in 2016, "below original price" refers to the first buyer's price, which is on the title deed or in the Oqood history. If the unit has changed hands more than once, ask for each transfer. A seller who has owned for years may well sit above their purchase price, so a below-original-price Starz flat is a claim to verify, not assume. For Starz distress sale listings, look for a motivated reason you can verify, such as a mortgage settlement letter, a transfer deadline or a tenant move-out.

The standard checks apply:

• Title deed in the seller's name, with no caveat or mortgage unless a liability letter is provided.
• Developer NOC where required and a service-charge clearance certificate.
• Form F, the memorandum of understanding signed by buyer and seller, and Form A if a broker is acting for the seller.
• Ejari and notice terms if the unit is tenanted, so you know whether you can occupy.

Those are small differences in a pair of buildings by the same developer, so the sensible way to compare two listings is unit by unit: floor, view, furniture condition, service-charge history and the seller's reason for selling.
